You keep hearing the phrases in the media & public such as:
"Interest Rates are at Historic Lows!"
"It's a Buyer's Market" "BUY TODAY!!"
"There's Never Been a Better Time to Buy"

Example: $100,000 purchase price in today's … (0 comments)

louisville kentucky: Short Sale -OR- Foreclosure in Louisville Kentucky? - 07/23/12 03:28 PM
Which is a better alternative for the seller – short sale or foreclosure?
Here are the advantages of doing a short sale:

It allows a more dignified exit from the home. In a foreclosure, an official eventually comes to the home and tells the occupants to leave – immediately. In a short sale, the seller knows the closing date and can prepare in advance for the move. In many cases, their neighbors, friends and family needn’t even know of their financial difficulties.
The seller could possibly avoid a deficiency judgment. In almost all distressed sales, the bank can legally go … (0 comments)

louisville kentucky: Congrats Louisville, KY - Named "The Most Livable Large City" - 06/15/12 02:04 PM

CONGRATS!
The city of Louisville ranks higher than San Diego, Boston, Orlando, Hartford and St. Louis according to the U.S. Conference of Mayors.
The conference named Louisville the most livable large city.
The biggest reason was Louisville Mayor Greg Fischer's give a day week of service. During that week in April Louisville residents gave their time to volunteer by reading to homeless children, writing letters to the troops and cleaning up their neighborhoods.

louisville kentucky: "Green" Mortgages - Smart Financing in Louisville, Kentucky - 06/08/12 11:15 AM
I wanted to share some information today on how smart financing can help the environment....Beyond the paperless mortgage that can save trees, I am talking about two loan products that can finance energy efficient improvements to your home. And both can be done at time of acquisition or during a refinance.
First, we have the tried and true FHA 203K which will finance homes and their renovations up to the local FHA loan limit. In terms of green mortgaging, we have seen borrowers finance   $50,000 solar heating and electrical systems and geo-thermal heating and cooling systems  which enable homeowners to slash their energy costs … (0 comments)

louisville kentucky: Where is the Rental Market Headed Because of Today's Market? - 03/21/12 08:56 AM

Because of the challenges in the current economy, many families have either decided to rent or been forced to rent. How has this impacted rental options and the cost of the available options?
HousingWire recently quoted Paul Dales, senior economist with Capital Economics:
“As a consequence of Americans being less willing and less able to buy a home, the number of households in rented accommodation is set to rise by at least 850,000 a year over the next few years.”
The price of anything is determined by supply and demand. As demand increases, the price of an item will increase unless there … (3 comments)

She bought it with her mother, but anted up her fair share with money she saved for over a year by selling free items she had previously found and fixed up.

louisville kentucky: Short Sale with J.P. Morgan CHASE - 36 Days?? - 03/02/12 08:31 AM

Just the other day (February 29th Leap Year to be exact) I closed on a short sale transaction as the listing agent. My sellers lender happened to be J.P. Morgan Chase and as many people have probably heard about the short sale market...the big commercial banks TAKE FOREVER to get through the short sale process (more like a "long sale"). Typically you hear stories of deals taking anywhere from 2-6 months and then sometimes even longer.
Well after just closing with CHASE, I must say I have to give them a big round of applause and their well deserved … (0 comments)

louisville kentucky: 10 REASONS NOT TO STAGE YOUR HOME - 02/07/12 12:05 PM
This is an excellent post from a home stager in Hawaii. The reason most sellers don't want to stage their home is because of cost, obviously but there is one thing I believe most sellers forget...

Price Reduction vs. Staging Costs....I have so many sellers willing to drop the price $3,000 before they ever consider home staging. What if they staged it for $1,000 and we were able to sell it at asking price in a much quicker time frame?
1.  We want to test the market for 90 days.  And on the 91st day?  Price reduction--and 90 days worth … (0 comments)
