Where does your food come from?
Here in Chester County we are very lucky, although we live just outside a major metropolis, Philadelphia we have access to some of the best produce from local farms, and our local county is encouraging this as well. Just look at this map for some of the choices, of CSA's, Farmers' markets or even just produce stands.

Also Chester County has a great resource in the A Guide to Local Farm Products in Chester County 2014, packed with information and resources.

If you are buying a luxury home on the Philadelphia Main Line and want a mortgage you need a luxury product. Obviously the most obvious choice is a jumbo loan, this is one over and above the limits of a Fannie Mae or Freddie Mac backed loan, in our area this is currently $397,500.
 
John Meussner of Total Mortgage Services lays out a very good explanation of different options at different price points and how and why these may be cheaper than a straight forward conventional loan.

Getting an offer is not the end of the job.
We recently listed a home for sale on the Main Line in a development where we do quite a lot of business. As we were discussing pricing with our potential seller they mentioned their concern with the home appraising. Prices have been rising this year and it seems each new listing is priced just a little higher than the one before, and with low inventory these homes are often selling with multiple offers.

In Pennsylvania time is of the essence in real estate. As a buyer from another state, or a mortgage provider we sometimes need to explain this as it is not the case in every state in the union.
For example, I had buyers from New York, who had no idea when they were actually going to settle on their home they were selling in New York State. Many Main Line buyers go through the situation where they cannot find the Philadelphia Main Line house they want. Especially when inventories are low and prices have risen somewhat. But is it true that simply having some more money solves the problem?

There are lots of things you want to do when you sign that agreement of sale, but in today's market until you close it is not certain you will. There are several obstacles to surmount before you reach settlement, home inspections, mortgage applications, appraisals, walk through; all of which your agent will coach you on. But you have control over your credit and debt to income ratio used for your mortgage approval.

In the last week I have read some blogs about answering the phone. It always frustrates me as a Main Line Realtor when agents don't answer their phone, even more when you cannot leave a message because their voice mail is full. Exactly home many messages do you need to get before your voice mail is full?
Sometimes I understand you can be kicking back and relaxing, enjoying some time off and the phone goes. Do you answer or not?

In Pennsylvania when you meet a real estate agent for the first time they should present you with a Consumer Notice. This notice is NOT a contract for listing or buyer services. It is a form which explains who works for whom and what services they provide for you. I just wrote a blog about How Confidential is Your Offer? which really explains this very well. The reason you sign this form is because it is a notification and an acknowledgment you have seen it.

Tredyffrin Township spraying for Mosquitoes

 
Thursday night 7/31/14 from 8.30 pm to midnight Tredyffrin Township is going to be spraying some areas of the township for mosquitoes. A mosquito with West Nile Virus was recently discovered in Downingtown and this may be the impetus for this action.
For more information and a map you can go to the Chester County website. This will be from trucks and not aerial spraying from helicopters or planes.

This post was inspired by Sharon Tara's post. Trudy and I love going to yard sales. You one never know what you are going to find and two what you will be able to buy even if you find something good.

I need you to be present at every listing.
When taking a listing, part of our job requires us to explain to sellers how each demand they make affects a buyer trying to see the house. As was commented in another post by Beth Atalay shoes off is common, and in our area we provide booties to wear over shoes when sellers request this because of new or freshly cleaned carpets.
But, there are several reasons why sellers request an agent to be present.

We have seen some good prices for homes sold this year in Charlestown Oaks in Charlestown Township, Chester County so far this year. After several years of depreciating or at best stable prices 2014 has seen several homes selling quickly and for strong prices.
