kansas city real estate: Is Real Estate A Good Investment? - 05/01/10 03:48 AM
People often come to me with questions about investing in real estate.  Most are looking for passive income and a chance to build their net wealth.   A good rental property can do both.  Right now Certificates of Deposit are paying 1.54%.  If you had $50,000 in a CD, you could reasonably expect to earn $771.54 in interest over the next year.  The same $50,000 in a money market would earn $671.34 ( 1.34% ) in the same time period.  There is a house for sale in Kansas City for $50,100.  It is currently rented for $600/month.  That's $7,200/year.  Subtract your … (4 comments)

kansas city real estate: Searching Homes for Sale Using the Internet - 03/10/10 09:11 PM

Searching Homes for Sale in Kansas City Using the Internet.
Ryan Shaughnessy, in St. Louis,  did some research about homebuyers using the internet to find homes for sale.  His post caused me to wonder how the results he obtained would compare to a search in our Kansas City area.  I started by doing a searh on Heartland Multiple Listing Service, the MLS for the Kansas City area.  Then I did a Google search of "homes for sale in 64113"; this is a zip code in Kansas City Missouri (MO).
Here's what came up:

At first glance, it appears … (3 comments)

kansas city real estate: How Important is The "For Sale By" Sign in Your Yard? - 02/19/10 04:26 PM

How important is the for sale sign in your yard when selling your home? I guess it depends on your perspective.
***********
Here's a conversation that I had with another Kansas City agent. The name is not real but the conversation is:
Maria: "That's a nice house you just listed over on 65th, Quartz."
Quartz: "Yeah, it's a great location for my sign! And I have 3 more listings I'm taking over the weekend! That will give me 25!"
Maria: "Wow! That's great, Quartz! Congratulations! Can you service that many listings?"
Quartz, scratching head with look of concern on face:  … (4 comments)

kansas city real estate: Selling Your Kansas City Home - 02/18/10 05:24 PM
Selling Your Kansas City Home
Part science, and part art, selling your Kansas City home is an adventure that is best planned using every resource available to you.
The science portion consists of the statistics for your neighborhood, subdivision, zip code and city as well as comparisons to other homes which are similar to yours.  You will want to ask your realtor© to show you the numbers for the homes that have sold within the last 3, 6 and 12 months. These numbers will help you determine the Market Absorption Rate used in pricing your home competitively.
The art portion consists … (3 comments)

kansas city real estate: Stonehenge in Kansas City - 02/08/10 10:46 PM
Stonehenge in Kansas City?

No, this is not an archaeological dig, although I've often thought that it looks like a Stone Circle. Nor is the photo out of focus; it's just snowing in Kansas City!
This is actually the Rose Garden at Loose Park.
Ella Loose donated the land, to be used as a park, to the city in 1927. The park is named Loose Park in memory of her late husband, Jacob Loose.
In 1937, Laura Conyers Smith formed the Kansas City Rose Society. The Rose Society raised the money to buy just over 100 rose plants; today … (7 comments)

Country Club Ridge, Heights and District Homes in Kansas City
These three neighborhoods run from 57th Street on the north to 61st Street on the south and from Wornall Road on the east to Pennsylvania, Summit or State Line on the west (the line is not exactly straight). Most of these homes were built in the 1920's and 30's although a few were built in the 60's and 70's. It's a neighborhood that came to be when JC Nichols was developing the Plaza. Close proximity to 3 country clubs, the Country Club Plaza, Loose Park  and many private schools makes this … (3 comments)

kansas city real estate: Bowling Green & South Country Side Homes in Kansas City MO - 01/16/10 10:48 PM
Bowling Green & South Country Side Homes in Kansas City MO
Two very desirable neighborhoods located between the Country Club Plaza and the Brookside shops are Bowling Green, a subdivision of only 81 homes and South Country Side, with 54 homes. These two subdivisions flank St. Teresa's Academy; Bowling Green to the east and South Country Side to the west. There is not a lot of turnover in these two subdivisions which is why I chose to include both in this report.
1 home sold in Bowling Green in 2009 at a price of $251,500.*

kansas city real estate: Can I Sell My Kansas City Home In Winter? - 01/11/10 08:41 PM
Can I Sell My Kansas City Home In Winter?
For those of you who do not live in Kansas City, our temperatures were brutally, sub-zero cold last week and we still have over a foot of snow on the ground. The temperature rose to 33° today so some of the snow turned soft slushy - perect for building a snowman. The big main roads were just wet; the residential roads ranged from partially slippery slush to still frozen with car whomping moguls and patches of ice in front of stop signs and on hills.

So when people call to ask … (11 comments)
