The town of Sag Harbor was first settled sometime between 1707 and 1730, as a major port and whaling village.  International ships and the whaling industry began in East Hampton, but its port was too shallow and Sag Harbor quickly became the new port.
Sag Harbor was the first designated Point Of Entry for customs in New York. The whaling business collapsed in the late 1840s with the discovery of coal oil. Then Sag Harbor became an industry town.
Today, as you stroll down the quaint narrow streets, you will see Greek revival mansions, old Victorians, charming capes, and authentic saltbox … (0 comments)

long island real estate: Condo-Townhouse-Co-op...Oh My! - 11/04/08 12:38 PM
What's the difference between a condominium, townhouse, a homeowners association and co-op in the Long Island real estate market?  Well, sometimes even the listing agent uses terms that may not be correct.
Seriously, there often is little rhyme or reason as to how properties are entered into the MLS. And condos/townhouses/hoa/co-ops aren't even  different options when entering a listing. So your search for a condo or townhouse in a certain development often can come up incomplete depending on what the particular agent enters on a given day.
Here are the rough definitions for the different types of attached properties:
Condo - A Condo is where you own … (2 comments)

Be aware that with high inventory home buyers are more pickier and they can demand more...
Ok, so we're in the middle of a challenging market in the real estate industry. However, with this kind of market,  there are opportunities for some homesellers. The trick is to price your home right for today's market.
The most difficult reality for most sellers to face is that prices in their neighborhood may have dropped during the last year or two. Some sellers are finding that it may not make sense to sell now if the probable sale price is too low.
Most sellers don't have the luxury of … (2 comments)

long island real estate: Hey Media, Stop Whining and Let's Get "Moving" Again! - 09/25/08 04:32 PM
Does this sound familiar?
"Home sales are  continuing to decline..."
"Is the real estate market hitting a recession?  Find out tonight at 11!"
Those are just a few of the headlines that have been thrown around by the media lately. In a time where people are very much influenced by what's in the news, it seems a somewhat irresponsible for the media to be feeding the housing situation with such gloomy headlines.
That's right, when it comes right down to it, sales people are a driving force of our economy. An analogy may help in this case: say suddenly, all over the country, sales … (1 comments)

long island real estate: Which Improvements Add Value To Your Home - 09/24/08 07:08 AM
We have been asked questions  like "If I update my bathroom or kitchen, how much will that add to the value of my home." The truth is, depending on what you do, the quality of the work done, and what market you live in, has an influence over exactly how much return you'll see on your investment.
We asked several agents, brokers, and appraisers and the following are "guess-timates" for the most typical remodeling projects.
Project: kitchen update/remodel... Value Added: 80-100% (Cost includes cabinets, countertops and all new appliances). Project: Bathroom...Value Added: 80-100% (Cost includes new fixtures, floors and walls; structural changes.  Adding an additional bathroom can add more valuethan … (2 comments)

Market Commentary
September 11, 2008
Mortgage interest rates remain relatively flat following a government report showing that new jobless claims remained consistent with economist's expectations.  The rapid decline of mortgages interest rates, as evidenced early in the week, has also lost steam as stocks recover from below the lowest close since 2005, easing demand for the safety of government debt.   Key reports on inflation, set to be released on Friday, will provide guidance to investors and will set the stage for the direction of mortgage interest rates going into the weekend.
