mike in tucson: Mountain Lion's View From a Cave 300' Above The Valley - 09/14/10 08:51 AM

~ Mountain Lion's View ~

That's a ranch house you see on the valley floor below.  Cattle graze down there, unaware of the danger above.  People go about their daily work, oblivious to North America's largest cat.  There are more than 40 names in English for this cat.  Cougar, Puma, Painter, Mountain Lion...
A big male like this one can weigh 200 lbs, and stand 2.5' high at the shoulder.  It's likely that he's bigger than you.
Its scream, reverbrating across the valley in the night air, will send a chill down the spine of the most seasoned … (28 comments)

mike in tucson: I Need A Ballpark Estimate for My Client. What Are Your Jumbo Rates? - 09/07/10 11:49 PM

A Ballpark Estimate...
A financial planner found me on Active Rain, and sent me the following message:
Hello Mike,
We have a client who may look into taking a Jumbo loan on his residence. More than likely it will be a $900k loan so I wanted to check rates, how it underwritten and approximate payments.
 Thanks!
It's not every day that I get a request like this.  The $900,000 part is interesting.  Here's my response:
Dear Sir,
Thanks for your email.

mike in tucson: HAFA ~ What Is It, & How Can It Help You? - 08/25/10 01:16 PM
HAFA ~ What is it, and how can it help you?
One in seven mortgages in the United States is not being paid.  Yours may be one of them.  If so, you need a REALTOR who understands HAFA.
The Home Affordable Foreclosure Alternative (HAFA) is a government program designed to help homeowners who can't afford their mortgages to get out from under without incurring future liability.
You'll need a REALTOR, since HAFA "aids eligible homeowners by pre-approving short sales before listing and releasing them from future liability for the first mortgage debt."
A special "thank you" to Nancy Keith, new … (7 comments)

mike in tucson: 190,000 Active Rainers, One by One by One... - 08/25/10 06:55 AM

190,000 Active Rainers!  That's where we'll be by next week.  That blows me away!  And we did it one by one.
One by one by one by one...  Just like that August field in the photo above, watered by summer rain and blanketed with sunshine.
Does one make a difference?
These are difficult times.  Difficulty can bend our focus inward, and that's not good. It's not how we're made to function in this life.  We're made for each other.

mike in tucson: Short Sale Listing "Pretenders" outed by real data - 08/20/10 06:00 PM

I take Continuing Education courses to keep up with the REALTORS I serve.  This week, I took a 3 hour course entitled Anti-Deficiency, Short Sales & Trustee Sales.  Taught by members of Phoenix based Thomson Law PLC, the course was an eye-opener, as many REALTORS represent themselves as "Experts" when nothing could be farther from the truth.
Take to heart this post by Tony & Suzanne Marriott.

mike in tucson: Summer Saturday Nights: The Arizona-Sonora Desert Museum (It's a Zoo!) - 08/15/10 02:28 AM

What you're looking at is part of the Riparian Corridor at Tucson's Arizona-Sonora Desert Museum.  I was here to learn about bats~the world's only flying mammals. (Flying squirrels can't really fly; they're just real good at gliding.)
Think of it [the water] as a runway for for airplanes to do "touch-and-go" landings, only in this case, the airplanes are bats skimming the surface of the water to take a drink.

I didn't photograph a bat tonight, but that turtle was very obliging as he made his way across the pond.
A scientist was capturing the echo-location calls of … (17 comments)

mike in tucson: A Recurring Theme For Success: Bloom Where You're Planted! - 08/12/10 02:49 PM

Bloom where you're planted!  (If you're a pessimist, move on.)
Compare and contrast the environment for two identical, thriving cacti.
The little guy on the left has all the luck!  Of course it's doing well!  He sprouted where there's soil for his roots, shade from that bush on the right, and level ground to retain water from the monsoon rains.
The cactus above has none of that.  The only soil to nourish its roots is that which blows into the rock crevice during a dust storm.  Perched eight feet above the desert floor on barren rock, he has no shade … (31 comments)

mike in tucson: Tortoise Eye View: Blooming Cactus in Tucson Mountain Park - 08/11/10 12:01 PM

The perspective from which we view the world changes everything!  The circle of brilliant pink flowers caught my eye as I was hiking in Tucson Mountain Park.  Without the flowers, I might not have noticed the cactus.
From six feet up in the air, this little cactus was a pretty insignificant part of my view of the landscape.  Wondering to myself what this would look like from the perspective of the Desert Tortoise, I got down on my hands and knees, and then laid down full length on the ground.
What had been a tiny cactus suddenly became a fortified … (31 comments)

mike in tucson: Just Your Ordinary Backyard Scene on a Tucson Summer Evening... - 08/05/10 09:24 PM

The Mexican White Winged Doves sitting atop the Saguaro are taking in the beauty of a an ordinary summer evening.  Ordinary, that is, for Tucson, Arizona.  Daytime highs in excess of 100 degrees get the press around the country.  What they don't tell you in Atlanta, Philadelphia, Sacramento or Chicago is that the humidity tops out at 45 percent, and the evenings are comfortable and bug-free.
No mosquitoes, no black flies, no horseflies.  The only screened-in porches in Tucson were built by snowbirds who had no idea that screens aren't a necessary part of outdoor living here in the Old … (15 comments)

mike in tucson: Make Time in Your Business for Your Life. You Won't Be Sorry! - 08/04/10 03:23 AM

~ The Road Less Travelled ~
I've driven this 12 mile stretch of road six times in the last month. It's fascinating. The desert, the wildlife, the absolute solitude is just magnificent.  Other than the caretaker of the park at the end of the road, I've never encountered a single soul.  Not once.  You might want to visit...

It's worth your while.  The ancients walked here, and other than the road, the landscape today is much the same as it was a thousand years ago.  Make time in your business for your life.  You won't be sorry.

mike in tucson: Arizona Wildlife: The Desert Tortoise - 08/03/10 11:42 AM

The humble Desert Tortoise may not be fast, but he's consistent!  There's a business lesson to be learned there.  The tortoise will live for up to 80 years in the sometimes brutal desert environment.
The jackrabbit gets more press, can leap as much as 10' in a single bound, and is much flashier. It's life expectancy in that same desert environment is five years or less.
Hmmm...
The curved projections under the chin are called Gular Horns.  Both male and female have them.  They will be longer and more curved on the male desert tortoise.

mike in tucson: Why We Love Arizona: Monsoon Sunset - 07/30/10 07:49 AM

We had a spectacular sunset last night, and I woke at 4:00 a.m. to the sound of soft, steady rain on the flat roof of our territorial style home.  Tucson only gets about 12" of rain all year long, so you can understand why we love the Monsoon season.  It begins in July when we've had three consecutive days with a dewpoint higher than 54 (google "dewpoint") and usually ends in mid-September.
Our most spectacular sunsets occur during the monsoon season.
