Determining the true availability and status of a listing has been a frustration of Colorado real estate professionals. New status-related fields, accompanied by changes to the MLS Rules & Regulations effective January 1, 2011, help establish a better way to create a true picture of the status and availability of a listing.
All of the current Status options (Active, Under Contract, Pending, Withdrawn, Expired and Sold) remain as the primary listing status options. - Active listing inventory was 20,628 at end of month
- Under contract listings were up 15% to 4,826 units compared with Feb 09
- Sales volume (units) totaled 3,206, a 29% increase from last month

- Average sales prices was $232,395, up 7% from prior month

According to a recent Pew Research Center Poll, Denver came out as the city most people want to move to.  Denver beat out other notable cites such as San Diego, Seattle, San Francisco, Phoenix, Tampa, and Orlando.  According to the report, liberal leaning Denver was the top choice among Republicans Independents, and third among Democrats, behind San Diego and San Francisco.  Many factors where considered in the survey, and to be sure, Denver wasn't tops in all categories, however, when it was all added up, Denver came out the preferred choice.  While … (0 comments)

Single Family (Res + Cond) Activity for December 2008 and YTD
•  Compared to December 2007, available inventory dropped 20% from 24,603 units (Dec 07) to 19,600 units (Dec 08)
• And, compared to prior month (Nov 08), active listings are down 10% (19,000 vs 21,761)
•  Sales volume (units) was up 11% compared to Nov 08 - 3,234 units vs 2,920 units
• Year end (YTD) sales (units) were down 4% - 47,837 units sold in 2008 vs 49,789 units sold in 2007

•  Available inventory is at 21,761 units, down 20% compared with Nov 07 (27,127 units)
•  As expected, sales volume (units) are down 16% to 2,920 compared with year ago (3,482 units); and down 32% compared to Oct 08 (4,282 units)
•  YTD 08 sales are down modestly at 4% compared with YTD 07
•  Average sales price has held steady compared to last month at $226,895 (down 2%)
