port orange: Brittany vs Dinosaur (part 2) - 09/08/10 02:21 PM
OK, so this post is not about real estate, since I'm still enjoying the photo (and picture) blogs, and I do tend to get stuck on my favorite image subject... my fabulous daughter! (Biased? What makes you think that?)
On Sunday I posted a picture of my daughter "fighting" a big, bad dinosaur. *Gasp!* There was much deliberation over who would win. Well, according to this shot, I think my daughter showed the dino who's boss! he he.  She took care of one and moved right on to the next one! (lol)
Umm... Notice the sign in the foreground? *sigh*

port orange: Have You Seen the New Look of Localism? - 07/23/10 06:06 AM
Have you seen the new Localism layout? I LOVE it! In my last blog post, which was a Localism post that primarily focused on the city of Port Orange, FL, I decided to add a link to my own Localism blog posts. So I clicked the "States" button as I usually do, and.... SURPRISE! Localism has a whole new look! And it's so professional!
Take a look for yourself. Click on the "States" button on the bar above. (If you have a black bar and didn't change your text to a lighter color, you can't see the buttons.)  Running down the … (8 comments)

port orange: Summer's Almost Over. Are Your Children Enrolled in a YMCA Summer Program? - 07/23/10 04:00 AM
It seems like summer (in terms of children and school) can fly right by. Before you know it, your children are back in school and a grade higher (hopefully)  ;-)   But to families where both parent's work, or in single-parent homes, summers can be a stressful time. And you don't want your children sitting idle and bored. You probably want something your children can enjoy, while you can have some peace of mind while you're working to support your family! So I ask, have you considered your local YMCA?
When my daughter was younger (she's now in college and chose to … (0 comments)

port orange: Unable to Comment, or Need More Real Estate Info? - 05/01/10 12:07 PM
If you're one of my blog readers and/or subscribers, and you haven't been "in the loop" for the past week or so, you're probably discovering some problems with the Active Rain system. and unfortunately, you probably can't comment. This is the first post I've been able to make "stick in 3 days, and I've been unable to comment at all, on anyone else's blog.
So, in order to keep you up-to-date on some of our new listings, I've posted 3 of them to one of my backup blogs. I don't use it very often, but at least I do have a … (0 comments)

port orange: The Hunt Club Community in Beautiful Port Orange. A Great Place to Buy A Home! - 03/27/10 10:25 PM
A few days ago I posted information about the community of Countryside in Port Orange. This post is about the gated community called The Hunt Club. An important thing to know about Port Orange, is that most of the communities have Home Owner's Associations (HOA's), with governing codes and rules that actually supersede some of the city's codes and rules. When buying a house in a deed-restricted community with a strong HOA, it's important for buyers to do their own research about the Conditions, Covenants and Restrictions (CC&R's) of each particular community.
If you work with a REALTOR® who uses the … (4 comments)

This weekend seems to be the weekend for Christmas Parades in East Volusia County. I already blogged about the Port Orange Christmas Parade which will take place on Sunday. port orange: Wordless Wednesday Explanation for my Readers. Hungry Anyone? - 06/04/09 12:18 AM
It's good to have variety. For my readers who are wondering what this "Wordless Wednesday" stuff is about, I didn't come up with this concept.
Just what is this "concept"? The idea is to insert posts into our regular blogs, that are all about one particular photo. There are many Active Rain participants who have been following this idea for quite a while now. But I only started a couple of weeks ago. And I'm loving it! I don't know why I didn't start partcipating sooner.
A bit more information... When participating in Wordless Wednesday, if Active Rain bloggers want to … (22 comments)

port orange: Hurricane Season Starts June 1st, but Flooding Is Happening Now! Are you Prepared? - 05/23/09 01:27 AM
As I was preparing to write a post regarding your emergency preparation items for hurricane season, which starts June 1st, the Daytona Beach area simultaneously began experiencing extreme flooding after 6 straight days of often torrential rain. And it's not finished yet. Weather reporters are predicting possible record-breaking rain for the month of May. So your Emergency Preparation Items may apply to the current rain and flooding problems, as well as your usual, advance preparation items for Hurricane Season.
I'm blessed to live in a neighborhood of Port Orange that as far as I know, has never flooded. Even as our … (1 comments)

port orange: Good Faith Estimates - Knowing & Understanding the Power of the paper!!! - 05/20/09 03:07 AM
When buying real estate, obtaining a mortgage is frequently a part of the buying process. It's also a part of the process that many real estate buyers know very little about. And unfortunately, as a REALTOR®, in my experience, when I've tried to stress this importance to my real estate buyers, they don't always take me seriously enough (because they don't understand). But yesterday I found a fantastic blog about this exact subject.
Here on Active Rain, there are a few mortgage lenders whom I trust to supply me with accurate mortgage information. They stay abreast of industry changes and alert … (5 comments)

port orange: Is There A New Wave of Foreclosures About to Hit the Market? - 04/12/09 06:50 PM
In the course of reading through quite a few real estate blogs this afternoon, I've run across a couple of posts that contained information, or questions that were posed in a way that made me question my current position on how I view the short-term future of the real estate economy. The post below is one of them. This information will really make you think.
This post calls into question the future of our nation's real estate climate, and the report is not good. However, before you proceed with this depressing news, consider on this fabulous Easter Sunday, that God is … (7 comments)

port orange: Short Sales and Foreclosures - 03/10/09 12:36 AM
I was just reading a blog post by a REALTOR® who has a listing that is a short sale property. This agent was upset with a buyers' agent who had submitted an offer on the short sale listing, and was now complaining about the lack of response from the bank, and the banks' refusal to sign the standard real estate forms that real estate agents' are generally required to include with every offer. It was the opinion of this listing agent that the buyers' agent was lazy and just didn't want to "work hard for a living".
I beg to differ! … (21 comments)

port orange: Deflation Nation: How to Be A Seller When No One Wants to Buy - 03/09/09 10:28 PM
I'm in the process of writing a blog on Short Sales and Foreclosures. But I saved it in "Draft" mode so I could take some time to think for a bit. I do that quite frequently. I have to kind of let the thoughts run through the process in my mind before I can continue.
So while my Short Sales and Foreclosures post is still "processing", I decided to read some other blog posts by some of my favorite bloggers. And I found the following post by Janet Guilbault. Rather than reinvent the wheel, I decided to just "re-blog" Janets' post … (3 comments)

port orange: Pulling Back the Curtain. A Behind the Scenes Look at the Real Estate Business - 02/23/09 03:44 PM
As a REALTOR®, it's easy to forget that the public doesn't always know how we get paid and/or how the real estate business works. They don't see what happens behind the curtain. So I'm pulling back the curtain. I believe the consumer might enjoy learning about the hidden part of the real estate transaction, and at times, just how much can be hanging by a thread. Hopefully, you'll enjoy learning about the process behind the process. To keep this as simple as possible, I'll start by stating that REALTORS® are not employees. We're Independent Contractors. We don't get a W-2, with … (6 comments)

port orange: Real Estate: Congressional Stimulus Bill and Tax Credits for Home Buyers - 02/12/09 10:07 AM
For everyone who has been waiting to purchase real estate, while pinning your hopes on the empty promises our government has been making, it's time to get off the fence. Yes, there are other bailouts in addition to the one that's addressed in this post, but if this is the indicator of how the others will be handled, they'll either reach the same pathetic conclusion... or they'll be dropped altogether.
Follow this link for a short update on the Congressional Stimulous Bill and the original bill regarding the Tax Credits for Home Buyers program. Information provided by Lenn Harley.

For those of you who are interested in the climate of the real estate market in the Daytona Beach area, you'll be interested in the following information.
