lake of the ozarks: Tourist Season Soon to Begin at the Lake of the Ozarks - 04/06/10 10:37 PM
Video Gets Us in the Mood for Summer Vacation Fun The Lake Ozarks Visitors and Convention Bureau in Lake Ozarks have prepared a great video that highlights the best of what the Lake has to offer. I can almost feel the lake breeze on my face as I watch the videos of boating. Mmmmm.
It also reminded me that it's been a while since I've been to the State Park to ride horses, I think I'll go this weekend.

lake of the ozarks: Time Running Out for First-Time Home Buyers Tax Credit - 11/01/09 03:41 PM
$8,000 Tax Credit Scheduled to Expire Nov.30
Unless Congress acts to extend the credit before the scheduled deadline, first-time homebuyers wanting to take advantage of this credit need to act soon!   Nowadays it's taking at least 30 days to close, so I advise putting something under contract before Nov. 1.

Realtors and contractors have been lobbying, as you might imagine, for an extension of this deadline.    There is plenty of opposition to an extension of this homebuyer's credit, so passage is far from assured.
I have no crystal ball during these uncertain times,  but if you have a stable job, decent credit, and … (2 comments)

lake of the ozarks: Lake of the Ozarks Realtor Helps Homeowners Avoid Foreclosure - 11/01/09 03:39 PM
Short Sale Expert Offers Alternatives
Melody Anderson of  Lakewide Realty in Camdenton  has earned the prestigious Certified Distressed Property Expert (CDPE) designation, having completed extensive training in foreclosure avoidance and short sales. This is invaluable expertise to offer at a time when the area is ravaged by "distressed" homes in the foreclosure process.

Short sales allow the cash-strapped seller to repay the mortgage at the price that the home sells for, even though it is lower than what is owed on the property. With plummeting property values, this can save many people from foreclosure and even bankruptcy. More and more lenders are … (0 comments)

lake of the ozarks: Boat Docks Soon to be Classified as Real Property - 07/11/09 01:58 PM
Happy News for this Lake of the Ozarks Realtor!
Effective August 28, the State of Missouri will officially classify boat docks as real property.  This is very welcomed news not only to dock owners here at the Lake of the Ozarks, but for any realtor in the area, like myself, who has struggled lately trying to get lake homes under contract to appraise.   Two of my own sales in the last 3 months were threatened with low appraisals, due to more stringent underwriting guidelines imposed by Freddie, Fannie and FHA.    This new action should go a long way to relieving those … (0 comments)

lake of the ozarks: Surprising Encounters at State Park in Osage Beach - 06/12/09 08:34 PM
You just never know who you’ll run into! I stopped by the State Park in Osage Beach the other day to eat my lunch and to enjoy the sun - which had been more than a little elusive these past few weeks.  Pulling up to one of the picnic tables I heard something rumbling around inside a trash bin.   Curious,  I softly honked my horn, hoping to stir the animal’s curiosity as well.    Immediately this little character popped up.

He  took a quick look, and then dropped back down into the can to continue his business.    I was so tickled at this encounter  I just sat quietly in … (0 comments)

In today's market, with so many homes available for buyers to choose from, it's crucial for your home to somehow stand out from the crowd.
Competive pricing, curb appeal, home staging and effective marketing substantially increases the odds of your home attracting qualified buyers.
Now more than ever before, agents need to know how to use online technology to best represent the interests of their clients.   Online marketing, professional networking and other real estate trends change and adapt rapidly -  and so do I.

lake of the ozarks: New Route 5 through Camdenton To Open Soon - 05/31/09 09:53 PM
One section of the new Hwy 5 project to open this summer Traffic will be moving much easier this summer with the opening of the 7.5 mile stretch of  State Route Hwy 5 through Camdenton.  The new highway will extend from the Niangua Bridge south to Lake Road 5-112, bypassing for many the local traffic at the town square.
Eventually the new Hwy 5 will connect to a 4-lane project under construction south of Camdenton extending towards Lebanon.
With the new 65 mile per hour speed limit, commute times for local residents  can be reduced substantially - not to mention how it will fasciliate … (1 comments)

lake of the ozarks: Lake of the Ozarks to celebrate Dogwood Festival - 04/04/09 02:22 PM
Dogwood Parade in Camdenton is a favorite of locals and visitors
Area residents always look forward to signs of spring each year, evidenced most noticably by the early redbud blossoms, and followed shortly thereafter by the dogwoods.   Most years the dogwood blossoms coincide with the Dogwood Festival (April 16-19) which is a favorite local draw for residents as well as tourists.   It always has been a favorite of mine.
There's nothing like a small town parade - with the marching bands,  the floats, and of course, the Shriners!    As always, there's the annual craft fair, the carnival, art show, 5k run, … (0 comments)

lake of the ozarks: Ha Ha Tonka State Park - 02/03/09 10:58 AM
Snapshots from a winter stroll After days of subfreezing temperatures last week, I took advantage of a pretty day Sunday afternoon to walk around at Ha Ha Tonka, located on the western south western tip of the Lake of the Ozarks.   I was struck throughout the afternoon by the quiet there.  I would pass  people on trails now and then, and see an occasional fisherman at the water’s edge, but mostly there was only the sound of birds and rippling waters.  Absent the lush greens and vibrant colors of other seasons, I saw how the winter season at Ha Ha Tonka … (0 comments)

lake of the ozarks: Winter finally comes to Camdenton - 01/28/09 03:59 PM
Winter weather stalls real estate showings for a few days.

Aside from a few cold days here and there, the Lake of the Ozarks area has had a fairly mild winter this year.
But this week we finally got to experience some of the delightful aspects of winter with our first snowfall of any significance.   Today by noon all my neighbors and myself had shoveled our drives, cleaned off our cars, and taken a few minutes to talk about the weather - wondering how many more days until Spring.
But I, for one, am really appreciating a quiet day … (0 comments)
