homes for sale: Twin Cities Area... Housing Inventory - LOW LOW LOW - 09/10/12 02:58 PM
St. Pau Area Association of Realtors research stats came out recently. The average sales price in the Twin Cities Region has INCREASED by 10.7% - good news, right?
That may have a lot to do with the fact that, in the same group of stats, the Twin Cities Region housing inventory is DOWN by 30.9% from last year!
When are all these foreclosures sitting in limbo going to finally start coming on the market?

homes for sale: What is your home worth - according to an appraiser... - 08/20/12 01:02 PM
"When it comes to assessing a home's value, real estate agents and homeowners tend to be an optimistic bunch."
In the post-bust world, appraisers are a different story. They have to predict a realistic value for your home that the bank can use to extend credit to a borrower -- and that number can make or break your sale or refinance.
Appraisers say the following five areas are where homeowners often misjudge the worth of their abode.
1. The outside
The appraiser sees: Overgrown bushes and chipped paint.
What he does: Slices as much as 3% off the value of an … (0 comments)

homes for sale: Sellers to Buyers: Stop With the Lowball Offers Already! - 06/19/12 01:48 PM
Home buyers who are looking for big discounts on housing nowadays are finding that their lowball offers are no longer sticking with sellers, and that their offers are getting a flat-out “no” when they’re way below the asking price.
"Right off the bat, buyers say, 'I want a steal,' and I tell them they have to wipe that word out of their vocabulary," says Jackie Smith, a real estate agent in Florida’s Broward and Palm Beach counties.
"People come in, and they think the market is 2008 or 2009, when sellers were desperate," says Jennifer Sommers, a real estate agent with … (2 comments)

More home buyers may jump off the sidelines this spring as they get more urgent about purchasing a home, fearing that home price and mortgage rate increases are on the horizon.

homes for sale: Warren Buffet Housing Prediction... - 02/10/12 06:02 PM
The Oracle of Omaha has finally made it to the cover of Time magazine. It’s a first, which seems long overdue, considering Warren Buffett’s investment wizardry and, increasingly, his outspoken willingness to talk straight about everything, including the future of the American economy."Once we get back to a million housing starts per year”– the current tally is 685,000 — “I think pundits will be surprised just how fast unemployment will come down in this country,” he says. “There are 4 million people hitting age 22 every year in this country. Sure, you can double up on households for a while, but at some point, … (0 comments)

homes for sale: 2012 Home Sales: Positives on Many Fronts - 01/05/12 02:47 PM
NAR released its latest pending home sales index figure last week and for the second month in a row the index is up. But more than that, the index has broken 100. This is significant because the only time since the housing boom collapsed that the index has broken 100 is when the home owner tax credit was in effect. The fact that the index has returned to that level a year since the credit has been in effect means the housing market is strengthening completely on its own, without any stimulus.
