We LOVE hearing great news for our Utah real estate market!
Although Utah continued to have the fourth highest foreclosure rate in the nation in April (according to the latest RealtyTrac report), the number of foreclosures actually went down from April 2010... significantly. Dave Anderton with the Salt Lake Board of Realtors believes the report shows Utah’s economy is on the upswing.

REAL ESTATE ANALYSTS SAY HOUSING IS ON ITS WAY BACK UP! Analysts at both Standard & Poor's and Barclays Capital agree that the uptick in home resales last month is a favorable sign of things to come. Because pending home sales — an indicator of future activity — were up in February, S&P believes transaction volume will rise for April and continue with this trend through May. Barclays, meanwhile, says March's 3.7 percent gain in existing-home sales merely reinforces its position that the housing market actually hit bottom in late 2010.

The Salt Lake Board of REALTORS® announced that 1,934 existing single-family homes were sold in Salt Lake County in the fourth quarter of 2010, down 21 percent compared to 2,450 sales in the fourth quarter 2009.

Warren Buffett, real estate investment mogul, delivered a fantastic forecast to the shareholders of his #11 ranked Fortune 500 company, Berkshire Hathaway.  He advised people to "be wary about borrowing money because of the games public companies play with the profit numbers they report."  However, Buffett reminded stockholders that "money will always flow toward opportunity and there is an abundance of that in America."  He said that he believes the housing market recovery will likely begin within the next year and that will lead the economy into recovery.

Whoever said buying a house was easy?  Certainly not me and maybe nobody has! After deciding where to live, you recruit a Realtor and then you find a home.  Then comes the most difficult part... paying for it.
A large down payment (and hopefully at least 20% of the purchase price) is possibly the best way to get ahead when making a home purchase.  It is helpful to decide years in advance the cost of your ideal home and start saving for that 20 percent. Sadly, it's true, Realtors aren't allowed to go on vacation.  Or, at least, that's what some sellers believe.  It doesn't matter that we work 7 days a week and all hours of the day AND night, even on holidays.  When a seller believes they've hired us to sell their home, whether it takes 3 months, 6 months, a year or, for luxury estates, years, they don't believe we should leave town, even if we have another realtor ready and willing to cover our business.
