scott: WHAT are the Duties of a LISTING AGENT anyway? - 08/20/14 06:03 AM
What is a LISTING AGENT suppose do when they are hired to sell a property? Yesterday there was quite a discussion about whether the Listing Agent should attend the Home Inspection. The basic premise is a Listing Agent should guide the Seller through EVERY step in the Selling process. Some days one of the easiest parts of a sale is finding a Buyer. The hard part is getting it to close.

The primary duty of a Listing agent is that they needs to manage the sale. It is the things we can not control that often go wrong or have issues such … (3 comments)

scott: Does a Listing Agent have to attend the Home Inspection? - 08/19/14 04:46 AM
Does the LISTING AGENT really need to attend the Buyer's Home Inspection? This is a common question and one you may hear many answers to. Many will say it is the Buyers Inspection, why should the Listing Agent be there?
The basic premise is that a Listing Agent represents the Seller. Therefore to appropriately guide the seller, the Listing gent should be there to first hand see what is found. Many Buyers and their agents will use the home Inspection as way to re-negotiate the sales price agreed to in the purchase agreement.
The basic types of repairs needed could be classified as … (30 comments)

What is the Real Estate market like this Summer is a question I am asked everywhere i go. Then I hear, Is now the time to Sell my LONDONDERRY NH Condominium? The question of whether to sell is being pondered by many area Home Owners. Our market as seen values start to rise with a steady flow of buyers and a shortage of homes currently listed on the market. That makes NOW a great time to list and sell your condominium.

scott: What does the end of summer mean for the Manchester NH RE market? - 08/18/14 06:11 AM
What does the end of Summer and arrival of Fall mean for the Real Estate market? Typically the fall market sees a sharp increase in new listings and new Buyers entering the market. The summer in New England saw a slow down in new listings but a steady flow of buyers looking to take advantage of the Ultra low inventories.

Many buyers who want to be in their new home before winter, have stepped up their Buying efforts. Having a good Buyer Broker that can identify new listings just as they hit the market to get in right away has … (11 comments)

scott: HOW many Homes should I see before making an offer on one? - 08/17/14 07:16 AM
Should a Home Buyer see a certain amount of homes before choosing one of them to make an offer on? When showing my listings yesterday to a Buyer and their agent, the buyer was very excited, they loved the home and asked about making an offer. Their agent told them "they should wait until they see a few more homes before making an offer."

With a shortage of homes for sale in some markets and a steady pace of buyers, many of my new listings sell fairly quickly. This by far was the worst advice anyone could give. If you … (23 comments)

scott: How will the arrival of FALL affect the Real Estate Market? - 08/16/14 06:03 AM
"Should I wait until fall to Buy or Sell a home?" is a common question I have heard this summer. Typically the fall market can rival the Spring market for activity. Real Estate tends to slow in the summer heat when many families take their vacations and tackle outdoor projects. In the Northern half of the USA fall is a wake up call for many buyers who want to be in their new home before winter hits.

This is no ordinary or average market, so my answer to every Home Seller is if you are ready to sell, NOW is … (18 comments)

scott: WHO pays for any OIL left in the tank at Closing? - 08/15/14 05:17 AM
"How do we know who pays for what?" asked a Home Buyer. They were refusing to pay for the Oil in the tank at closing. Here in NH it is customary for the Buyer to pay a pro-ration to the seller for "fuel in storage." The tank is measured the day before closing and the amount is calculated based on gallons in the tank times the going rate that date at area Oil suppliers.

Our standard Purchase and Sales agreement has it already written in that Buyers agree to pay for fuel in storage. They need to cross it out if they … (74 comments)

scott: Is it ever a GOOD IDEA to let a Seller stay in the home after closing? - 08/13/14 07:40 AM
When does a Home Owner have to move out when their home is sold anyway? There seems to be a trend where Home Owner are putting their homes up for sale but have not found a new home to buy. They want to wait until their home sells to buy a new home as they need their home to sell to buy a new one. Basically they want to stay in their home after closing until they find a new home.

This came to light twice in recent weeks with a Home Owner whose listing expired saying they could not sell because … (17 comments)

scott: Are you SCARED yet? - 08/12/14 05:39 AM
What scares you when it comes to listing a home for sale? Recently a Manchester NH area Home Seller asked me that as I walked into their home on a listing appointment. The home was filled from floor to ceiling with "stuff". One room after another where a simple path made it's way through the home. The home owner turns and asks "Are you scared yet?"

I list all kinds of homes, new and old, big and small, clean and dirty but the one thing remains the same, i can get the job done and perhaps is why I was referred to … (17 comments)

scott: Real Estate MAKES my HEAD HURT - 08/11/14 02:23 PM
"What do you do if Selling your home makes your Head Hurt?" asked a Manchester NH area Home Seller who just called. She is at wits end and wants to know what to do. She said her home expires in a few days which may be her saving grace. The simple answer is if you are experiencing that much stress and aggravation you need a new agent who can do things right.

Listing your home should not be stressful and aggravating enough for you to bang your head on your walls or pull your hair out. As with anything, there is a … (9 comments)

scott: Could the weather ever be "TOO NICE" to look at homes For Sale - 08/10/14 05:19 AM
Could you imagine why a Home Buyer would cancel a showing on a home they could not wait to see. With a slight shortage of homes for sale in the Manchester NH area, Buyers are waiting for new listings to hit the market so they can can see them right away. Yesterday was 85 degrees, sunny and no humidity in NH. A day that dreams are made of.
Many new listings get multiple offers within days. So when a buyer and their agent does not show up for an appointment i begin to wonder. Waiting 5 minutes then 10 then 15 minutes … (16 comments)

scott: Should a Listing Agent Schedule Showings on a home For Sale? - 08/09/14 05:48 AM
Why would Buyers or Buyer Agents be calling the Seller of a home that was listed For Sale? More and more in the Manchester NH we are seeing notes to contact the seller direct to set up showings. Although common in some parts of the country, it is not common here. It is resulting in some VERY ANGRY home sellers.

Most commonly practiced by the big national companies around here, it is not practiced by many others and that includes me. When a Home Owner hires a "Full Service" listing agent, they want full service. Most traditional is when a buyer or … (22 comments)

scott: What is the SECRET to Setting a proper ASKING PRICE on a new listing? - 08/08/14 05:46 AM
Do you like to tell people "I told you so?" I actually do not, but let me tell you that 6 months ago a Home Seller said to me "If Home Buyers in the Manchester NH are willing to offer more than the asking price, why don't we just set the asking price higher to get a higher price for our home?"

After letting the owner know what her home was worth, what she should set for an asking price and what price she would probably get, she very rudely and abruptly told me another agent at a national firm … (16 comments)

scott: What does earning POINTS have do to with the Real Estate business? - 08/07/14 05:15 AM
Have you seen all the featured blogs regarding the new Active Rain point guidelines? No one can agree if it is good or bad that there are more opportunities to earn points. However yesterday I had to put my foot down when I read earning points has no relation to earning money in the Real Estate Business. It is triggering more questions of why should agents care if they are awarded points for writing a blog. Agents should be writing a blog to attract new business.

I like to think I write a blog to inform, educate and entertain my readers. Reader then can choose to … (25 comments)

scott: WHAT is the BEST way to set a LIST PRICE on a Home FOR SALE? - 08/06/14 06:12 AM
Is there a secret in setting an asking price that will help sell a property quickly? There sure is. It is a skill and an art some people say to be able to set a correct value on a home to get is under contract quickly but get the seller the highest amount possible. When a Manchester NH area Home Seller called and said they were interviewing 5-6 agents to list their home, I was excited but cautious over their initial number of agents.

Most agents will ask the seller how much they want for the house and poof that … (25 comments)
