seller: As the Market Changes - More Rehab Homes for First Time Homebuyers - 01/17/10 03:22 PM
With the recent change in HUD policy allowing investors to purchase homes and flip them right away and not forcing them to hold title before they can be sold with FHA financing will definitely help the flipper but drive the first time home buyer away from the distressed homes for sale in the Hemet -San Jacinto CA valley.
The investors have the cash and the first time buyers have the credit.  all of the good deals are bought quickly with cash buyers and the FHA buyers are cut out of the market - especially if there is a low appraisal on … (4 comments)

seller: REPEAT BUYER: SELL FIRST OR BUY FIRST? That is the Question! - 12/28/09 12:50 AM
The year 2010 is going to be an excellent year for the repeat buyer to move up in this down market.  The Hemet - San Jacinto real estate marketplace is a field of dreams for repeat buyers with equity in their existing homes.  I have been covering various aspects of this concept in a number of articles I've recently written. In this article, I want to answer the question many Hemet - San Jacinto homeowners contemplate and need to know how to proceed.  The question, of course, "Should I sell my current home before I buy?" and then, "What Happens if I … (1 comments)

It does not matter if you are looking to buy or sell real estate in the Hemet - San Jacinto CA marketplace, there are going to be costs associated with the transaction.  There are times when the seller will cover the costs for the buyer or perhaps the buyer may even be eligible for a grant, such as the one that the City of San Jacinto is currently offering for First Time Homebuyers.  I have a local expert, Hilary Wilkinson form Patrion Mortgage (Altura Credit Union) that knows more about all of the various programs and assistance available than anyone I … (0 comments)

seller: Is a Quick Sale of My Hemet - San Jacinto, CA Home Possible in a Slow Real Estate Market? - 12/20/09 04:23 PM
When selling a home in any real estate market, one of the most important things to consider is price. You may want to reduce the price of your home or, at the very beginning, set it at a low price that will generate more buyer interest.  You will best be served by getting in front of the market, when trying to sell your Hemet - San Jacinto, CA home rather than chasing the market with price reductions.Cash is often an incentive, both for the buyer as well as the agent. You could offer the buyer a $1,000 to $2,000 decorating rebate … (3 comments)

seller: Pre-Listing Video - 2521 Linden, Hemet, CA 92545 - 12/18/09 11:09 AM
Cash For Keys Home has been Surrendered at bank owned home (REO) located at 2521 Linden, Hemet, CA 92545 Why is it important that this was a cash for keys home, you ask? Good Question. You see when the homeowner stays in the property to the very end and the bank pays them to move, assuming the home is left in 'broom clean' condition with all of the appliances and fixtures it typically has a better chance of being in better care than when homeowners move out and abuse the homes before they leave...often stripping appliances, fixtures and even outlet covers … (4 comments)

seller: Closing Cost - What Are They and Can I Save Money on Them? - 12/12/09 11:05 AM
When a home for sale is bought and sold in the Hemet - San Jacinto Valley, CA the process will typically go through escrow to facilitate the transfer from the home seller to the homebuyer.  The expenses of the transaction, other than the actual purchase price are generally lumped together and commonly referred to as ‘Closing Costs".Both the buyer of the real estate, and the seller of the home typically incur Closing Costs but it is often negotiable as to who will actually pay these expenses...depending on both local custom as well as what the buyer and the seller negotiate between … (6 comments)

seller: Hemet - San Jacinto CA Short Sale: What is a Short Sale Package? - 12/09/09 08:10 PM
When a local Hemet - San Jacinto CA REALTOR meets with a local homeowner to discuss selling the home as a short sale, the topic of conversation turns to the documentation that the seller will have to produce to establish the fact that they can no longer afford to keep the home.  I often tell the homeowner it is as if they are un-qualifying for a home loan.
Each lender has their own formats of how they want the package submitted for their review and ultimate approval. Yes, you will find similarities between various lenders - but you must understand and … (4 comments)

seller: HEMET - SAN JACINTO, CA SHORT SALES: Who & What is Involved - 12/08/09 03:59 PM
Short sales in the Hemet - San Jacinto Valley, CA are a complex sale of residential real estate where the net proceeds from the sale of the home are insufficient to cover the sellers mortgage obligations as well as the closing costs that may include, but not be limited to, property taxes, transfer taxes and real estate commissions.  Many homeowners in the Hemet - San Jacinto Valley, CA What really makes a real estate transaction a short sale is all of the above AND the seller is unable or unwilling to cover the difference.  Short Sales go by different names in … (2 comments)

seller: Not All Short Sales Are Created Equal - 12/07/09 02:09 PM
Short Sales:  Keys to SuccessShort Sales have certainly changed the real estate landscape in the Hemet - San Jacinto Valley, CA over the last several months.I first started listing Short Sale listings in the MLS in the Spring of 2007, in the local Hemet - San Jacinto Valley, CA area.  At the time, short sales were few and far between as the masses were still speculating if there was a housing bubble or not.Since then, I have learned there are four key elements that further the odds of a successful Short Sale listing, in the MLS.SELECTION:  While there are many homes … (1 comments)

seller: Short Sale Tools...where Do I Turn? - 12/03/09 06:41 PM
OK, I have now written two posts about Short Sales in the last 24 hours...because once again I am a bona fide short Sale Listing Agent.  Granted, I may be rusty, after being away from this side of the business in Hemet - San Jacinto, Ca for over 2 years now.Yesterday I got the call from a seller and decided to help them (I hope I help them).  I had a pretty good idea of what needed to be done, from my previous experience...but I have changed brokers since then and all of my marketing material that I have stored somewhere … (4 comments)

Prelisting Opportunity - 42079 Levi Ct, Hemet CA 92544
Here is a great newer bank owned REO home, built in 2006, located close to the California Distinguished Scholl, Hemet High School.  Enjoy the short video...

This 1850 sq ft semi-custom home is built near the end of a cul-de-sac on a 7,405 sq ft lot that still needs rear landscape.
The home itself is very clean - left in near move-in condition.  The rooms are large and it has a really great feel to it.

seller: REO – Agent Training and Marketing –What’s the Difference? - 09/21/08 02:05 PM

There is of course a huge difference between the traditional sale of a home compared to the sale of a home that has gone through the foreclosure process and is now owned by a bank / investor.
EMOTION To sum it up in one word it would have to be emotion.  That’s right the traditional homeowner who wants to sell their home is emotionally attached to it.  They know of the blood, sweat and tears that went into making it the home it is today and they want to be compensated for their efforts.
The traditional real estate transaction is … (7 comments)

seller: 2007 Real Estate Buyer – Did They Use the Internet? - 01/20/08 12:12 PM
How do I answer that with anything but a big fat DUH? The National Association of REALTORS® (NAR) recently released it’s 2007 Profile of Home Buyers and Sellers.  The conclusions are not at all surprising.  If anything, what surprises me is how conservative the numbers are that they report. For example, NAR reports that only 84% of all of the home buyers across the entire country used the Internet (100% of my personal deals were influenced one way or another by the Internet <thank you ActiveRain> – even personal referrals and such)– which coincidently is the exact same percentage of home … (3 comments)

seller: Short Sales: A Revised Strategy: Commission - 11/25/07 09:58 PM
The big drawback to working short sales is that the agents typically receive a reduced commission, from the loss mitigation department, for more work than what is normally required. So, how do we stop the banks from fighting us for what is rightfully ours?  How do we give in to something that one REALTOR® will never even ask another REALTOR® - a cut in commission?Well, I don't know if we can stop the lender from asking, but why not turn the tides to our favor.  Lets ask for more to start with!
When I take a short sale listing today, instead of the typical … (43 comments)

seller: Short Sales: A Revised Strategy: List Price - 11/25/07 09:20 PM
The one constant in working short sales is that they change on a regular basis.  The lenders and their loss mitigation departments are changing their rules as we go on and the sellers are becoming more aware.  Most importantly, the buyers and their agents are also changing with the times which require a short sale listing agent to continue to update their listing and marketing practices.
In the past, I would accept a short sale and initially post it in the MLS for an amount that would allow a potential buyer to pay off the existing debt recorded against the property, using … (20 comments)

The "Back to the Basics" series is my way of refreshing my own skill set.  I, like almost everyone I know, gets lazy and takes short cuts that lead to other short cuts in an attempt to streamline our businesses.  Re re-educating myself, I can now hold myself accountable...at least to myself. This article in particular is very important.  It seems like at least once a year we hear some horrible story … (12 comments)

"Back to the Basics" is my way of re-educating myself on the basics of real estate.  Yes there have been some great changes in the time I have been selling real estate in Hemet and San Jacinto and throughout Riverside County, the Inland Empire and the rest of Southern California.  The truth though is very little has changed when we talk about the basics and the basics are what made many REALTORS® successful in … (4 comments)
