nh: Is it possible to SELL a Home during a Snow Storm? - 01/25/15 10:30 AM
Would anyone BUY a Home during a Snow Storm? You bet!!! When a Buyer is ready to buy, nothing will stop a motivated Buyer. Saturday which is typically one of the busier days to show homes for sale, saw a 6 inches of snow fall in NH. It was a light fluffy snow. But panic had set in some. With a HOT new listing in the suburbs of my area, there was lots of showings scheduled. Also in this neighborhood was another home listed by another company. I had buyers who had looked Friday that also wanted to see the other … (10 comments)

nh: Would you rather work with a mean person or fall off a roof? - 01/23/15 05:32 AM
Drastic times require some hard core writing in today's blog. When a new Bank Owned listing hits the market, it is a given my marketing will attract a HUGE response filled with showings and multiple first day offers. Buyers and their Buyer Agents will jockey for the best offer. Some will opt to play games and offer some crazy low ball bids that knock them right out of the mix. A very small segment may opt for trickery. So when one agent ordered, stomped and even screamed that " I " needed to get up on the snowy roof to take … (47 comments)

nh: WHY would a Buyer ask for a SECOND SHOWING? - 01/21/15 05:09 AM
I have heard a lot of questions while listing and selling real estate, however yesterday a home seller in the Manchester NH area whose home I took my Buyer through, said NO to a second showing when we made the request to see the home again on Thursday.

To set the scene I was representing a buyer, we asked to see a new listing which we did yesterday. The buyer liked it but wants to bring their family through Thursday and perhaps write an offer. The sellers reply was "you just saw the home, you don't need to see it … (41 comments)

nh: Should a Home Owner offer 1 Year FREE Pest Services when Selling? - 01/20/15 05:58 AM
Will it HELP or HURT a Sale if the Home Owner insists on offering 1 year of FREE Pest Control. They met with a Listing Agent who said they should offer incentives for everything "wrong" with the home. They seem to have already made up their mind about it. They told me they were searching for more information about listing when they kept finding my Active Rain Blogs, so they invited me over. They even joked about me writing a blog to see what other people thought.

My opinion is listing a home should not be left to trial and … (13 comments)

nh: Spotlight on the Manchester NH Real Estate Market YEAR END 2014 - 01/14/15 02:37 PM
Are you wondering what the Real Estate Market is like in Manchester NH? 2014 saw a steady growth in sales and home values. We start 2015 with some of the lowest interest rates in years. Buyers are happy to take advantage of the low rates and are looking to buy now. The questions of the day is "Should they list their home for sale? Should they buy a home now or wait?" Our market as seen values start to rise with a steady flow of buyers and a slight shortage of homes currently listed on the market. That makes NOW a … (8 comments)

nh: How a TV can make for GREAT ENTERTAINMENT during a Home Showing - 01/14/15 02:09 PM
What do you think about background music during a Home Showing? Now how do you feel about a Television set playing in the background? Today during a Home Showing in the Manchester NH area we met the Listing Agent who let us in. The TV SET was BLARING loud. Before we could as "WHAT THE HECK?" The agent explained the occupants leave the sound up top entertain the pets and to act as a security system,

As we digested that, I really wanted to ask why she could not turn the set down while the buyer was there and then … (26 comments)

nh: Should you use a Cell Phone when taking pictures of Home For Sale? - 01/14/15 06:49 AM
Do pictures REALLY MATTER when Selling your home? WHY when you used your cell phone did you take the picture up and down so the right and left side of the house is cut off? WHY is it so hard to put more than 1 picture in MLS? Why is it so hard to get the 1st picture you see of the front of the home? Why i the first picture a kitchen? These are all questions for Listing Agents that just don't seem how to properly take pictures or upload them with their listings. There is nothing wrong with using … (60 comments)

nh: Buy a Home - GET A FREE BOAT - 01/13/15 06:02 AM
I have heard of genius marketing plans then there is. I met with an person who bought a water front home, fixed it up into a show place, moved in a few years ago and now needs to sell. He said anyone who offers Full price will get to keep his boat for FREE. Up front it sounds like a great idea however when I heard his asking price, The genius turned to a Jester.

Why would any buyer want to pay $60,000 higher than market value for a $20,000 boat? They can over market value and buy 3 boats … (24 comments)

nh: Should a Seller offer a credit in lieu of making repairs? - 01/11/15 08:39 AM
When it comes to damage, do you Fix it or Leave it? I went on a Listing appointment on a home that had gone unsold after 6 months with another agent. Even though there was snow on the lawn, there was dead weeds still 2 foot high sticking out of the bushes in the front and a snow covered lawn mower sitting where it ended its mission. Entering the home the carpets were completely stained. They gave me a tour and made lots of notes. The first thing they said was they want to set an asking price that includes offering … (28 comments)

nh: Can we go in and out of a vacant Home For Sale anytime we want? - 01/09/15 05:41 AM
If a home is vacant, why should anyone be bothered if the Buyer or their agent come back often when they want to? That was a question asked by a Buyer Agent. To set the scene... with a Bank Owned Listing in the Manchester NH area, I arrived to meet an investor. When i arrived there was a car in the driveway. I entered the home calling out as no one should be there, there was a man and a woman sitting in fold-able chairs with a small table you might see at a tailgate playing cards. When I asked them … (21 comments)

nh: What is more DANGEROUS - The Cold Weather or a Bad Offer when buying? - 01/08/15 05:28 AM
The temperature bottomed out at -6 this morning. There is a 2 hour delay for schools and my first morning appointment canceled. However although the Cold is dangerous, the conversation I just had with the buyer agent who canceled was more troubling.

Their offer on my new Listing was REJECTED. There was 6 offers in total, they knew that ahead of time and you would think had an advantage knowing that so they could put in their best offer possible. However because the Buyer Agent thinks they know everything, their offer about 30% lower than asking price asking for … (18 comments)

nh: Do you want to make EASY MONEY completing BPO's? - 01/07/15 06:45 AM
Did you ever want to lead a glamorous life of a BPO and REO Agent? There are certain words that go together like Peanut butter and Jelly. Than there are words that do not quite fit like Easy Money and BPO.  Many markets are seeing an increase in BPO orders and therefore an increase in REO Listings. Agents both new and old are now rushing to join in on the trend. The problem is......  Many agents do not know what a BPO or REO even is never mind how the process works. There are no shortage of people ready to take their money to teach them … (7 comments)
