Since the middle of 2011, home sales numbers in the Greater Northwest Indiana region have continued to show increases of anywhere from 7% to 25% in unit sales.  April of 2012 provided a 7.2% increase in units sold and 3.7% increase in median house price over April 2011.
The region was again led by Porter County with increases over 11% in units and 3% in median price in April 2012 year over year numbers. The median home price in Porter County in April 2012 was $165,000.

A bright light in the housing market, Porter County Indiana realized a 46% increase in home sales this September 2011 over September 2010 numbers. Closed home sales grew from 109 units to 160 units in this Northwest Indiana county according to the Indiana Association of REALTORS. The 51 unit increase was the largest of all counties in Indiana. Qualified buyers should act fast to purchase their favorite home. The FHA is making an upward adjustment to the Mortgage Insurance Premium percentage monthly fee. Currently MI is at .90%. However on April 18th, 2011, MI is rising to 1.15%.  This means that for a loan amount of $200,000, where the monthly MI charge is $150 per month, the new monthly charge will be $191.67 per month, or $41.67 more.

Month's supply of inventory in single family housing went up nearly across the board versus July figures as fall approached the region in Northwest Indiana.  Only the $300K-$400K and $750K-$1M categories saw a slight decrease in inventories in Valparaiso, while Porter County's numbers only improved in the $750-$1M range.   
In Porter County, home sales in August one month solds dropped from 99 to 94, while home sales in Valparaiso actually increased from 51 to 56 single family units.  The difference in Valpo was that single family home supply vs. July figures went up from 615 homes to 709 homes.  Total inventory also climbed in Porter County

The July reports from the Greater Northwest Indiana Association of REALTORs (GNIAR) MLS are in and mixed results are evident. The end of the homebuyer tax credit seems to have had a negative effect on median home sales that had before seen extremely high volume of sales.  Good news is seen in months supply of inventory above median categories of $200K-$500K, where sales decreased inventories.  Homes under $100K still remain the hottest with only 4.4 months-supply.

The market for homes in the Northwest Indiana town of Valparaiso is showing signs of balance at some prices.  Based on the single family stats thru June 2010 on the GNIAR MLS, and based on inventory as of July 6, the months supply of inventory under $100,000 is just 4.4 months, and from $100,000 to $200,000 the range in months supply falls between 7.0 and 7.6 months.  A truly balanced market, where supply and demand is most equal is 6 months supply of inventory.

While days-on-market has increased, sales of single family homes in the Valparaiso (Valpo), Indiana neighborhood of Forest Park took an upswing in 2009 YTD over 2008 numbers.
GNIAR MLS Data for the period Jan. 1 thru Nov. 29 indicates:
2009 Home Sales   7 homes at $160,000 median and Ave. DOM of 146 Days
2008 Home Sales   5 homes at $153,000 median and Ave. DOM of 84 Days
Currently there are 7 homes on the market, indicating about a 12 month supply of homes in Forest Park.

According to the Greater Northwest Indiana Association of REALTORS and based on supporting MLS data, sales of existing single family homes in the region increased nearly 12 percent in October 2009 over the same period last year.
