appraisal: Same Day Appraisal In Alexandria - 04/08/14 08:13 AM
Same Day Appraisal In Alexandria
I was asked just a couple of weeks ago if I could peform a same day appraisal in Alexandria.  This same-day-service request was for a new home purchase, and there was a problem with the report that the bank had ordered.  There were movers scheduled for the following day, and time was running out.

The client offered me $1,000 (for what is typically a $400 report).  Still, I responded that I wasn't sure.  Even though my schedule was clear, I didn't know if I could gather up all of the pieces, and turn around … (1 comments)

appraisal: Does the Homeowner Get a Copy of the Appraisal? - 04/14/13 05:11 AM
In a refinance situation, does the homeowner get a copy of the appraisal?
I receive this question a lot.  And I hear agents and other appraisers talking about it from time to time.  Their conclusions, however, vary...
Just in case you're one of those people who hates reading blogs and just want to know the answer, I'll spare you the suspense: Yes!  Yes, the homeowner is entitled to a copy of the appraisal.
Still, it can get tricky...
And in case you're one of those people who both hates reading blogs AND need an appraisal, skip on down to Appraisals … (24 comments)

appraisal: Review - Mechanic in Alexandria: Don Allen - 03/14/13 06:42 PM
Every time I take my car to Don Allen Servicenter (that's right, it's not "service center," but rather "servicenter"), in the Franconia section of Alexandria, I am more impressed than the last time.  And I realize there might be a better place to put this than my real estate and appraiser blog, but this is a good place to start.
A bit of history ...
Don Allen specializes in working on Mercedes.  I drive a Subaru Forester.  It makes little sense that we got paired up, but a couple of years ago, in my work as an appraiser, I ended up … (3 comments)

So you've done the hard part--you've won the listing; you slam-dunked the marketing, and you've captured the attention of a buyer!  One of the remaining obstacles in your way is the appraisal.

appraisal: "Snap, Crackle, Pop!" - Great For Selling Cereal. How About For Selling A House With Pergo Floors?! - 11/17/10 10:24 AM
"Snap, Crackle, Pop!" - Great For Selling Cereal.  How About For Selling A House With Pergo Floors?!
I recently accepted an appraisal assignment up in the mountains.  The house was new, but like many in the market area had recently been foreclosed upon.  I didn't think very much about the noise I was making when I first entered it.  Vacant houses tend to be noisy anyway.  Rather, I was thinking about how cold it was and how it was going to get dark pretty soon.
I proceeded to inspect the house.  I took notes and measurements.  While walking around, though, I … (23 comments)

appraisal: Mount Pleasant - A Neighborhoos in Washington, DC - 10/05/10 09:48 AM
Mount Pleasant is an old neighborhood in Washington, DC named after the 1700's estate, "Pleasant Plains." Development continued in the 1800s, and residents built many detached homes which still exist.
Today, Mount Pleasant offers a mix of housing styles including attached rowhouses and condominiums. Businesses line 16th Street and Park Road, two of the area's main arteries.
It is a short distance from Adams Morgan, the National Zoo, Howard University, and Crestwood. Several Metrorail stops and busses allow for easy public transportation.

appraisal: Ethics violation? Or just misleading? - 09/25/10 10:37 AM
I am working on an assignment in Georgetown, and I came across, as one of the comps, a house I had previously appraised several months ago.  The house I already appraised is now listed with a new listing agent, and it reads "Come see this newly listed historic Federal in the W. Village."
Setting aside the fact that we don't have a West Village in Washington, DC, for a moment, I'm curious about the "newly listed" business.
I mean, it's not newly listed.  It was oldly listed, for too much, and it sat, and sat, and then it expired.
Then they … (18 comments)

appraisal: $X per square foot! - 09/25/10 09:29 AM
I got an assignment in Washington, DC the other day.  This was a really (really, really) nice condo in one of the city's oldest buildings.  It's aso in one of my favorite areas: Kalorama.
Why is that one of my favorite areas?  Probably because if I lived there I could stumble to 30 or 40 bars, but I also think my girlfriend would appreciate the shopping, museums, antique shops, and a million other places, all nearby.  And wouldn't it be nice to just walk to the Hilton for one of the many events they hold there each year?
OK.  So, now … (8 comments)

appraisal: Cleveland Park - A Neighborhood in Washington, DC - 09/23/10 12:35 AM
