I'm starting to see a small change in our market I believe most of it is because President Obama put a moratorium on homes and foreclosures which at one time you had three months to get out, now we have 6 months and 21 days.  The purpose is to try to help people catch up on their payments.

So most people are very happy to arrive in Las Vegas.  I know that when my friends and family have anything related to a special event coming up they will bring their party from anyway in the US to Vegas.

So in this crazy real estate market it's very necessary to educate our buyers and sellers.  The market is actually changing on a daily basis.  The lenders are seeing rates change on an average of 3-4 times a day.  Inventory is NV is down.  Buyers agents are gong nuts trying to find their clients a property that fits what they are looking for.  Buyers are actually settling for properties that really don't fit all their criteria just because they need to get a home.

Ok, I'm starting to get a little concerned about my Desirae.  I'm used to sitting at the desk searching for properties, writing contracts, driving clients around and around and around, but all this sitting is getting on my nerves.  I don't necessarily enjoy looking in the mirror but I'm thinking things are looking a little different back there.

Really it seems as though the locals here in Las Vegas seem to be coping better than some people may think.  I don't think there is one single person in this valley that hasn't experienced losing their home or know of some one that has.  Everyone here is affected.  It's almost like an infection with no vaccine.  I don't mean that is a way that is to be depressing to anyone, it's just a little comparison to what is happening.

Ok, this sounds funny but the first thing that came to my mind was People watching.  You can go anywhere on the strip or downtown and just watch the people go by.  It's quite entertaining and it's free.
One of my most favorite places is the water show at the Bellagio.  It you call they will give you their hours of operation. Also, inside the Bellagio is the atrium which is decorated diifferently on a monthly basis.  Look up when you're in the lobby area.  Imported glass flowers will amaze you.

Real Estate is a humbling experience if you think about it.  Right?  I mean we work to find people what they are looking for.  Sometimes we find them that "perfect" home and something comes along to destroy their plans----- only for something better to come along and work out for them. 
I have to say I really don't care for the waiting for an answer back from the listing agent.  A day is ok much longer I get impatient and my clients start getting nervous.  I know it's part of the process but it's difficult to hang in there sometimes..

I never thought that I would be saying this but I love short sales.  Six months ago I couldn't stand them.. I have done several of them fortunately working with agents that where professional and took the short sale seriously. My clients are finding that the short sales are in most times in better physical condition than foreclosed homes.  I think part of that is due to the fact that the time between short sale and foreclosure is quite a few months and in that time the home is uncared for so many things can start deteriorating during this time.  Toilets … (0 comments)

Whether we're talking about a visit or buying in Las Vegas people are still coming and happy to be here.  I don't work in the casino industry but my son does valet at one of the major casinos and he said he hears the same thing all the time when people step out of their car. "it's good to be in Las Vegas".. Right now the weather is fantastic and people are in the golfing mode.  So when you're at the airport you see lots of clubs on the carousels.

Summerlin has been growing in leaps and bounds for years.  Things have slowed down in Summerlin just like the rest of the Las Vegas valley.  My concern is one for many people to ask themselves.. Summerlin has what is calll Summerlin dues.  It's a monthly fee that pays for landscaping, parks and many other wonderful amenities.  It depends on what part of Summerlin you're living in will deceiver how much you spend a month.  Residents in North Summerlin pay more per month than the rest of the Summerlin residents (it's a larger portion of Summerlin).
