nick vandekar: What have you been doing in your spare time? - 10/17/14 10:33 AM
What have you been doing in your spare time?
Trudy decided we needed some extra space behind our sun room. We have a dry stone wall there. So on Labor Day we took the wall down and began digging out the dirt. Well, I say dirt, but it was more like stone. I believe the correct term is "Schist" a mixture of stone/rock and dirt made up mainly of the rock and stone element.

We decided we would do this over time, initially one of our sons helped, but we basically did the digging out ourselves with a pick axe, shovel … (4 comments)

nick vandekar: Selling The Main Line - 09/12/14 08:28 AM
Selling The Main Line!
Selling The Main Line is not just a catch phrase it is what Nick and Trudy Vandekar actually do. The Main Line in Philadelphia is an area to the north and west of Philadelphia, it goes through three different counties once it leaves the city of Brotherly Love; Montgomery, Delaware and Chester Counties. It lies around the train line that travels west of the city and used to end at Paoli, but now goes out to Downingtown and Amtrak takes it across the country. In fact if you travel to Chicago you end up in similarly named … (12 comments)

Impossible or I'm Possible? You choose!
One of the things I do is chair and manage an antiques fair for a local charity Surrey Services for Seniors in November, The Main Line Antiques Show, November 15 & 16 2014, this year to be held at Cabrini College in the Dixon Center. I have lots of connections having been an antiques dealer and know what both consumers and dealers are looking for and hoping to achieve with an antiques fair. The whole point for the local charity is they are trying to raise funds. Last year we raised just over $130,000. I … (6 comments)

nick vandekar: New construction on the Main Line, Devon, PA 19333 - 09/03/14 12:47 PM
New Construction on the Main Line, Devon, PA 19333
Actually finding new construction on the Main Line is difficult as there is so little land available as every township has been so built up over the years. Builders are forced to resort to buying homes which can be added on to or torn down completely, although for tax reasons most try to work with as much of the foundation and floor plan as they can. Obviously township requirements affect what a builder and an architect can actually build.
In the heart of Devon, at 310 Poplar Avenue you have a wonderful opportunity to … (2 comments)

Where does your food come from?
Here in Chester County we are very lucky, although we live just outside a major metropolis, Philadelphia we have access to some of the best produce from local farms, and our local county is encouraging this as well. Just look at this map for some of the choices, of CSA's, Farmers' markets or even just produce stands.

Also Chester County has a great resource in the A Guide to Local Farm Products in Chester County 2014, packed with information and resources.
Having access to great local produce is one of the things that makes … (2 comments)

Philadelphia Main Line Luxury Home Buyers Need a Luxury Mortgage
If you are buying a luxury home on the Philadelphia Main Line and want a mortgage you need a luxury product. Obviously the most obvious choice is a jumbo loan, this is one over and above the limits of a Fannie Mae or Freddie Mac backed loan, in our area this is currently $397,500.

John Meussner of Total Mortgage Services lays out a very good explanation of different options at different price points and how and why these may be cheaper than a straight forward conventional loan.

nick vandekar: Getting an offer is not the end of the job! - 08/20/14 03:15 PM
Getting an offer is not the end of the job.
We recently listed a home for sale on the Main Line in a development where we do quite a lot of business. As we were discussing pricing with our potential seller they mentioned their concern with the home appraising. Prices have been rising this year and it seems each new listing is priced just a little higher than the one before, and with low inventory these homes are often selling with multiple offers.
So, we discussed how getting an offer was not the end of our job. We help with the … (6 comments)

nick vandekar: Quality Value Proposition - Your QVP, do you know what it is? - 08/19/14 10:43 AM
What are you being paid for?
I have been thinking about this post for several days. Sparked by a similar post last week and something I read today and others comments it reminded me of two stories.
Picasso was walking in a park, recognized by a woman who had known him when he was younger she approached and asked if he would sketch something for her. He quickly completed the drawing and asked the woman for a large sum in payment. She asked him how he could ask her for such a large sum, when it had only taken him minutes to … (2 comments)

nick vandekar: Time is of the Essence! - 08/18/14 08:03 AM
Time is of the essence!
In Pennsylvania time is of the essence in real estate. As a buyer from another state, or a mortgage provider we sometimes need to explain this as it is not the case in every state in the union.
For example, I had buyers from New York, who had no idea when they were actually going to settle on their home they were selling in New York State. That sounds so weird to me, but they just took it in stride as they were used to it. But, we had to extend their settlement in Pennsylvania due … (22 comments)

nick vandekar: If only I could afford a little more we could find the perfect house. - 08/15/14 08:15 AM
If only I could afford a little more, I could afford the perfect Main Line House.
Many Main Line buyers go through the situation where they cannot find the Philadelphia Main Line house they want. Especially when inventories are low and prices have risen somewhat. But is it true that simply having some more money solves the problem?
In some cases it might, but there is no perfect Main Line house out there. As a home inspection will often quickly reveal. It may not be anything big, but there is always something that comes up. Often by increasing the budget you … (3 comments)

nick vandekar: What NOT to do as a buyer after signing the agreement of sale - 08/14/14 08:58 AM
What NOT to do after signing the agreement of sale!

There are lots of things you want to do when you sign that agreement of sale, but in today's market until you close it is not certain you will. There are several obstacles to surmount before you reach settlement, home inspections, mortgage applications, appraisals, walk through; all of which your agent will coach you on. But you have control over your credit and debt to income ratio used for your mortgage approval.
Below is a list of things a buyer should NOT do on signing the agreement of sale.
Don't announce to the world … (6 comments)
