Posted on 23. Jan, 2010 by Mickey O'Brien in Business Tips
This week on Facebook I asked “Who should I follow on Twitter” and surprisingly only a few people responded, one in which is an amazing photographer that you may want to follow twitter.com/@steffoush By asking for who should I follow I was opening up opportunities for businesses to connect with me and my large network. I have many biz owners say “What can Twitter do for me?” so I’m laying … (0 comments)

montana: My Dream Home Has Radon! Tips for Real Estate Buyers and Sellers - 01/23/10 08:20 AM
We have seen several dream homes with high levels of radon and have worked with both buyers and sellers through this process.
It can be frightening to have your home inspector tell you that your dream home has high levels of radon. Before you put your dream on hold, learn about radon and radon remediation.
According to the EPA, Radon is an invisible radioactive gas that seeps into homes undetected through foundation cracks, and can reach harmful levels if trapped indoors. It travels up from underground sources of uranium in the earth's crust. EPA estimates that one in 15 homes will … (3 comments)

montana: Speechless Sunday: It Said Dead End Stupid! - 01/10/10 08:29 AM

This was a real sign on a street we were on recently looking at houses in Missoula's Rattlesnake neighborhood. We just had to stop and take a picture.
I guess they really don't want people driving on their street to turn around! :)
The sign says it all! Happy Sunday!

A Visit to The Old Mission State Park between Missoula MT and Coeur d'Alene ID in Cataldo, Idaho
This summer I visited the Old Mission State Park outside of Coeur d'Alene, Idaho, just a short distance from the Montana / Idaho State Line. You can tell from the pictures that it was a beautiful sunny day. The views from the Mission are amazing.
Old Mission State Park features a historic mission that was built between 1850 - 1853 by Native Americans and the Catholic Jesuit Missionaries. It is also Idaho's oldest building. The Old Mission is on top of a hill overlooking … (2 comments)

montana: The Next Big Marketing Thing -- FourSquare?? - 01/06/10 08:18 AM

We've been having fun with Foursquare - Clint wrote a great post about this new social media tool.

Being the mega-geek that I am, I'm more than willing to jump onto any technological geek-fest that seems like it might be fun to do or a cool way of connecting with other people. Some of them I like...some of them, not so much. But, one of the more recent ones that I am really enjoying lately is FourSquare.
FourSquare is an internet based location updater in a game-style format.  Basically, it works like this...
You are going to the grocery … (4 comments)

montana: 8 Myths of Staging to Sell Your Missoula Montana Home - Busted. - 11/10/09 03:23 PM
Some great myths of home staging, although I do think that smell is very important on a home, and a welcoming aroma is appealing to buyers.

Home staging (or property styling as it's commonly known as on the Australian property scene) is really an art, not a science. One of the many things a professional home stager understands is that it's the house that's up for sale, not the home owner's bread baking ability or taste in music. So, from the sublime to the rediculous - here's 8 myths of staging to sell - busted!
1. Buyers can see past my … (4 comments)

Speechless Sunday: The Montana Winter Is On Its Way

From the State Line Trail near Superior last week where Winter is starting to set in. We've had a little bit of snow in the valley but it hasn't lasted. Just a friendly reminder from Mother Nature that the Montana Winter is on its way.
Here's Photos of this same area just a few weeks ago.

Visit the Dinosaurs at Bozeman Montana's Museum of the Rockies!
This summer we stayed in Bozeman for a few days to attend a training class for TopProducer. While we were in Bozeman, we took my 7-year old nephew to the Museum of the Rockies.
The museum features exhibits on Native American culture and artifacts, a Western history collection, outdoor exhibits, and is best known for its Paleontology exhibits. The museum's dinosaur complex is impressive and is a major stop on Montana's Dinosaur Trail - a tour of Montana's rich paleontological findings.
Home to one of the largest collections of dinosaur fossils in … (21 comments)

Montana Landlords - Are You in Compliance with the New Law Which Requires Carbon Monoxide Detectors?
The 2009 Montana Legislature passed SB 161 which requires carbon monoxide detectors in dwelling units rented by a landlord and a notice from a seller concerning the presence of a carbon monoxide detector upon the sale of a residence. SB 161 became law on October 1, 2009.
SB 161 MCA § 70-24-303 of the Montana Residential Landlord Tenant Act. Effective October 1, 2009, in addition to a smoke detector a landlord is also required to install in each dwelling unit under the landlord's control an … (3 comments)

montana: Missoula Home Buyers - Shopping for mortgages - The Public Image of Advertising that is misleading !! - Part 1 of 2 - 10/01/09 09:46 PM
Here is some great information from Jeff Belonger for Missoula and Western Montana Home Buyers on what to watch out for when shopping for a mortgage.

ADVERTISING – Those ads that seem too good to be true.

I have been in the mortgage business for 17 + years.  I have seen so much advertising when it came to mortgage companies and how many of the ads were misleading or just flat out lies.  Those companies advertising low rates that didn't happen.  This easily went on from 1992 to 2002. I always wondered why this wasn't regulated as … (1 comments)

montana: Speechless Sunday: Sunrise From a Montana Mountain Top - 09/27/09 10:23 AM

Fall is in the air in beautiful Western Montana, you can feel it in the crisp morning air and see it in the leaves that are starting to change colors. It is also bow hunting season, a perfect reason to climb to the top of of a mountain and watch the sun rise.
Kevin has been spending all the mornings he can on top of this mountain in the Lolo National Forest. He's seen a lot of wildlife and had a conversation with an elk using his bugle, no luck hunting yet, but with these views, he … (13 comments)

Missoula Architecture & History - The Northern Pacific Railroad Depot on Higgins Ave.

Missoula has some beautiful buildings in our downtown area, and many have historical signficance as well. One of my favorites is the Northern Pacific Depot building located at the north end of Higgins Avenue.

The Northern Pacific Railroad Depot was built in 1901 by the nationally recognized firm of Reed and Stem of St. Paul, Minnesota. This depot is one of four that the firm designed in Montana. The building is a long, rectangular brick structure with one story wings on the east and west side … (2 comments)

The Sanders County Fair and Rodeo is held during the last week of August or the first week of September every year in Plains Montana. It's small town living at its best. Plains, MT is located approximately two hours northwest of Missoula. The parade is the kick-off to the Fair which features rides and games, a rodeo, a demolition derby, vendors, and live music. It's a great event for the entire family.

One of our friends and clients recently took an afternoon to go fishing on the Flathead River between Paradise and Perma, Montana. It was an amazing early fall Montana day and the weather was perfect. They caught a few fish and enjoyed being on the river.

montana: Wordless Wednesday - Dinner with a View of Paradise - 09/16/09 10:38 AM

Kevin took this photo in one of his favorite areas at the top of a mountain near Pardee Creek in Superior. It overlooks the Lolo National Forest towards the towns of Paradise and Plains, MT.
This area has abundant wildlife, and as you can tell, lots of timber and is a local favorite for recreation, hunting, and I guess picnicking!

Speechless Sunday: Hey Good Looking!

Photos by Kelsey Ray (Krayphish)
My daughter Kelsey took these photos of the Llamas / Alpacas at the Plains Fair that was held last weekend in Plains Montana. I thought it looked like he was whistling at someone. A lot of people in our area have llamas/alpacas with their horses or sheep to help protect them.

montana: The Four Essential Elements For a Real Estate Sale - 09/11/09 11:52 AM
Here's Four Essential Elements for a Real Estate Sale:
1. Location - Everyone says real estate is about Location, Location, Location - and guess what? They are right to a certain extent. You can't change your property's location but there are things you can do to highlight the positives of your location. Are you close to schools, attractions, or a large employer? A professional real estate marketer will help put your home's location in a positive light.
2. Price - Pricing your property correctly determines how many potential buyers will even see the listing. If your home is overpriced by even 5%, you … (4 comments)

Wordless Wednesday - Welcome to My Branch

Bald Eagles are a frequent sight along the Clark Fork River. They seem to come back to the same areas so we know where to look for them and enjoy seeing them on our drive. We loved that he was sharing his branch with a crow - that was the first time we've seen that!
