Back in September, I posted about Oklahoma's lower-than-average foreclosure statistics and how the public perception right now seems to be far different from what's really going on in Oklahoma real estate.

Each month, I post the OKC & Edmond Real Estate statistics here, in hopes of providing my clients and other agents valuable information about the current state of our market. The basic school of thought out there is that this time of year, things slow down in the Edmond Real Estate market. I'm still trying to figure out why people think that. November ended up being a bigger, busier month than October, which was a record month for me. The 4th quarter of this year is shaping up to be the most productive of the year, just like last year's 4th quarter did. Sixteen hours a day just isn't enough time anymore!

I post up the Oklahoma City and Edmond Real Estate Statistics every month, and every month so far I've had some very positive information to share. This month is no different. In fact, we saw a slight increase in activity in October over September. A few months ago, that wouldn't have been anything to point out, because it was the norm, but the past few months we have experienced a minor slow-down; some of it due to a slowing market and some simply due to the time of year.

I've reported month after month on the condition of the Real Estate market in Edmond, Oklahoma and the overall OKC metro area, and fortunately, I still have positive numbers to share, in spite of a slowing market. For the third month in a row I have some slightly declining numbers, yet positive factors in light of a struggling national real estate market.
The following chart shows the monthly Oklahoma City Metropolitan Real Estate statistics for September 2007 as compared to August 2007 and September 2006.

Being a highly sought-after neighborhood, we always see good activity here in Cedar Pointe, and October was no exception. As of this morning, we have 11 active and 6 pending listings. The average list price of the active listings is $200,008, or $96.72 per square foot.
One Cedar Pointe home closed in October, at 2021 Fair Meadow Lane. It sold (88 days on the market) for $164,900, which equals anywhere from $87.71 to $92.02 per square foot, depending on which square-footage source you trust (county courthouse or appraisal).

Well, it's been a crazy past few weeks, and unfortunately our blog has suffered as a result (as evenidenced by my incomplete series, Oh, the Places I'll Go). However, our listings are selling (36 day average) and our buyers are buying. My online absence was a direct result of October being the biggest month I've had in a long time, which brings me to my point.

Yesterday, Tuesday, brought about many of my typical daily tasks. Edmond Real Estate can be demanding, and if you're doing your job, you stay busy with incoming offers, inspections, contract addendums and closings, and somewhere in there, you have to find time to stay in touch with past clients and get in touch with future ones. If you don't, you end up spending all your energy on closing your current transactions and then there's nothing else coming behind them to keep food on the table.

While a few markets around the country are seriously struggling and values declining dramatically, the Real Estate market in Edmond, Oklahoma and the overall OKC metro area is still strong. Yes, for the second month in a row I have some slightly declining numbers, however, we're not yet reporting anything to cause alarm.
