My market info shows an upward trend of home prices listed due to the sale of the lower priced homes making the foreclosure driven market sale prices lower which looks like a conflict when you first glance at the stats.  Reality and statistical charts are usually not the same thing and … (0 comments)

branson home sales: Market Report for Branson and Table Rock Lake area fall 2012 - 11/13/12 01:21 PM
 The median list price in October for single family homes in Branson was $214,000.  The list prices dropped by-4.86% from the previous month.  The price per square foot for listings in this area is $91.  The median sale price in July for single family homes was $174,500.

This shows less inflluence from the REO market in the summer months.

According to our local statistics, Branson single family homes sales for the 3rd quarter of 2012 was down 6 to 61 single family-built-on-site homes.  Market increased in prices though with the highest priced one selling for $639,000 and the lowest priced one selling for around $25,000.  The medium price was also up about 15% at  164,000 and that is a sign the market has bottomed out and starting to recover at least for single family home sales.  Branson home sellers will be glad to know that only 18 were distress sales so that is about the same as the previous quarter and … (0 comments)

According to our local statistics, Branson single family homes sales for the second quarter of 2012 was 67 single family, built-on-site homes with the highest priced one selling for $500,000 and the lowest priced one selling for $22,000.  That is a great jump in home sales for the Branson area.  The medium price was 134,000 and that is another sign the market has bottomed out for single family home sales.  Branson home sellers will be glad to know that only 26 were distress sales so that is a much lower influence on the market than before.  Condos sold totalled 22 units and only 6 … (0 comments)

According to our local statistics, Branson single family homes sales for 2012 as of the first week of March was
28 single family, built-on-site homes with the highest priced one selling for $355,000 and the lowest priced one selling for $34,000.  That is a a stable or bottomed-out market depending on how you look at it.  The medium price is 140,000 and that is another sign the market has bottomed out for single family home sales.  Branson home sellers who can wait will eventually see and increase in home values, if they are patient.  13 of the homes, which is just under 50%, … (2 comments)

According to the MLS statistics, Branson single family homes sales last month total was 17 single family, built-on-site homes with the highest priced one selling for $967,500 and the lowest priced one selling for $65,100.  That is a decrease of 6 single family built on site homes sold over the previous month.  The medium price of $163,000 is the only bright spot in the single family home market news for Branson home sellers.  9 homes, which is over 50%, were short-sale and foreclosed homes included in these totals.  This is becoming a major influence in our current Branson Real Estate Market.

According to the MLS statistics, Branson single family homes sales last month total was 23 single family, built-on-site homes with the highest priced one selling for $500,000 and the lowest priced one selling for $32,000.  That is no increase of single family built on site homes sold over the previous month.  The medium price of $133,000 is a lower medium home price of homes sold and 50% were short-sale and foreclosed homes included in these totals.  This is becoming a very huge influence in our current Branson Real Estate Market, which is not really good news.

According to the MLS statistics, Branson single family homes sales last month total was 11  homes with the highest priced one selling for $239,000 and the lowest priced one selling for $58,000.  That is 1 less sold than last month on a short month so not much change to note.  The medium price of $167,000 is a good increase which is some much needed good news for our Branson Real Estate Market.

According to the latest statistics, Branson, MO single family homes sales last month total was 12 single family homes.  The highest priced one sold for $420,000 and the lowest priced one sold for  $101,000.  The medium price of $185,000 shows less foreclosed homes sold than last month and more primary residence buyers in the market now.  A positive report for the Branson area home sales and a great beginning in 2011.
