real estate in sylva: Real Estate in the Mountains...Someone Has to Do It! Monday Melodies - 09/09/13 05:16 AM
Even in Sylva, NC, real estate can be like a pressure cooker...no regular downtime, we have to grab it when we can. That's where Van Morrison comes in.   It's been like that for more than a month now and its all good. The buyers have been plentiful, intentional and interesting. That's all good but everytime we meet a new buyer, we make sure they understand what they are getting into. That means sharing the lender's information, the Agency Disclosure, and the Buyer Agency Agreement. Then we have a thorough conversation to understand what they are looking for, knowing full well … (5 comments)

real estate in sylva: High Falutin' Conference Call in Smalltown USA ~ We Are Still Laughing - 09/11/12 05:23 PM
We are still laughing.  We are small town but we are sophisticated and resourceful.  Dillsboro, NC was the scene today of a high falutin' conference call.  It was a master mind conversation.  I was on my cell phone talking with one of my favorite REALTORS who aren't me...Dave Rowland in Franklin, NC.  We were discussing the status of a deal we have under contract.  Dave posed a question that only our buyer's attorney would know the answer to.  He asked us to call the attorney and see if we could get clarification.   Leslie picked up the office phone and called … (13 comments)

real estate in sylva: BUYERS WANTED ~ Please Review Qualifications, Experience Not Needed - 09/08/12 05:24 AM
Buyers we’ve worked with before are ready to look at investment property. They were awesome to work with. They bought a house through us a little over a year ago and are ready to move on with their vision for their future. We can’t wait to work with them again.
Who couldn’t use more good buyers? If we could place a classified ad for new buyers, what qualifications or experience would we be advertising for? Here’s a few I’ve come up with quickly and I’m opening the doors wide open for suggestions from the rest of the ActiveRain community.

real estate in sylva: Holly Hills Bunny Enjoying the Park Like Atmosphere - 08/01/12 05:27 PM
We stopped off at our listing in Holly Hills this morning to take a couple of new photos. It was a beautiful morning here in Sylva, NC. Can you believe the day started out at 56 degrees? After the heat we’ve been experiencing the lower temperatures were surely delicious.

Obviously, this little rabbit thought so too. He was enjoying the shade from the dogwood tree and the view of the raised bed garden. He was very considerate to pose for me for a couple of shots.

The house in Holly Hills has such a pleasant park like atmosphere, that … (10 comments)

real estate in sylva: Mothra Invasion in Greens Creek Community - 07/18/12 04:09 AM
Okay, invasion is a bit of an overstatement.  Our sellers at the Lantern's Wick property in the Greens Creek community recently powerwashed their house and removed some personal belongings, and the listing warranted new photos.  When I got there, this beautiful moth occupied a prominent spot on one of the covered front porch shutters.   Mothra was Amazonian in size...at least 6 inches tall and gorgeous in color, a very commanding presence.         Don't you think this moth sort of looks like a jewel adorned velvet evening cape? … (11 comments)

real estate in sylva: Great Shape, Quirky Layout, Perfect Location ~ Telling It Like It Is! - 07/01/12 07:35 AM
How do we advertise a house in great shape with a quirky layout in a perfect location? Tell it like it is, of course!

When the 22 Browning house in Sylva was built, it was 3BR/2BA with covered front porch on a fabulously flat 1.29+/- acre lot with a little creek in a sweet neighborhood seconds from the Sylva main road. Several years ago a non-profit organization purchased it - moved a few walls and utilized it as a residential shelter facility with the same 2BA but now with four sleeping quarters plus exterior office. No covered front porch.

real estate in sylva: Can You Handle This Level of Energy? ~ Mermaids on Monday Melodies - 06/18/12 04:25 AM
One of my favorite albums ever ever ever was Bette Midler’s "The Divine Ms M". I was in high school at the time…8 tracks I believe…and would play the album from start to finish over and over and over.
It’s another jam packed week with that real estate stuff so I’m going to need extra energy and I can think of no better way to kick off the week than the toe tappin’ tune "Boogie Woogie Bugle Boy" done by extremely high energy mermaids!

real estate in sylva: Are Referrals Real Business to You...Or Just a Phone Call with a Name? - 06/16/12 04:33 AM
Are referrals handled with the same attention given the rest or your business or are they just  phone calls with names?
REALTORS often have many chances to make and receive referrals with other agents. It could be that you’ve received a call to list a house, but the caller didn’t realize that their house really isn’t in your “territory”. Perhaps your seller is getting ready to move and they’ll need a Buyer Agent in their new location. Someone you know might have a second home in another state that they need to sell. There’s also always the possibility that you’ll … (17 comments)

real estate in sylva: FAQ ~ Should I Find a Good Real Estate Agent or Talk to a Bank First? - 06/02/12 04:44 AM
“Should I find a good real estate agent first or talk to a bank first?”. If you know enough to do a little research about buying a house first, most professionals will suggest you talk to a variety of lenders before beginning your search. That would be us…the professionals. If you didn’t know to talk to a lender first, not to worry. We’ll provide that advice.
No one goes to the grocery store without knowing how to pay for their purchase? Buying a house is just like that but on steroids. Without knowing what price range and payments to expect, … (15 comments)

real estate in sylva: Completing Continuing Ed ~ I'm Okay With It - 05/31/12 04:18 AM
Normally, by this time we have all of our NC Continuing Education courses taken care of, after all the deadline is June 10th.  This year though was different.  Living in a small, somewhat remote area, we are left to the mercy of waiting until a course travels our way or driving to Asheville.  It's all about timing.  All that's left to do is our Mandatory Update and we'll do that in just a couple of hours.  Luckily a course was offered in Waynesville at the Waynesville Country Club Inn.   Agents have to take 8 hours in Continuing Education … (8 comments)

real estate in sylva: Quacking Me Up - Friday Fotos - 05/25/12 09:01 PM
Today was a full real estate day, partly productive and partly frustrating…getting back to normal, I guess. I almost quacked up over the events.
There was a great surprise waiting on my new favorite photo editing site, PicMonkey…collages! I’ll bet that slide shows are just around the corner. This seemed like a perfect opportunity to put all those bird photos from my trip to Montgomery in one place.

If you haven’t taken the opportunity to try out PicMonkey, you should do so. Right now, its still free and seemed like a fitting reward for surviving the frustrations of the … (14 comments)

real estate in sylva: Busy as Bees ~ Alert the Economists and the General Public - 03/26/12 08:57 PM

Someone needs to tell the economists and the public that there are positive rumblings in the real estate biz. In fact, the buzz is that we are all busy as bees. Well…maybe not all of us, but certainly the ones who never quit working just because the news was all doom and gloom.

We’re thrilled, we have a couple of things under contract and just finally received paperwork to put another property under contract. Like, just received as in 11pm just received.

We’re excited, this is the year of the referral. We’ve gotten so many new buyers to … (19 comments)

real estate in sylva: Are Your Days Full, Half Full, Half Empty or Are They Being Drained Completely? - 01/19/12 06:55 AM

Good Morning, it’s 6:25am and I’ve already been up for an hour. I don’t mind being up early in the morning in fact I really like the early morning hours. In the winter though it’s the getting up part that is the challenge. Just the first of many today I’m sure.
While my brain is still waking up I started thinking about the full day ahead. That’s not unusual, they are all full days. It wasn’t always this way. When we worked for other offices sometimes the days were half full…or half empty and sometimes we had to work really … (32 comments)

real estate in sylva: Home Inspectors - Choosing the Best of the Best - 08/30/11 07:26 AM
A real estate transaction will involve many professional participants before we get to the closing table and we only choose to work with the best of the best. Our list of preferred service providers, such as Home Inspectors, has been carefully cultivated over the years.  We've been through many real estate transactions with them and in order to stay on our list they must provide detailed, consistent and non-inflammatory Home Inspection reports.  We want our Buyers as completely informed as to the condition of the house as the purview of the Home Inspectors will allowed, but we don't want the Home Inspectors recommending repair … (4 comments)
