Hidden Valley Resort will present the annual Spring Carnival March 6 - 7, 2010.  More than 220 inches of snow this winter have provided awesome snow conditions this March, and the time has come to celebrate the fact that spring is just around the corner! Guests will enjoy a full schedule of games, activities, and entertainment at the third annual Spring Carnival.

Total transfers for Hidden Valley are substantially off with Jan through June only seeing 18 sales compared to 56 last year. The average sales prices here have declined compared to the same time frame in ‘08.

Back at Hidden Valley under the new Buncher Ownership are summer camps!  Valley Day Adventure Camps and the Junior Golf Camps are two choices that will give you some free time this summer. The camps were set up to give the "kids an educational element with some professional instruction."  If they're between 7 and 12 this program is designed for them!

What are the next steps for Donegal??
If you recall (or scroll down far enough) over the past few years there has been an out reach to the community to assist in improving the Rt 31 corridor. For branding purposes and as locals we refer to this Rt as the "Gateway to the Laurel Highlands." 
This Tuesday (July 7) at the Donegal Community Center beginning at 7 p.m. a review will be offered from the suggestions obtained during the public meeting last December. They are more commonly referred to as EAB. Why are we writing about them? Have you seen the billboards that say, "I promise not to move firewood?" They started appearing locally a few months back and made us wonder, "What's behind that unusual message?" 
Shortly after that we started to notice purple hanging boxes in the trees. Turns out they are traps set only in Ash trees to determine if the EAB is here. In fact there's one on County Line road as you're headed up to Seven Springs on the right and several on Rt 31.

Fishermen friends have shared stories about the water running thigh high, not anymore. American Rivers (a Washington DC non profit) has listed this Pennsylvania treasure a seven out of ten in "America's Most Endangered Rivers in 2009."  This year's edition highlights missing safeguards that they feel are necessary to protect this creek from "excessive water withdrawals for development and energy extraction."

There is an unbelievable amount of attention being focused on where we call home. From Donegal to both Resorts, to Somerset and the National Flight 93 Memorial, to OhioPyle, Falling Water, Kentuck Knob, the Duncan House, we all know the amenities are endless. Hunters, bikers, skiers, golfers, history buffs, river rats, environmentalists, we all seek sanctuary in these mountains.  For NOW the Laurel Highlands is a pristine environment.

Given this economy we decided to revisit where our resort home owners reside full time. Checking on their area of primary residence give us (and you), insight into the stability of their livelihood and likeliness of needing to sell a second home.  Pennsylvania still lays claim to almost 80% of the home owners at both Hidden Valley and Seven Springs.

One of the sessions we had while attending the Resort and Second Home Symposium in Naples Fl included info on these new guidelines. Fannie and Freddie Mac loans NOW REQUIRE a new form for appraisers to complete. It's called the Market Conditions Addendum or "1004MC."  It has been designed to "enhance the transparency of the market trends and conditions conclusions made by the appraiser." It is REQUIRED with ALL one to four unit property appraisals performed after April 1, 2009. Check out the power point presentation.

Traveling west from Somerset, PA this route is a main artery leading to the turn onto Trent Road for Seven Springs and to Hidden Valley's front door step! Wednesdays meeting (March 25th) is the second Town Hall session to be held concerning this corridor. Click here for the overview of the study.
Basically the study concentrated on the ten mile stretch of 31 from Somerset Boro to the County boundary (right before Fern Mountain, after Hidden Valley). Saturday, Jan 31 and Sunday Feb 1, offer all of you a chance to "free your heels!"
