edmond real estate: Oklahoma Foreclosures Still Lower Than Average (Part 2) - 12/30/07 11:50 AM
Back in September, I posted about Oklahoma's lower-than-average foreclosure statistics and how the public perception right now seems to be far different from what's really going on in Oklahoma real estate.
Well, this morning, while checking out some videos on YouTube, I found a video clip from News Channel 5, when Kimberly Lohman reported on this exact topic. In my ongoing effort to help everyone understand the truth in our market, I wanted to post this video here for you to see. Enjoy!

edmond real estate: OKC/Edmond Real Estate Statistics for October 2007, CORRECTION - 12/19/07 01:28 PM
Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The idea is to allow people the ability to decide for themselves what's going on in the Oklahoma real estate market, enabling them to make their personal decisions based on fact, rather than just the perception created by the media.
When I compile these statistics, they're generally based on the volume recorded in the local MLS. Most months, my charts are pulled straight from the MLS, but every now and then, I have to … (0 comments)

edmond real estate: OKC/Edmond Real Estate Statistics for November 2007 - 12/19/07 12:51 PM
OK, this post is for all the naysayers and doomsdayers out there. Come on in and make yourself comfortable, because you're about to be served a nice big dose of reality in realty.
Each and every month, I post up the Oklahoma City and Edmond Real Estate statistics, and every month so far I've had some very positive information to share. Yet every week I come across some "professional," whether it be a reporter, another agent, a "real estate investor," or just the average Joe, who tells me the real estate market in Oklahoma City is dead, the sky is falling, and the … (4 comments)

edmond real estate: Cheyenne Crossing, Edmond, OK - Neighborhood Market Summary 2007 - 12/01/07 10:38 AM
The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!
Several of the calls I've gotten this week have been from homeowners in the gorgeous Cheyenne Crossing addition in NW … (0 comments)

edmond real estate: OKC/Edmond Real Estate Statistics for October 2007 - 11/30/07 09:58 PM
I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. A few months ago, that wouldn't have been anything to point out, because it was the norm, but the past few months we have experienced a minor slow-down; some of it due to a slowing market and some simply due to the time of year.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for October 2007 … (0 comments)

edmond real estate: OKC/Edmond Real Estate Statistics for September 2007 - 11/13/07 09:33 AM
I've reported month after month on the condition of the Real Estate market in Edmond, Oklahoma and the overall OKC metro area, and fortunately, I still have positive numbers to share, in spite of a slowing market. For the third month in a row I have some slightly declining numbers, yet positive factors in light of a struggling national real estate market.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for September 2007 as compared to August 2007 and September 2006.
As you can see, the total transactions closed is lower than this time last year, and the average price has come down since … (2 comments)

edmond real estate: Cedar Pointe Activity Report, October 2007 - 11/08/07 07:53 AM
Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.
One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).
Being so active in the community allows me a lot of knowledge of the area. I was … (0 comments)

edmond real estate: Oklahoma City Real Estate Gets Validation In The Media - 11/07/07 09:39 PM
Well, it's been a crazy past few weeks, and unfortunately our blog has suffered as a result (as evenidenced by my incomplete series, Oh, the Places I'll Go). However, our listings are selling (36 day average) and our buyers are buying. My online absence was a direct result of October being the biggest month I've had in a long time, which brings me to my point.
The gloom & doom stories that you'll find running rampant in the media can easily scare some folks out of buying or selling real estate. While many markets nationally are suffering, or even declining, Edmond real estate keeps chugging along … (6 comments)

edmond real estate: Oh, the Places I'll Go - Day 4 - 10/17/07 10:20 PM
Another busy day! If you haven't read the past 3 posts of this series, click here to catch up.
Yesterday, Tuesday, brought about many of my typical daily tasks. Edmond Real Estate can be demanding, and if you're doing your job, you stay busy with incoming offers, inspections, contract addendums and closings, and somewhere in there, you have to find time to stay in touch with past clients and get in touch with future ones. If you don't, you end up spending all your energy on closing your current transactions and then there's nothing else coming behind them to keep food on the table.
Here's where yesterday's … (1 comments)

edmond real estate: Oh, the Places I'll Go - Day 3 - 10/16/07 10:14 PM
On to day 3! If you haven't read the past 2 posts of this series, click here to catch up.
Yesterday, Monday, was a busy day in my world of Edmond Real Estate, as they usually are. I had a couple of contracts come in over the weekend, so I had some running around to do, to tie up the loose ends on those to get them to closing by the end of this month. In addition to that, I had my list of expireds to chase down, FSBOs to hunt, visits with clients, and research or followup on some home owners … (3 comments)

edmond real estate: Oh, the Places I'll Go - Day 2 - 10/15/07 11:41 PM
In case you didn't read Day 1, here's the rub. I decided it would be fun to list the Edmond and NW OKC communities I visit each day for about 10 days, just to show an example of how often I'm active in each neighborhood.
There are many benefits a home buyer or seller could find in knowing that their agent is actually out and about in their community on a daily basis. My being out in these communities on a very regular basis gives me a lot of knowledge that other agents may or may not have. As this series … (2 comments)

edmond real estate: Oh, the Places I'll Go - Day 1 - 10/12/07 02:25 PM
OK, so I'm not as good at rhyming as Dr Seuss is (so I'm not going to embarrass myself by trying here), but I thought of that fun, inspirational book of his (Oh, the Places You'll Go) yesterday for some reason, when I was asked by another home owner how often I'm in her neighborhood. When I visit with home owners about listing their Edmond or NW OKC homes, asking how often I'm in their neighborhood seems to reassure them that I know the area and I stay on top of the market.
So, I thought I'd have some fun for the … (5 comments)

edmond real estate: FountainGate Estates, Edmond, OK - Lot Pricing Information - 09/28/07 12:14 AM
I love it when I get calls from folks who are able to stump me! That's right, I LOVE a challenge. After all, if all I ever got were Edmond real estate questions that I had all the answers for, what fun would that be? I'd get way too comfortable and never be pushed outside my little box to learn something new, right?
So, late last week I got a call from a couple looking for information on a neighborhood in Southeast Edmond that they've had trouble getting information on. In fact, they haven't even been able to get in the front … (4 comments)

edmond real estate: Fenwick, Edmond, OK - Neighborhood Market Summary 2007 - 09/26/07 10:04 PM
The phone's been ringing out of control the past few weeks! I don't know if it's from all the time I've been putting into helping folks who's listings have expired with other agents, or if the man upstairs is looking out for me, but Edmond Real Estate has continued to keep me busy. I have so much activity right now that 16 hours a day just isn't enough! Many of the calls I've been getting are from homeowners in Edmond's beautiful Fenwick addition.
Ask almost anyone in Edmond and they know where Fenwick is, between Penn & Western on the North side of … (3 comments)

edmond real estate: Lakes At Bridgewater, Edmond, OK - Lot Pricing Information - 09/24/07 10:21 PM
I received a call a couple of weeks ago from a couple looking for information on purchasing a lot in The Lakes At Bridgewater development, located on the east side of Santa Fe, between Danforth and 2nd Street. I'm sure you've seen the place. It's gorgeous Real Estate.... beautiful trees, big pond with a fountain that shoots 30 feet in the air, right in the heart of Edmond, Oklahoma. It's a great-looking neighborhood and is really going to be a knockout community when it's built out.
Well, I got specific lot pricing information, a final plat, and convenants & restrictions for the area and … (3 comments)

edmond real estate: Park Lane Estates, Edmond, OK - Neighborhood Market Summary 2007 - 09/24/07 09:31 PM
I spent most of this past Saturday driving around Northwest Oklahoma City and Edmond with some delightful clients of mine (who found me here on Active Rain). They're moving here from Maryland in the next couple of months, so our quest has been to find them a new place to call home. We set out Saturday morning to tour 17 different homes in hopes of finding the right one. When all was done, Mr & Mrs G liked about 12 of the 17 we saw, and I was sure it would take them some time to narrow that list of potential … (2 comments)

edmond real estate: Edmond/OKC Real Estate Statistics for August 2007 - 09/17/07 10:39 PM
While a few markets around the country are seriously struggling and values declining dramatically, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. Yes, for the second month in a row I have some slightly declining numbers, however, we're not yet reporting anything to cause alarm.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for August 2007 as compared to July 2007 and August 2006.
As you can see, the total transactions closed and total $ volume is lower than this time last year, however, the average price and median price are … (3 comments)
