2006: OKC/Edmond Real Estate Statistics for October 2007, CORRECTION - 12/19/07 01:28 PM
Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media.
When I compile these statistics, they're generally based on the volume recorded in the local MLS. Most months, my charts are pulled straight from the MLS, but every now and then, I have to … (0 comments)

2006: OKC/Edmond Real Estate Statistics for November 2007 - 12/19/07 12:51 PM
OK, this post is for all the naysayers and doomsdayers out there. Come on in and make yourself comfortable, because you're about to be served a nice big dose of reality in realty.
Each and every month, I post up the Oklahoma City and Edmond Real Estate statistics, and every month so far I've had some very positive information to share. Yet every week I come across some "professional," whether it be a reporter, another agent, a "real estate investor," or just the average Joe, who tells me the real estate market in Oklahoma City is dead, the sky is falling, and the … (4 comments)

2006: Cheyenne Crossing, Edmond, OK - Neighborhood Market Summary 2007 - 12/01/07 10:38 AM
The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!
Several of the calls I've gotten this week have been from homeowners in the gorgeous Cheyenne Crossing addition in NW … (0 comments)

2006: OKC/Edmond Real Estate Statistics for October 2007 - 11/30/07 09:58 PM
I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. A few months ago, that wouldn't have been anything to point out, because it was the norm, but the past few months we have experienced a minor slow-down; some of it due to a slowing market and some simply due to the time of year.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for October 2007 … (0 comments)

2006: OKC/Edmond Real Estate Statistics for September 2007 - 11/13/07 09:33 AM
I've reported month after month on the condition of the Real Estate market in Edmond, Oklahoma and the overall OKC metro area, and fortunately, I still have positive numbers to share, in spite of a slowing market. For the third month in a row I have some slightly declining numbers, yet positive factors in light of a struggling national real estate market.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for September 2007 as compared to August 2007 and September 2006.
As you can see, the total transactions closed is lower than this time last year, and the average price has come down since … (2 comments)

2006: Cedar Pointe Activity Report, October 2007 - 11/08/07 07:53 AM
Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.
One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).
Being so active in the community allows me a lot of knowledge of the area. I was … (0 comments)

2006: Fenwick, Edmond, OK - Neighborhood Market Summary 2007 - 09/26/07 10:04 PM
The phone's been ringing out of control the past few weeks! I don't know if it's from all the time I've been putting into helping folks who's listings have expired with other agents, or if the man upstairs is looking out for me, but Edmond Real Estate has continued to keep me busy. I have so much activity right now that 16 hours a day just isn't enough! Many of the calls I've been getting are from homeowners in Edmond's beautiful Fenwick addition.
Ask almost anyone in Edmond and they know where Fenwick is, between Penn & Western on the North side of … (3 comments)

2006: Park Lane Estates, Edmond, OK - Neighborhood Market Summary 2007 - 09/24/07 09:31 PM
I spent most of this past Saturday driving around Northwest Oklahoma City and Edmond with some delightful clients of mine (who found me here on Active Rain). They're moving here from Maryland in the next couple of months, so our quest has been to find them a new place to call home. We set out Saturday morning to tour 17 different homes in hopes of finding the right one. When all was done, Mr & Mrs G liked about 12 of the 17 we saw, and I was sure it would take them some time to narrow that list of potential … (2 comments)

2006: Whitehall, Oklahoma City, OK - Neighborhood Market Summary - 08/28/07 11:24 PM
With each neighborhood market summary I prepare, I get another small glimpse into the strength of the Oklahoma City real estate market (View the latest statistics here) and any coming trends. In spite of all the negative press the national real estate market receives, most of the midwest region is still growing and appreciating at very healthy rates. Today I was prompted by a phonecall to prepare a neighborhood summary for Whitehall, a very nice Northwest Oklahoma City neighborhood made up of 2000-4000 square foot homes. Whitehall is a conveniently located community just west of Lake Hefner, at the SE corner of Hefner and N … (4 comments)

While a few markets around the country are seriously struggling and values declining, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. However, for the first time since I began publishing these monthly reports here, I do have less-optimistic numbers to show you.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for July 2007 as compared to June 2007 and July 2006.
As you can see, the total transactions closed and total $ volume is about 1% lower than this time last year, however, the average price and median price are still appreciating in comparison. You'll … (2 comments)

2006: Trails South, Edmond, OK - Neighborhood Market Summary 2007 - 08/10/07 12:30 PM
I got a call last night to list a house in Trails South, so as I always do, I started digging into records to see what's been selling, how quick it's selling, how much it's selling for, what's currently for sale, and all that good stuff. Once again, I was pleasantly surprised with the sales trends in the Edmond Real Estate market (View the latest statistics here), in spite of all of the negative press the National Real Estate market is still receiving. Trails South is a large, established neighborhood, developed in the early 80s located on the West side of Santa Fe, between … (0 comments)

With every listing presentation I prepare, I'm continually amazed at how well the Edmond Real Estate market is performing (View the latest statistics here), in spite of all of the negative press the National Real Estate market is still receiving. While preparing a listing presentation tonight for a home owner I'm meeting with tomorrow, I found yet another example.
Summit Parke is a small, quiet neighborhood, conveniently located on the North side of NW 150th St, between Penn & Western, within walking distance of Summit Middle School and Charles Haskell Elementary School, and just a mile from Quail Springs Mall and more restaurants than you … (0 comments)

2006: Willow Creek Estates, Oklahoma City, OK - 2007 Market Summary - 06/09/07 02:21 AM
Today we're stepping outside our normal area and exploring a great community that I haven't looked into in a while. I got a call from a homeowner in Willow Creek Estates, located on the SW section of NW 122nd & Council, who is curious why his home hasn't sold. He's had it listed with another agent for the past 11 months and has had some activity, but nothing that's panned out. I'm especially excited about this particular listing appointment because I grew up in this area. As a 1990 Putnam City North graduate, I was in elementary school when many of these homes … (0 comments)
