tip jar: Tip Jar: Meet Your Nightmare Neighbor - 07/26/12 08:14 AM
This week, we strongly advise you to meet your nightmare neighbor.

Meet your neighbor, Eastern State Penitentiary, in the Fairmount section of the Art Museum. This historic attraction/museum is a frequented spot for tourists and local Philadelphians. Being an admitted glutton for the macabre, my tour proved to be a very stimulating experience. If you are a history buff, this place provides plenty of it and apparently Eastern State Penitentiary is believed to be haunted by the very prisoners that once walked the halls and sat in the prison cells you will see in my V-blog.  Visit Eastern State Penitentiary...if you dare, of … (1 comments)

tip jar: Tip Jar: Get Moore Creative Philly - 07/18/12 09:00 AM

Today's tip? Get Moore creative!

Check out the galleries at Moore College of Art at 20th and Race Streets, where Logan Circle Fountain, the Science Museum, and the Franklin institute are located. Moore has several galleries with free admission. There are always several exhibits to see with diverse and emerging artists. The video compilation above features clips from the current exhibits (Summer 2012). A visit to Moore Galleries will let you see how others define the world. Many of the … (0 comments)

tip jar: Tip Jar: Find Happiness before August 12th - 07/12/12 05:23 AM

This week's Tip Jar is: Find Happiness before August 12th. Seem like a lofty tip? Well perhaps it is but you can at least exploreThe Happy Show at ICA, the Institute of Contemporarty Art at 118 S 36th Street in University City. This art show is worth visiting during your lunch hour or when you want an excuse to stroll the rooms of this two-story air conditioned gallery space.
If you go you will see what graphic designer Stefan Sagmeister has experienced as he defines his personal journey seeking to define happiness for himself. This is a fantastic subject to explore because … (0 comments)

tip jar: Tip Jar: Let Master Keep You Under Lock and Key 24/7 - 06/29/12 06:12 AM
With all of this talk about Shades of Grey I thought this week's tip jar is apprpos.
I am admitting it. I am subject to a Master. My Master provides me with extreme strength, security, and protection 24/7. My Master does not use  a safe "word" but uses numbers instead. We change our code around periodically, you know,  to mix things up a bit. The Master certainly offers me the discipline that I lack like that time I locked myself out of my condo and that other time I locked my keys in the car. Duh! I am so forgetful.
Hey...Don't … (3 comments)

tip jar: Tip Jar: Adopt a Bad Girl - 06/14/12 01:43 PM
It was one year ago today that we adopted the light of my life "BG" or "Beej" which is short (sort for Bad Girl). When we met she was just a little patchwork of fur that I could hold in one hand (see photo). I remember the day I saw her cute little face in a cage hanging out with with her orphan friends at Chic Petique in Liberties Walk. It was love at first sight. When we took her home she was so bad! She got into everything. Needless to say BG still lives up to her name today, that's for sure! … (5 comments)

tip jar: Tip Jar: Qualify for Homeowner Tax Relief! - 06/07/12 10:56 AM
Today's tip is for the homeowners out there. We received an important email about tax relief from Representative Michael H. O'Brien and wanted to spread the word!
Last week, the Nutter administration announced that Philadelphia homeowners must apply for a homestead exemption by July 31 if they want to receive some relief from property tax hikes caused by his AVI plan.
The General Assembly is currently considering legislation (S.B. 1301) to provide Philadelphia homeowners with a Homestead Exemption, which may reduce real estate tax bills after the property reassessment process is completed.
Every Philadelphia homeowner should apply for this exemption!
To qualify for the … (1 comments)

tip jar: Tip Jar: Go with the Flow - 05/17/12 09:41 AM
Below is a before photo of a beautiful home we have listed at 1015 N 4th Street in Northern Liberties (only $359,900, BTW!). When we first visited this home, the layout had tons of potential but the way the furniture was positioned it really cluttered the space and did not show off the Open Flowing Layout people have come to love these days. As you see in the before photo below, the couch blocks off the dining area. Although this method of dividing rooms can translate very effectively in a huge oversized room, for the narrower rowhome so prevalent in Philadelphia, this method … (4 comments)

tip jar: Tip Jar: How to Avoid a Crappy Situation When Selling Your Home - 05/10/12 07:30 AM

We primp them. We pamper them. We dress them in costumes. We name them cute names like Zippy, Cinnamon, and Thurston Howell the Third. We walk them in all sorts of weather. We train them to do clever tricks. We get dates because of them and we will break up relationships over them. They are our dogs and we love them. But in Real Estate, man’s best friend can become Realtor’s worst enemy.
Here are a few examples of "Crappy" situations and ways to avoid them when trying to sell your home:
This photo is of a yard filled with … (8 comments)

tip jar: Tip Jar: 3 Tips to Avoid Renter Faux Pas - 04/05/12 08:37 AM
We have been doing a lot of rentals lately since the demand for rentals is quite high in Philadelphia. Many sellers who could not sell their home last winter for the price they needed or wanted are now renting their home for a year or two in hopes that the value of their property will be higher.
I have noticed a few Renter Faux Pas that I'd like to share with you in hopes that it may make your experience looking for a rental property more rewarding and stress-free for you.
Don't be cheap1) Trying to negotiate your rental price down on … (2 comments)

tip jar: Tip Jar: Spring Cleanup Time! - 03/29/12 06:17 AM

Walking to the office this mild and sunny day, I was inspired to write my seasonal Tip Jar tip...clean it up for Spring!
With the windy days in Philadelphia, trash is blowing everywhere. In this video I remind homeowners and landlords to clean up their stoops and front walk area. With the warmer weather, a Spring Cleanup can really be a weekly event that you can incorporate into your weekly chores. Some folks in the Northern Liberties neighborhood do a great job keeping their street and front stoops clean. On the 800 Block on N Hancock, for example, the … (2 comments)

tip jar: Tip Jar: Tips for Prepping a Tenant Occupied Property for Showings - 02/09/12 08:45 AM

Our tips are always tailored to our client's needs and the property we are selling. The basics when preparing a home for showings:
1) Open up the space!
2) De-clutter. The layout in this home is great. It is open and contemporary. But the furniture is arranged in a way that blocks the flow from the entry door to the rear of the property and there are many personal items out in plain view. Since this home is occupied by three people it is important to be sensitive to their needs in the process of selling. Therefore we have come … (2 comments)

tip jar: Tip Jar: Don't Fore-go Your Pre-Settlement Walk-Through! - 02/02/12 08:08 AM

This tip is for our buyers out there! A pre-settlement walk-through is what we do right before a settlement occurs. Typically it includes the buyers and the buyers' agent and it is an opportunity to check out the property before you sign off on buying that home. The walk-through allows the buyer to check on the condition of the property to make sure all repairs have been done and nothing new has popped up. We want to make sure there are no problems at settlement or post settlement. That is why we walk through the property the day of … (2 comments)

tip jar: Tip Jar: Have a Bad Day - 01/26/12 01:33 PM
Success does not exist without the SUCK. So our tip to you: Embrace those bad days! They are going to happen.
When did it become a belief that success comes easy? It does not. It requires hard work, hard knocks, and sometimes a hard head to finally see the fruits of success. Success without the suck just does not exist.  We've all see the billboard...Bill Gates started Microsoft in a recession! That's what I am talking about. To achieve success you have to not only deal with moments of suckiness but also see the opportunity in that sucky moment.
Let me put … (10 comments)
