I am part owner of an LLC that is purchasing rental properties. We currently have 2 duplexes and 5 single family detached. their are no liens on the properties and we have used some hard money for some of the purchases. We purchase at trustee sales and rehab the units before we rent them. At the present time we have six out of the seven rented with leases. arizona: New shopping - 08/10/08 01:15 PM
Ground was broken this week for a new Wal Mart in Maricopa. A large Tutortime and also a new Mcdonalds are just about open also. You don't have to be a big fan of any of these companies but it will give you an idea of what is happening in an area. The growth of the City of Maricopa continues and will for a long time to come. The weather is great (you just have to adjust to those 100 degree days in the summer).

The Governor of Arizona signed into law a bill that provides for an Amusement park district in the state of Arizona. This is the next step for the developers of the Theme Park. They must now secure 100 Million dollars in capital so that another 750 million dollars in bonds can be sold. What this will mean to the County of Pinal is yet to be seen. It is amazing how a little good news in the media makes the phone ring. I had two calls today from potential buyers that heard about the State Senate passing the legislation on the Decades Theme Park. There is a lot of land and many residential lots located within a ten mile radius that are going to see increases in their value once the Bill is signed by the Governor and the project gets moving. It is located halfway between Phoenix and Tucson,Arizona

Good news for Pinal County,Az. The proposed Rock and Roll Theme Park called Decades has passed the Senate and has been sent to the Governor for her signature. If she signs the bill it paves the way for the project to proceed. It is located just off Interstate 10 in the Eloy, Az. area. It encompasses 360 ac. with room for more expansion. This will be a very large shot in the arm to the whole area with the creation of jobs and the need for housing. They are hoping to open sometime in 2012.

Well summer has finally hit us here in Arizona. We had a very mild spring and a good winter with   a lot of moisture. The desert is alive with flowering vegitation and many colors. For those of you who think the desert is just hot, dry, and brown you should do a search and see what it looks like here. It may get hot for a few months but we don't get a lot of the devestating weather  that happen in the gulf states or the midwest. This is a great place to live.

As we roll into summer here in the Southwest it is time to let all of you know who don't live here know how we stand the heat. I lived in snow country for almost 30 years and had the opposite problem. Here, you go from your air conditioned house to your air conditioned car to your air conditioned office. You get acclimated to the heat just as people who live in the cold get used to their environment. There was a story on Nightline not too long ago talking about Maricopa, Az. I didn't get to see the whole thing but it indicated that this is one of the worst markets anywhere.Right now there are great bargains on homes and it is still a great area to consider moving to. Our weather is a little toasty in the summer but I can tell you from personal experience that as some of us get older and we start feeling the bones creaking and stiffening up that the heat makes the body feel pretty good. When you are in a small town it doesn't take much to get you all excited. We have a small man made lake here in Arizona City that has a fountain in the middle of it. It has been so long since the fountain has worked that most people in town have never seen it operate. I tried to add a community to the Localism site but I got the big red X. Hidden valley is a pretty large area west and south of the Town of Maricopa in Arizona. It is twenty miles plus long and at least five miles wide. It consists of a lot of acreage and a number of small subdivisions that are being developed. It has been around a long time and I think it deserves to be called a community just like all the new cookie cutter subdivisions with all their HOA's. I am a new member of Active Rain and I am just scratching the surface of the available resources. I spent about thirty years on the North Shore of Lake Tahoe in Tahoe City, the west shore, and on the Truckee River. I was just checking out AR members in that area and it brought back fond memories of shoveling snow, dealing with the short building season, and seeing snow every month of the year except August. My office represents a small subdivision of new homes in Arizona City, Az. Today we closed the model's office and it doesn't look like the second phase will be started for awhile. There are so many big subdivisions in my area that are still building even though the market stinks.They continue to build and then discount  them by giving all the upgrades. This hurts the people that have purchased in the last six to twelve months. It is all about the stock holders.
