karen cooper: Oregon Vet Home Loans Lowering Rates This Week! - 09/24/09 07:07 PM
I’m excited to be working with another first time home buyer who will be taking advantage of what I believe is a great home loan program for veterans, the Oregon Vet home loan. AND he’s going to be getting a lower interest rate than he expected if his offer goes through this week. For the eligible veterans this loan program works for, it’s a wonderful tool! The folks in Salem who work with the Oregon Veteran Home Loan program are fabulous to work with, so fingers crossed this Vet's offer is accepted today! If he chooses the 4.625% rate (4.853% a.p.r.), … (0 comments)

karen cooper: Thanks Active Rain For Bringing Me ANOTHER Great Client! - 09/24/09 06:46 PM
I’ve been blogging here on Active Rain for two years now. Being unfamiliar with social networking at the time, I started out slow. I took advantage of the wealth of valuable information Active Rainers offer up in their posts. I read and read all the tips these bloggers were offering up. Then, I read and read the variety of topics that interested me.

I learned along this journey that:

a)     I really like to write about what I do!
b)    I really like a lot of the people I’ve met here on Active Rain!
c)     I … (50 comments)

karen cooper: Here Honey, We're Leaving You $11.2 Billion+...in Debt! - 09/17/09 03:13 PM
Don't get me wrong...I certainly see the benefits the many families I am working with are going to experience with the $8,000 first time buyer tax credit. They're purchasing homes with monthly PITI payments less than they are paying in rent, they will experience the stability of home ownership, AND those eligible buyers who the $8,000 first time buyer tax credit will go to will likely spend it on the homes they are purchasing, helping local businesses with their purchases, or have a cushion they may not otherwise  have had in case of emergency.
To date, 1.4 million first time tax … (6 comments)

karen cooper: Current Foreclosures for Sale in Jackson County Oregon - 09/16/09 10:34 AM

As a mortgage banker | broker here in Southern Oregon, I was happy to see Adam Bogle of Coldwell Banker ProWest in Ashland Oregon has posted some "hopeful" news with the number of available foreclosure homes on the market here in Jackson County Oregon. I'm working with several buyers who are planning to use the Neighborhood Stabilization Program which gives them up to $50,000 to purchase a foreclosure with, so this is GREAT NEWS for them. It's been slim pickings lately for these buyers. Thanks for the great info, Adam!

Affordability indices are at amazing levels, with homebuyers finding deals we haven’t seen in generations here in the Rogue Valley. One of the deals is a recently released Neighborhood Stabilization Program, up to $50,000 in funds that can be used to match/make down payment, pay closing costs AND repairs on a foreclosure home here in Medford Oregon. Do you think FIFTY THOUSAND DOLLARS in a zero interest “silent second” with no monthly payments might help YOU buy a home and keep your payments nice and low?

karen cooper: Have You Been To The Winchester Inn Restaurant & Wine Bar In Ashland, Oregon? - 08/25/09 12:41 PM
After over five years living here in beautiful Southern Oregon, we are still making new discoveries all the time. New paths to take on walks and hikes. New streets to travel on to familiarize ourselves with the various neighborhoods here while discovering the different viewpoints here in the Rogue Valley. New shops/businesses to explore. All new to us, anyway.

We recently celebrated our 14th wedding anniversary. Since we had house guests at the time, we postponed our celebration until after they left. On Saturday, my hubby and I headed over to a restaurant we’ve wanted to try, having heard such … (2 comments)

The August 22, 2009 HUD approved ABCs of Homebuying class held at Rogue Community College was packed! Maybe this is because of all the incredible incentives Rogue Valley home buyers have available to them, such as the $8,000 first time home buyer tax credit set to sunset November 30, 2009, the City of Medford’s Down Payment Assistance program that gives matching down payment funds and closing costs up to a total of $15,000 to eligible first time home buyers purchasing a home in Medford, or the recently/soon to be released Neighborhood Stabilization Program that gives matching down payment funds and … (2 comments)

karen cooper: How To Buy a Home In The Rogue Valley Oregon | Using The FHA Home Loan - 08/20/09 09:05 AM
The days of flexible underwriting criteria have gone by the wayside for the most part. But, there are still common sense underwriting guidelines out there to meet the needs of the low-to-moderate income home buyer and homeowner. One of the most commonly used common sense programs is the FHA loan.

For the first time homebuyer with limited savings, the FHA loan is a great tool to buy a home with, since it requires a minimum down payment of only 3.5%, which may be a gift from family or down payment assistance like the City of Medford’s down payment assistance program … (2 comments)

karen cooper: How to Buy A Home In The Rogue Valley Oregon | If You Are A Self-Employed Borrower - 08/17/09 09:56 PM
Remember the days of the “Stated Income” loan? They weren’t that long ago, having fizzled away and disappeared in to the fog of “alternative lending” programs that are no longer with us. While many alternative and subprime mortgage products needed to disappear in order to bring the realm of real estate financing and markets reliant upon it back to a more sustainable level, the stated income loan is sorely missed.

The stated income loan was designed to meet the specific needs of the self-employed, commissioned or bonus receiving homeowners. People receiving irregular revenue streams with spiking expenses who have exhibited … (11 comments)
