What is the BEST WAY to set up a Showing on a Home For Sale? Should you have to call the Listing Agent? How about a Showing Desk? Lastly would you have a Buyer Agent call the Seller direct on your Listing to set up a Showing?  Here in the Manchester NH area all 3 of these options are used by the variety of Listing Agents.

Does your area have an average of what home sells for below asking price? This is one of the top questions from Buyers in the Manchester NH area who are looking for the best bargains they can find.  Here in Southern New Hampshire buyers are surprised when they hear that many new listings sell at or above asking price. There next question is usually then why hasn't "this home" sold that has been on the market for 6 months?

Does it matter what your asking price is when you list your home? A Manchester NH area Home Owner wanted to set his own price. He did not care about what the other homes in his neighborhood sold for. "If you want to list my home, you have to take it at this price" he said. Would you take the Listing?

Most days you live for the phone to ring, but when the seller of a home I showed calls me direct, i was not so sure i should have answered. She started screaming bloody murder demanding feedback from the showing. I went on a Listing appointment last fall, the home owner loved everything I offered, loved what i had to say and loved the fact i sold their neighbors home so quickly, They chose another agent though. The MOST IMPORTANT factor is what services you get for what you pay. Real Estate agents are not allowed by law to discuss an average commission or what anyone else charges. My best tip is to call an agency, ask what they charge and what you get for what you will pay. the BOTTOM LINE is their services should more than save what you pay.

Does it seem like a good idea to list with 5 different agents to get 5 times the exposure? This one Manchester NH area Home Owner thought so on Saturday. They were not only interviewing agents, but hiring each one to list their home in an open listing. Their reasoning was to get added exposure for their home for a quicker sale. I toured the home but was not interested in an open listing.
