nh: How many Homes should a Buyer see before making an offer? - 10/31/14 05:02 AM
Tell me if this is a TRICK or a TREAT. A Buyer wants to see a new home, then an old home. They wanted to see a home that does not need any work, and one that needs a total re-hab. They asked to see big homes and small homes. They want to see rural areas and urban areas. They wanted to see 1 story homes and 2 story homes. With all this criteria they had over 40 homes they wanted to see so they could decide what type of home they wanted to buy.

I asked how long have you been … (6 comments)

nh: Home Inspection ALERT - All TRICKS - NO Treats - 10/29/14 05:00 AM
You may have heard about Home Inspections that go bad, but it is not always because of a badhome, some times it is because of the inspection. We all can agree an inspection is to identify current condition, past incidents and any repairs that may be needed. The Buyer agents boasted there is no such thing as a "bad" inspection in the buyers eyes. However  how about when an inspector states the plumbing needs to be replaced because of freeze damage when the home was vacated in July and had simply been winterized?

nh: Halloween TRICK OR TREAT times for Manchester NH - 10/27/14 12:32 PM
The Manchester Police Department would like to inform you that the Halloween Trick-or-Treating for the City of Manchester will be on Friday, October 31, 2014 from 6:00 PM to 8:00 PM.
Please refrain from cell phone use - particularly during Trick-or-Treat hours. AAA offers the following tips for Halloween safety. Motorists Slow down in residential neighborhoods and obey all traffic signs and signals. Drive at least 5 mph below the posted speed limit to give yourself extra time to react to children who may dart into the street.
Watch for children walking on roadways, medians and curbs. In dark costumes, they’ll be harder to … (4 comments)

nh: Should I be SCARED to buy a home that is Sold AS IS - 10/27/14 06:03 AM
What does it mean to purchase a home "AS IS"? What should one know before purchasing a home that is sold this way? These are just a few of the many question Manchester NH area buyers have been asking, It can get scary but it does not have to be. In general "AS IS" means just that, as is with no further work, repairs or credits for work to be given. Most of the time you will see this on a Bank Owned sale or a Short Sale. These days though you may see some Home Owners try to sell their own home … (15 comments)

nh: What is the SCARIEST part of Buying or Selling a Home? - 10/26/14 07:43 AM
This is the perfect time of year to conduct a poll of what scares Buyers and Sellers about Home buying and Selling. Do you have your opinion of what the scariest part of the Buying or Selling process is? I compiled what Manchester NH area Buyers and Sellers were saying and the #1 thing people mentioned was, they were afraid of "not knowing", scared of the "unknown", also garnered as the items that were out of their hands that they had to wait for.

For HOME BUYERS Examples were making an offer, the mortgage process, appraisal and home inspections. … (12 comments)

nh: Is giving out FREE Pumpkins a good way to attract a Home Buyer - 10/25/14 05:47 AM
How many Pumpkins would one have to give out to find a Buyer for their home?  An agent was offering a free pumpkin to everyone who came to their Open House. They spend a small fortune on buying pumpkins. It sounds like a fun promotion, but will the people coming for a free pumpkin be real home buyers?

I am thinking probably not. It may be good exposure for the agent but seeing I heard the Seller was paying for it, was it a wise expense for the seller?

nh: Have you Heard? LOW BALL Offers are Alive and Well - 10/23/14 05:34 AM

Do you want the BEST deal you can get when Buying a Home? Low Ball Offers are back. Just yesterday a Buyer and their agent submitted a $110,000 offer in a home priced just under $179,900. The good news is the seller did accept an offer. The Bad news was it was not the Low ball offer. It was one of the several reasonable offers all near, at or above list price.
The bottom line is the Low Ball Offer may be back, and Buyers are finding out they are losing out on their dream homes because in many markets … (26 comments)

nh: What is the BEST way to get an OFFER from someone looking to BUY? - 10/22/14 05:16 AM
Is there a SECRET to getting Offers on a property For Sale? Some may argue there is a secret, while others may argue it is no secret, just a problem with some sellers and their agents executing it. If you do not know about it, then isn't it a secret? Well it does not have to be... It is a simple formula of Pricing the home correctly, getting the home ready for buyers to see and hiring a listing agent with a great marketing plan to get your home in front of as many buyers as they can.

nh: SHOULD every Agent ATTEND the HOME INSPECTION? - 10/20/14 02:07 PM
We have a PROBLEM and we need YOUR opinion. I will break this down later by the view of a Listing Agent and by the view of a Buyer Broker. Should Agents be attending the Home Inspection? This question was quite the talk of another Real Estate web site that was so down and dirty, I refused to leave a comment. But did feel strongly enough to wrote this blog. It may have something to do with what the tradition is for your part of the country how you may answer this. Here in NH, it common for agents to attend inspections, the … (25 comments)

nh: What is the #1 MYTH in Real Estate this Halloween Season? - 10/17/14 05:04 PM
Are you hearing from Home Seller's that they can not "afford" to use a Listing Agent to sell their home? This however is just another myth as the hard Truth is that "how can they not afford to hire the best Listing Agent? Nearly Every seller will tell you they want to save money, sell at the highest price possible in the quickest amount of time. When they try to go at it themselves without an agent, many learn that it is not as easy as it looks.

nh: Should I have more than one agent list my Home? - 10/16/14 06:02 AM
Many Home Sellers want the fastest sale. One of the pieces of advice going around is to list with as many agents as you can. Will it lead to a TRICK or a TREAT for these Home Owners. A Manchester NH area Home Owner called me to do just that. Their thought was having more than one agent will increase the effort and exposure their home will get.

The HARD TRUTH though almost knocked this guy out of his chair. You can have 10 agents each giving a 10% effort which may not total one local full time and full … (18 comments)

nh: Is a CRUSHING BLOW coming to the Real Estate market? - 10/14/14 03:08 PM
The talk of the town is, if banks ramp up collecting amounts due after a Foreclosure or Short Sale will Affect the market? Will sales come to a screech? Many alarmists were saying just that, HOWEVER... I do not believe that will be the case. This is actually not new. Banks always had tried to collect the deficiencies from a Foreclosure. What may be new is the collection of amounts left over after a short sale. Is this talk a nasty trick or will anyone see a treat?

nh: I'm not using a Buyer Broker - Just give me 3% back - 10/12/14 01:16 PM
Did you hear about the Buyer in their haste to save money, who demanded that I take 3% from the sale of the Home, because they would not be using a Buyer Broker to purchase a Manchester NH area Home. I am not sure if they were trying to pull a TRICK or really thought they would get a TREAT??? I do not think they realize that whether they use a buyer Agent, has no affect on the contract between the Seller and the Listing Agent with what or how they are paid to list and sell that home.
