selling your warren county home: Is Your Home In The Right Place? - 09/01/12 01:19 PM
Is Your Home In The Right Place? If you're trying to sell your home, it is critical that buyers (and their agents) can locate your home.  When your home first goes on the market, it's critical to confirm that the ways buyers search MLS actually FINDS your home.  Anything less than 100% accuracy may make your home invisible to the buyer that WOULD have been the right one for your home if they'd just been fortunate enough to find it.Buyers search by map.  A radius around a point, a city center, maybe a distance from their new job site.  Both our … (14 comments)

selling your warren county home: When A Ditch Becomes A Canyon, Or Just Another Day of Real Estate Negotiations - 08/08/12 11:47 AM
When A Ditch Becomes A Canyon, Or Just Another Day of Real Estate Negotiations Whether you're a listing agent or buyer's agent, you've encountered the scenario.  Buyers and sellers start negotiations a decent distance apart, but steps are made from each side.
Closer....closer....closer...and then each side hits the brakes.  One side pulls the "best and final" card and the other side pulls out their "best and final" card.  And it's NOT the same card. There's a little ditch between the two sides.  Most often less than 1%, maybe just an extra $10 a month on the mortgage, but that little … (56 comments)

selling your warren county home: Why We Recommend NOT To Open Your Home To Strangers - 08/01/12 09:32 AM
Why We Recommend NOT To Open Your Home To Strangers When we list a home, part of our conversation with our sellers is to advise them to NEVER let anyone in their home who appears and says "I'm interested in your home and would like to see it now".  We request they point to our yard sign, and tell the door knocker their agents will be happy to take care of them.  This is for both the seller's personal physical safety, the safety of their home, AND protecting the safety of their negotiating leverage. Now we'd love to believe that everyone … (37 comments)

selling your warren county home: Some Communities Are Waiting For The Tide To Rise! - 07/19/12 12:21 PM
Some Communities Are Waiting For The Tide To Rise! As we review home values in our Warren County market, it becomes pretty apparent that some communities are waiting for a rising tide.  Not a literal watery tide, but the real estate recovery tide that lifts all ships homes.  These communities are developments primarily built in the 2005-2009 time frame.  New construction was booming, hammers were swinging and builders were turning cornfields into communities at a rapid pace. Few people saw the market downturn coming until it was too late.  The homes were theirs, mortgages signed.  In some cases builders stopped in … (23 comments)

selling your warren county home: What Are The Buyers Going To Remember About YOUR House? - 07/02/12 05:39 AM
What Are The Buyers Going To Remember About YOUR House? If you've got your home for sale you WANT your home to be remembered by the buyers, but you want it to be for the RIGHT reasons! Buyers may only be seeing your home that day, or you might be part of a string of ten for the day.  And frankly our experience is at around ten homes it starts getting difficult for buyers to separate home A from B from C, especially if we're doing a typical subdivision safari.  Generic decorating and standard builder grade issue cabinets and flooring just … (66 comments)

selling your warren county home: The Offer On Your Home Is Accepted, What's Next? - 06/25/12 01:34 PM
The Offer On Your Home Is Accepted, What's Next? Congratulations!  You and the buyers have come to a meeting of the minds!  Everyone has put ink (or digital signatures) on the contract and we're taking the next steps to completing the sale!
MLS will record Pending and your requests for showings will probably go to zero (but we're accepting back up offers just in case, plus a back up offer gives you more leverage with your primary buyer). We're not home free yet though, we've still got to clear a few hurdles before sitting down at the closing table and exchanging … (24 comments)

selling your warren county home: A Tale of Two Agents: Courtesy In Showing Appointments - 06/04/12 08:27 AM
A Tale of Two Agents:  Courtesy In Showing Appointments Sunday morning was just like many other Sunday mornings.  We're getting ready for church and the phone rings.  An agent wants to see one of our listings 3-4 p.m., and the listing normally requires prior day notice.  The sellers have more flexibility on weekends regarding making their home available, so we call, they approve the showing, we relay approval back to the showing agent and we get back on our normal schedule.  A bit AFTER 5 p.m., the agent calls again.  "We're running late but would still like to see your listing … (91 comments)

selling your warren county home: Sellers Have Lives Too! - 05/29/12 05:40 AM
Sellers Have Lives Too! To listen to some people you'd swear that home sellers only have one responsibility, to make their homes available 24/7/365 and it's just unfathomable that sellers could EVER have the nerve to decline a showing. While we understand the importance of making a home available to show, (obviously buyers aren't buying what they can't see), is it reasonable to eliminate a home from your list just because the sellers can't accommodate your request for 1 p.m. today?  Do you want to limit yourself to homes that are available at your exact convenience, or do you want to … (107 comments)

In a total best case scenario, let's say you've already decided to hire us without even interviewing us.  We sold your sister's home and she gave us the rave review, or you've been reading our newsletter for the last few years, maybe following our blog and you're comfortable that we know how to get the job done.  Let's also assume your home is absolutely rock solid and ready … (16 comments)

selling your warren county home: We Won't Sell Your Home - 05/13/12 07:10 AM
We Won't Sell Your Home Probably.  That's right, the odds of Liz and Bill Spear of RE/MAX Elite actually personally escorting the buyer through your door if you list with us aren't great.  We're 10 to 1 longshots on us bringing you the buyer that writes the contract that leads to the actual sale of your home.  The odds are MUCH higher than one of the other literally thousands of other area REALTORS® will bring the buyer for your home. Now what we're NOT saying is to hire one of those other REALTORS® to list your home!  Because the truth of … (90 comments)

selling your warren county home: Mr. & Mrs. Seller, Have You Actually SEEN Your Home's MLS Entry? - 03/31/12 05:48 AM
Mr. & Mrs. Seller, Have You Actually SEEN Your Home's MLS Entry? Everyone has heard the numbers about how buyers start their home searches on the Internet.  They find whatever website suits them, input a few key criteria and hope to see their dream home pop up in the results at a price they can afford. Yet time and again, homes that SHOULD be at the top of a buyer's list AREN'T seen at all, or if seen the home is torpedoed by poor photos and blah commentary.  While we totally understand that you trust your listing agent to handle the … (107 comments)
