There was an old pop song by "The Clash" called "Should I Stay or Should I Go". It most definitely was not about real estate, but it poses a common question for sellers.
Gently put, most agents say that when potential homebuyers come to see your home, it’s best that you leave the premises.  
Perspective buyers don’t want to see owners hovering or milling about. When they do, they get uncomfortable and feel as if they are intruding. This often causes buyers to look quickly without gaining a proper feel for the home.

I can state that everything I said was correctly relayed to readers, and I think the article was very well written. However, at the end it said “everyone” who was interviewed was pessimistic about the future of real estate in Pickens County. I’m not happy with the way things are right now, but I would not say I’m pessimistic about the future.

Anyone who has been in the real estate business for more than a week has been asked, “when is the best time of year to sell my home?” My answer has always been the same because of my own personal experience, but I don’t recall anywhere that there is a study available to support my opinion. I do not appreciate this time of year. It's generally cold and damp, football ends Sunday, I hate pro basketball, baseball hasn't started yet, and business really stinks. Real estate agents for the most part are in a bad mood. They start thinking the worst is yet to come instead of seeking opportunity around the corner. Many stop prospecting because "it doesn't work".

People always ask me how real estate is "doing". That depends first on whether you're buying or selling, and second on what part of the country you examine. For 2010, it was "doing something". Depending on who you ask, that ranges from great to awful. Personally, I have no complaints.

I heard a speaker from the Federal Reserve explaining the current state of the economy the other day. He was telling us about the virtues of the $600 billion dollar treasury purchase with money they plan to print. A question I have is why they buy the treasuries from a broker instead of buying them from, well, the Treasury Department? Nevertheless, I then read where someone else says we're doomed because of the same move.

With all the trauma sellers are experiencing trying to market their homes lately, the one question that always seems to concern them is "when is the best time of year to put my home on the market".  I usually answer that by saying that you can't sell a home if it's not for sale.  Trying to "time the market" may work to your disadvantage.

I have been hearing stories lately that are frankly hysterical, but also very concerning, about seller responses to offers.
One agent had a home listed for $325,000. He got an offer for $300,000. Upon presentation of the offer, the short sale lender decided to counter with $275,000. Huh???
I had a lease/purchase home listed for $1500 a month. A prospect offered $1300, so I presented the offer. The seller told me to make it $1000. Huh? I told the seller they offered $1300, right??? So he countered with $1200. Huh? After some tough negotiation, I was able to convince him to accept the $1300. … (5 comments)

I was going through some papers last week (okay, I was cleaning up my junk pile) when I came across an article written by John Adams in the AJC. It was called "Inside Advice" and titled "2008 prognosticators show existing home sales going up". Mr. Adams is a well respected real estate practitioner and consultant. However, I think it is fair to say his prognostications on January 6, 2008 were a tad off, since we suffered the worst real estate meltdown in history that year.
