horse properties: WHAT YOU DO WHEN NOT SHOWING BIG SOUTH FORK HORSE PROPERTIES – YOU FIX THE DRIVEWAY! - 06/08/10 06:25 PM
This was another time I was remiss in getting  BEFORE pictures.   Our ½ mile-long gravel driveway has required several fixes over the last 14 years, but we have learned how to institute FINAL fixes.  Everywhere we've applied the FINAL fix, it has worked and we have no more mud and gravel disappearing into the earth.
I swear we have put enough gravel on this driveway for it to surface as a fine roadway somewhere in China.  We had a terrible situation where one side of the tread was almost 10 inches lower than the center of the driveway.  My husband's low clearance … (6 comments)

horse properties: THE “HORSE PROPERTY” I HAVE ALWAYS WANTED. - 05/27/10 08:28 AM
We (husband, Brad and I) retired here in Big South Fork Country near Jamestown, Tennessee to have land for our horses, to ride the hundreds of miles of trails here, and to enjoy the fabulous beauty right outside our back door.  By-the-way...this is exactly what so many of our Real Estate customers are looking for and that's why we at Tennessee Recreational Properties are so in tune with their feelings.
Now, after 14 years, our goals have been met for the most part -  we have 4 especially fine horses as our riding buddies, have ridden most of the trails and … (11 comments)

horse properties: NICHOL CREEK FARMS EQUESTRIAN COMMUNITY CLOSE OUT SALE HAS SOME GREAT BARGAINS! - 03/14/10 11:30 AM
Equestrian developments near the Big South Fork National River and Recreation Area offer a range of properties for new owners and their horses, but many of them are wooded.  At Nichol Creek Farms the Lots are larger and are not wooded.  Pasture is at a premium in this area. Finding a property already cleared and grassed is a high priority for horse owners.  And to be five miles from Jamestown shopping, 5 miles from a trailhead at Big South Fork(185 miles of trail) and only 10 miles from the hugely popular East Fork Stables (130 miles of trail) is what so many call … (6 comments)

horse properties: WHAT ! ! ! YOU WANT ME TO COME DOWN ON MY PRICE ? ? ? - 03/11/10 07:41 PM
It is always a cat and mouse game in Real Estate.  List price - offer - counter offer - counter-counter, counter-counter-counter...and on and on.  Who will blink first.
When a seller has a $$$ figure in mind based on his own interpretation of the market and the attributes of the parcel he is selling, there is no way you can disuade him from its worth.
Luckily, I recently was a buyers' agent in this situation and no matter what the current real estate market portends or the fact that his Lot actually had some downsides there was no "meeting in the middle."
Well … (3 comments)

horse properties: BIG SOUTH FORK REAL ESTATE CLIENTS ARE BOSS AT TRP - 02/06/10 02:39 PM
Realtors can sometimes get attached to (or farm) one or two favorite equestrian communities in Big South Fork country.  After all, that way you know everything about the properties, who is selling what and what sold for how much.
But to serve our clients we want to offer buyers a broad range of possible properties that may suit their needs.  Tennessee Recreational Properties (TRP) is taking the GLOBAL approach.  When you come to Fentress County, The Trail Riding Capital of the East, looking for a potential retirement or vacation home, you want to know all there is to know about the area.

horse properties: SILENT SUNDAY: NEVER ENDING BEAUTY IN JAMESTOWN, TN - 01/10/10 07:04 AM
It takes some hiking on steep sideslopes to get there, but it's worth it.  This falls is locally referred to as the Devil's Bathtub.  The falls is in limestone and just below the drop is a huge sinkhole where most all of the water goes in the summer.  This a winter photo - obviously more water than the sink can swallow.

horse properties: IN BIG SOUTH FORK, TENNESSEE: BE A LEADER IN 2010 – AND DON’T SLIP ON THAT MARKET ICE - 01/05/10 08:01 AM
These cold days are filled with anticipation about what the 2010 real estate market will be like.  There is time to consider advertising, organization, and new approaches to draw in the viable prospects out there.
As I drove to town to get more horse feed, the neighbor's farm pond struck my eye.  There they were - symbols of my 2010 customers.  Wandering around, all looking for the "best" spot, some slipping and nearly falling, and all seemingly not having the direction of a leader.
Again I thought of my reading in SHIFT.  Our job is to lead these wandering souls and … (1 comments)

horse properties: HORSE PEOPLE HELPING HORSE PEOPLE – THERE’S NO HESITATION – - 01/03/10 08:19 PM
When it comes to leaving town for a week, a long weekend or even overnight in very cold weather it's difficult when you own horses, dogs and cats.  There's the routine they are used to - there's the order of feeding - there's the special feed for this one and that one doesn't get this.  The complexity for those who are not used to this individual attention for each animal can be mind boggling.
Recently a couple moved to retire here from California with their three horses.  They bought in the Hitchin' Post at Hunter's Ridge, a very new equestrian community … (3 comments)

horse properties: HORSE PEOPLE LOOKING FOR HORSE PROPERTY SHOW UP EVEN IN 18 DEGREE WEATHER - 01/02/10 07:49 PM
IT'S the coldest weather we've had this winter. It was13 degrees over night and the temperature was no more than 15 degrees at 10 am. My customers had driven at about 2 hours to get here and with the snow flurries, I expected them to be a little late. But sure enough, 10 minutes after 10 they came through the door excited to see THE HIGHLANDS AT BIG SOUTH FORK, a beautiful equestrian community within 15 minutes of the BIG SOUTH FORK NATIONAL RIVER AND RECREATION AREA.
She is an endurance rider - has won the Annual Fall Endurance Ride at BIG SOUTH FORK and … (4 comments)
