Wilmette Homes for Sale - It's a Seller's Market The real estate outlook has improved greatly in Wilmette and it's hard to remember the bad old days of 2010.  We might want to forget, but the statistics are out there.  
There are a few anomalies - particularly length of market time which increased in 2013.   However, overall these number show that Wilmette is a seller's market with only 3.4 months of inventory (if nothing else came on the market.

For those living in Wilmette it's no surprise that their town is getting some attention. With approximately 27,000 people, Wilmette is the quintessential Midwest town and is a popular place for people of all ages to call home.

Wilmette Real Estate Market Report Third Quarter 2012 Sales of single-family homes in Wilmette rose 17% over third-quarter 2011, and condo sales were up by 33%! Remarkably, prices rose by 7% for homes and condos by 15%.  This increase in total number of sales and prices did not happen in Winnetka. Wilmette, IL - August 2012 Market Report   47 homes and 11 condos sold in Wilmette during the month of August - the last big push before school started.   For single-family homes the average sale price was $770,425.  Market time averaged a fantastic 77 days and the good news is that the list:price ratio was 93% - much better than a year ago and 2% better than Winnetka. The least expensive house in Wilmette sold for $280,000 and the high-end price was $1,550,000. In Wilmette, as of today (July 18, 2010) there are currently 178 homes for sale - these homes are priced from a low of $270,000 to a high of $4,195,000.  The most expensive home is very near the beach, but not actually on the water.
Wilmette is more affordable than Winnetka, Kenilworth and Glencoe - in fact, 117 of the 178 homes for sale are listed under $1 million.  Some are new construction homes, but the majority are older homes, many of which have been substantially renovated and updated.
