12 New Foreclosure listings this week in Larimer County. A lot of these look pretty clean and a few have ALL of the kitchen appliances. The ones that make me laugh are ones that were just listed and want a closing by 12/29/2010. Most people need a loan to purchase for owner occupancy and those investors. Also remember that buyer is responsible (during inspection) to de-winterize and then to re-winterize. My pick of the day is a all brick ranch in Loveland for $147,000. Foreclosure Friday only had 9 new listings this week in Larimer County, and one was already under contract. So much easier to deal with banks after they own the property as opposed to trying to buy a short sale. Someimes Short Sales work, but overall the banks are so overwhelmed they don't respond fast enough to make it happen. There is a couple of really nice homes that are being marketed as Bank Owned. 8 new foreclosures this week. One in Livermore (and it looks really nice) a few in Fort Collins & Loveland and one mobile home (or lot) on Alice in Mountain Range Shadows for $29,900. There is also one in Eagle Ranch estates for $724,900. It will be interesting to pay attention to the new foreclosures. I don't think that Colorado is going to see too much difference in activity with postponing foreclosures. Foreclosure Friday. There are 16 new listings that are both bank owned and HUD owned. I had not realized that I was not including HUD, so am now starting to do that. HUD homes are a different process. You need to go see the house (as usual). Then there is an online offer that is made. For the first 15 days or so, only those going to occupy the home may bid. Foreclosure Friday ... there were 15 new bank owned properties this week. Some are in good condition, including still having an oven and others had issues, one with ingree/egress issues and possible code violations. This one definately needs the right buyer. There are some properties that would make good rentals. If you need a place to invest your money (or have the ability to take out a mortgage with some of these GREAT interest rates) NOW might be a good time to become a land lord.
