nick vandekar: Normal schedule will be resumed shortly - 11/24/14 12:26 PM
Every year I work on a charity event for Surrey Services for Seniors, The Main Line Antiques Show. It takes all year planning this event but the actual week of the show it is all I focus on. I try to set up my blogs ahead and schedule them for release but it does not always work out. Last year we raised over $130,000, this year we are still waiting for some final bills so I don't know the actual number as yet.
We have 33 or more dealers from all over the East Coast and Mid West who attend the … (5 comments)

nick vandekar: When is the right time to prepare your home for the Spring market? - 11/24/14 11:25 AM
When is the right time to prepare your home for selling in the Spring market?
Selling real estate can be all about timing. As many people know, the Spring Market is generally the best time to list a home for sale as the most buyers are looking. The last two years on Philadelphia's Main Line the market has started the year with a bang then slowed and some would say fizzled later in the year. So, yes, the Spring Market is what you are aiming for.
When then is the best time to prepare your home for sale, because as they say … (4 comments)

Chester Springs & Exton Area Real Estate Market Report
The Chester Springs and Exton area real estate market is relatively strong, prices have risen about 4% over last year and number of homes sold has risen, this has created a drop in inventory, which may account for the higher rise in prices than other local areas. Days on market have also fallen by about 5% again probably due to the lower inventory.

West Chester Real Estate Market Report

The market can be summed up in two words - less sales! Overall the market is seeing less inventory, less sales,  less days on market but higher prices by 2% to a year ago. For the full report click the image below.

With lower inventory, buyers although they are demanding are prepared somewhat to pay higher prices for the home that meets their needs, wants and desires.

nick vandekar: What have you been doing in your spare time? - 10/17/14 10:33 AM
What have you been doing in your spare time?
Trudy decided we needed some extra space behind our sun room. We have a dry stone wall there. So on Labor Day we took the wall down and began digging out the dirt. Well, I say dirt, but it was more like stone. I believe the correct term is "Schist" a mixture of stone/rock and dirt made up mainly of the rock and stone element.

We decided we would do this over time, initially one of our sons helped, but we basically did the digging out ourselves with a pick axe, shovel … (5 comments)

nick vandekar: Selling The Main Line - 09/12/14 08:28 AM
Selling The Main Line!
Selling The Main Line is not just a catch phrase it is what Nick and Trudy Vandekar actually do. The Main Line in Philadelphia is an area to the north and west of Philadelphia, it goes through three different counties once it leaves the city of Brotherly Love; Montgomery, Delaware and Chester Counties. It lies around the train line that travels west of the city and used to end at Paoli, but now goes out to Downingtown and Amtrak takes it across the country. In fact if you travel to Chicago you end up in similarly named … (12 comments)

Impossible or I'm Possible? You choose!
One of the things I do is chair and manage an antiques fair for a local charity Surrey Services for Seniors in November, The Main Line Antiques Show, November 15 & 16 2014, this year to be held at Cabrini College in the Dixon Center. I have lots of connections having been an antiques dealer and know what both consumers and dealers are looking for and hoping to achieve with an antiques fair. The whole point for the local charity is they are trying to raise funds. Last year we raised just over $130,000. I … (6 comments)

nick vandekar: New construction on the Main Line, Devon, PA 19333 - 09/03/14 12:47 PM
New Construction on the Main Line, Devon, PA 19333
Actually finding new construction on the Main Line is difficult as there is so little land available as every township has been so built up over the years. Builders are forced to resort to buying homes which can be added on to or torn down completely, although for tax reasons most try to work with as much of the foundation and floor plan as they can. Obviously township requirements affect what a builder and an architect can actually build.
In the heart of Devon, at 310 Poplar Avenue you have a wonderful opportunity to … (2 comments)

Where does your food come from?
Here in Chester County we are very lucky, although we live just outside a major metropolis, Philadelphia we have access to some of the best produce from local farms, and our local county is encouraging this as well. Just look at this map for some of the choices, of CSA's, Farmers' markets or even just produce stands.

Also Chester County has a great resource in the A Guide to Local Farm Products in Chester County 2014, packed with information and resources.
Having access to great local produce is one of the things that makes … (2 comments)
