Here are some stats for Georgetown.  You will notice that we currently have more active listings than any other broker.  Also, that in the past 6 months, we and Washington Fine Properties have each been on the Buyer's side of 16 of the settled sales.

washington dc: New DC Property Tax Rates for 2009 - 11/24/08 12:20 PM
District of Columbia Tax Year 2009  
Homestead Deduction
 (§ 47-850 DC Code).   A condition of eligibility for this program is that the applicant resides in the "owner-occupied property as [his or her] principal residence."
For purposes of levying the real property tax during a tax year, the Mayor shall deduct $64,000 from the estimated market value of real property which qualifies as a Homestead.   Currently this deduction results in a savings of $544.00 annually.

washington dc: Open House Traffic Picking Up - 11/10/08 04:21 PM
This past Sunday, I held open a very nice one bedroom, one bath condo in Cleveland Park at Vaughan Place at McLean Gardens, unit #522. It is not one of the renovated units, but it is very nice, has a gorgeous view from the balcony, and is about 750 square feet.  The asking price has recently been lowered to $359,500.  I noticed that since the election, open house traffic has been picking up.  I had 10 groups come through in 3 hours, and most were very serious buyers.  I get the impression buyers are starting to get their confidence back.

There is a new real estate website in town, and it just launched this week.  In an attempt to navigate the highly localized real estate markets of the individual D.C. neighborhoods, Urban Turf dives in, one area at a time.  It gives the readers the information they are looking for with the feel of actually hanging out in the neighborhood for a day and talking to the local residents first-hand.  They are still working out the kinks, but here is a good article on the Shaw neighborhood, featuring quotes from yours truly:

I thought you folks out there might enjoy a little post-housing crisis market report.  Here is a break down on post-crisis sales in Northwest D.C. for the month of May thus-far:
49 single family homes have closed since May 1, 2008 in NW D.C.
The average list price was $1,053,714 and the median list price was $869,500
The average sales price was $1,012,558 and the median sales price was $853,500
The average list price to sales price ratio is 96% and median was 98%
Average seller subsidy was $1,359
The average days on market was 37
