I've been doing rentals for since 1985 in Northern VA. I help people locate rentals and I help people find tenants. I do not do property management. What is getting worse and worse is simply the procedures Realtors use to process application, do leases etc. There are no two companies that process the same. Some want certified funds BEFORE the applicants are accepted. Makes ZERO sense. Some charge $40-$50 per married couple (Good) some charge the same couple per person. Some want a certified check for a $35.00 app fee! Probably one of the worst examples are companies who purposely take in multiple applications and spend everyones app fee money "even if they do not qualify for the house" This to me is criminal and I will do everything to stop this rip-off practice! Some companies expect me to write the lease even though it's not my listing! Not going to happen. Anyway, I could go on and on but something has to happen. I've called my local board NVAR and I get basically a "I know Eddie" answer but nothing is done to get the word out. The public is tired of it also. Greed and mostly incompetent work ethic is creeping in and it makes us all look bad.
