oakville mls: Oakville, Ontario Real Estate - A Great Community To Live, Work & Play - 11/21/11 05:39 PM
Oakville, Ontario is located in an enviable geographic position.  Sitting on the shores of Lake Ontario, and centrally located between the large cities of Toronto and Hamilton, the Town of Oakville with a population of approximately 175,000 still retains a small town community feel.
The GO commuter trains are full every morning with Oakville residents travelling to their jobs in downtown Toronto.  Luckily, the Town of Oakville has a number of large employers, allowing many residents to live and work in close proximity.
Here is a list of Oakville's Top Ten Employers

oakville mls: Oakville Bungalows - The Demand For One Storey Living - 04/20/10 11:26 PM
Bungalows in Oakville are in great demand.  As our population ages, many Oakville homeowners are looking to sell their  two storey and split level homes to eliminate extra stairs and trade for a one storey floor plan.
The choice of bungalows (and bungalofts) is somewhat limiting in Oakville.  There is a large selection of older bungalows built in the 1950's and 1960's but many are dated and need renovating.  Most have limited closet space, no ensuite and no garage or just a carport. The older bungalows do offer larger, mature treed lots though.

oakville mls: Oakville Real Estate - Which Are The Best Neighbourhoods In Oakville? - 04/06/10 11:53 PM
I often get asked by people thinking of moving to Oakville, which neighbourhoods are the best to live in.  That is a very difficult question to answer.  I am very proud, however to be able to say that there are NO bad neighbourhoods in Oakville.
There are many unique areas in Oakville, each with different amenities, price ranges, and  home styles.  I ask potential purchasers what they are looking for in a neighbourhood and what their family makeup is and the type of lifestyle they live.
If living near Lake Ontario is a priority, neighbourhoods of interest would be Old Oakville, … (0 comments)

oakville mls: Neighbourhood Watch - Wedgewood Creek - Oakville Real Estate - 04/05/10 09:13 PM
The neighbourhood of Wedgewood Creek began growing in North East Oakville in the mid 1980's right in the midst of the new home building boom.  Farmer's fields and riding stables became subdivisions of mostly two storey, detached brick homes with double car garages.
The Queen Elizabeth Highway is a natural division between north and south Oakville.  By the 1980's there was nowhere left for Oakville to grow south of the QEW. so buyers discovered what North Oakville had to offer.  Some areas such as Falgarwood and College Park were already established but north of Upper Middle Road was open to new growth.  … (4 comments)

oakville mls: Thinking Of Selling Your Oakville Home? Spring Into Action - 04/03/10 07:47 PM

Thinking of selling your Oakville home?  Don't miss the spring market.  Buyers who were locked into interest rates before they rose last week only have 90 to 120 days to purchase a property in order to have that great rate held.  Others are buying now to avoid the new HST tax taking effect on July 1.  This new tax will be added to the fees charged by lawyers, building inspectors, appraisers, and real estate Brokerages.
I would be happy to discuss the Oakville market and how to sell your home for the most amount of money in the shortest period … (12 comments)

oakville mls: Glen Abbey - Oakville Ontario Real Estate - New Listing - 03/20/10 12:14 PM
Glen Abbey Real Estate - New Listing 1469 Mayors Manor - $584,900
Glen Abbey is one of Oakville's most sought after neighbourhoods.  Famous for the Glen Abbey Golf Club, home to the Canadian Open numerous times, this family friendly community has much to offer.  Parks, ravines, trails, schools, Churches, community centre, arenas, library, indoor pool, access to transportation are just a few reasons why people love to call Glen Abbey home.
Inventory is extremely low in Glen Abbey.  Currently there is only one detached home listed between $500,000. & $600,000.  And that is my new listing at 1469 Mayors Manor.

oakville mls: Real Estate Scripts Are Like Jokes - I Can Never Remember The Punchline - 01/25/10 05:17 PM
I attended the annual RE/MAX Kickstart Sales Rally in Toronto last week.  On the second day we heard three different speakers.  I always say that if I come away with one tidbit of information from each speaker  that may help my business,  then it was well worth attending the session.
One of the speakers I heard  really touts using scripts to attract business, close sales, handle objections, etc.  In 1989, when I started in  the real estate business most speakers recommended using scripts and they pushed their tapes to memorize. Today many real estate gurus have ventured  in a different direction but many still do believe in using scripts as a means to … (19 comments)

oakville mls: Oakville Ontario Sales Statistics - December 2009 - 01/05/10 09:30 PM

The number of home sales in Oakville, Ontario in December 2009 increased by 106 % over last December.  The year end numbers show that the Oakville real estate market is alive and well.  Not only were the number of sales up, but both the average and median sale prices rose from the previous December.
All indications point to a healthy balanced market for the New Year.  Interest rates remain at an all time low and first time buyers are driving the market.  Inventory is low in Oakville resulting in many listings selling with multiple offers, often over list price.
