real estate: What is a Short Sale? Short Sales Explained - 08/11/09 07:52 AM
A Client of mind just emailed me and asked me to explain a short sale.  I thought I would explain it here on the blog.
Basically the seller of a home owes more than what the house is worth.  Maybe they bought the home recently at the height of the market or refinanced too many times and no longer have equity.  Then the seller has a financial hardship, perhaps a job loss or illness, and can no longer keep the home.  The short sale is a way to avoid foreclosure and sell their house without damaging their credit as badly as … (2 comments)

real estate: June 2009, Atlantic County, Atlantic City Area, Real Estate Market Report - 06/18/09 12:27 PM
Atlantic County, NJ June 2009 Real Estate Market Statistics View more Microsoft Word documents from Matthew Haviland. Here is an updated market report as of June 2009.  Home saled increased in May which is normal for the spring season.  Home prices continued to drop last month.  We thought that we may see a slight increase in home prices for home priced under $200,000 but new forclosure activity is contunuing the downward slide in prices. This market provedes a great opportunity particularly for first time home buyers.  First time home buyers can take advantage of dropping prices, lower interest rates, the $8,000 … (0 comments)

real estate: How is a loss really a gain? Moving up in a buyer's market. - 06/11/09 04:06 PM
The graph below illustrates how a loss on the sale of a home today can be made up by a gain on a higher priced home.
You see, many homes in higher price ranges have also dropped in value, creating an opportunity to buy at lower costs than were available before, resulting in a net savings.

Let's sit down and take a look at your specific situation. This may be the opportunity you have been waiting for!

real estate: Atlantic County New Jersey Real Estate Market Continues to Decline! May 2009 - 05/18/09 02:17 PM
Atlantic County New Jersey Real Estate Market Continues to Decline!
May 2009 Stimulus Package has little affect yet.
Contrary to the improving conditions of markets in many areas of the country, Atlantic County NJ continues to decline. The suffering, casino based economy, continues to pummel housing prices and the total number of sales. Continued layoffs, reduced construction/renovations and reduced work hours have severely inhibited Atlantic County residents’ ability to capitalize on the increased affordability available.
Affordability has greatly increased due to reduced prices and historically low interest rates. Although unemployment has increased, under-employment, because of reduce hours of work for casino … (0 comments)

real estate: Atlantic County Average Sale Price Of Homes Over Past Nine Years. - 10/30/08 03:38 PM

9 Year Average Sale Price - Upload a Document to Scribd This graph shows the price changes over the last 9 years in Atlantic County. Home prices reached their peak in 2006 at $279,418. You can see a big drop from 2007 to the third quarter of 2008. Prices are now somewhere between 2004 and 2005 levels.
The bad news for sellers is that if they bought at the peak their homes are now worth less. The good news is that affordability for home buyers is returning.
Best wishes,
Matt

real estate: Why aren't you investing in real estate? - 10/14/08 04:02 PM
In light of the recent stock market drastic changes I wonder why more people aren't investing in real estate.
Did you know that you can move money from your investment plan into a self directed investment plan and use that to buy real estate?
The benefit of investing in real estate versus stocks, bonds and mutual funds is that you can invest in what you know and understand.  With real estate you have tangible asset that is generating monthly rental income rather than hoping that your stock value goes up.
Now is a great time to invest in real estate.  And … (0 comments)

real estate: This Is A Market Of Opportunity - 09/13/08 07:36 AM
As a real estate professional, I often get asked "How's the market?"
I've been struggling with what to say for the last two years.  I could be optimistic and say that it is great.  But for many people it is not a great market.  There are people who can't afford their homes and are forced to do a Short Sale or go through foreclosure.  But it's also not a bad market either.  There are great opportunities for buyer's sellers and investors in this market.

On Thursday I listened to a coaching call with Keller Williams MAPS coach Tony DiCello who … (10 comments)

real estate: Ask Matt: Is Now A Good Time To Buy An Investment In Atlantic County, NJ? If So, Where Should You Buy? Brigantine, Ocean City, Atlantic City? - 12/27/07 03:08 PM
I was recently asked the following question and thought I would share it with you… QUESTION: I am looking for a single family house for investment in Atlantic county. I would like to rent it out for income. I don’t know too much about the area, but I am thinking about Brigantine, Ocean City, etc.
My preference is at least 2 bed and 2 bath single family and my budget is low 300k.
I wonder if you think now it is a good time to buy and which city is a good buy? Is Brigantine a good location for investment?

real estate: Brigantine New Jersey Homes For Sale And Home Price Trends - 12/21/07 03:06 PM
I took a look at what was going on in the Brigantine market and created these two charts to visually show what has been going on from 2000 to 2007.The chart on the left shows that list prices (in blue) and sold prices leveled out in 2005 and have not increased much. It would appear that prices have not declined however this is not accurate and does not take into consideration new homes construction and other factors that skew the average sale price. The second Chart shows the number of homes listed and sold since 2000 in Brigantine, NJ. As you … (0 comments)
