canton: Buyers And Sellers Spring Into Action in North Metro Atlanta - 03/19/14 01:42 PM
Spring is here, and with it comes the beginning of peak season for real estate sales in Canton, Woodstock, Ball Ground, Milton Roswell and Alpharetta in North Metro Atlanta.
Currently, supplies are low and demand is high, so sellers are getting top dollar for their homes with favorable terms.  And with foreclosures comprising less than 5% of the market, traditional sellers have a “perfect storm” opportunity.   Property values have increased so that sellers have more equity in their homes and there is a pent-up demand of ready, willing and able buyers for homes under $700,000.  This all adds up … (0 comments)

canton: Your listing says "Active" but it's really pending? - Do Your Job! - 06/21/12 10:11 AM
Canton, Georgia, just north of Altanta in the beautiful foothills of the Blue Ridge Mountains is a hot bed of real estate activity.  During the "boom" Canton was billed as a lovely bedroom community for commuters, sales executives and anybody who wanted "more for their money."  As you may well imagine, many homes were sold on the hopes and dreams of a bright future with strong, steady income and the promise of increasing equity.  Needless to say, many of those homeowners were unable to see that dream through.  Over the past four years our team has focused on REO properties.  Our team has … (3 comments)

canton: You've piqued my Pinterest! - 02/17/12 08:32 AM
For the past several months I've kept hearing over and over again, "Guess what I saw on Pinterest?!"  or "I just love Pinterest" and "I can't believe you aren't on Pinterest - you would love it!"  I put it off.  I wasn't interested.  I was already active on Facebook, Linkedin, Houzz and Active Rain.  And forget Twitter.  I haven't been on Twitter in so long, I don't even remember my log in info.  (I may need to revisit Twitter....) Did I really need another social media outlet?  According to statistics, Entrepreneur.com, SEO.com, and numerous other sources, the answer is a resounding, "YES!"

canton: Is the 203K still a good option? - 02/07/12 02:57 PM
With so many distressed and vacant homes on the Atlanta market one would think that the FHA 203K is a great solution for buyers who need (or simply want) special financing that includes fixer upper funding.  Agents may use it as a tool to place buyers in affordable homes and contractors see it as an opportunity for business in a slow economy.  Sounds like a win-win, doesn't it?  Unless you speak to trade professionals who have been involved in the program.  Once again, red tape and government micro-management may be creating more problems than it solves.  According to one Marietta contractor, … (0 comments)

canton: "There is no waste in nature" - 07/26/09 08:05 AM
In the words of George Washington Carver, "There is no waste in nature."  Humans, of course, are the exception.  We love waste.  It makes us feel important and successful.  It is a sign to everyone that we have more than we need, more than we want and more than we could possibly use.  I remember observing my mother-in-law, a frugal Englishwoman, washing and re-using a Ziploc bag.  I was flabbergasted by the ridiculousness of it.  Who in their right mind would wash and reuse a DISPOSABLE bag?  I now re-use baggies.  Those that housed cheese and meat are excepted for sanitary reasons, … (1 comments)

canton: Creating a Wonderful Guest Room - 03/20/09 01:46 PM
As friends and family members move farther away from away from one another, having a guest room is becoming more and more important.  Offering your guests a place is stay is kind, but providing your guests with a wonderfully comfortable place to stay makes the visit even more special.  Treat your guests to the same luxurious comfort found in a beautiful bed and breakfast and they will not forget it.  So how do you make sure your guests feel welcome and comfortable? Here are some tips: 1. Provide a good bed. Whether you offer a traditional bed, daybed, or sleeper sofa … (1 comments)

canton: Why Model Merchandising & Home Staging Matters - 03/19/09 12:42 PM
You may have heard model homes referred to as a "silent salesperson."  Ninety percent of today's buyers will look online before venturing out.  A typical buyer will view fifty homes, beginning online, and determine which homes they want to tour.  When a buyer walks through the door of your model or listed home, you can assume that you have made the "top" list.   In today's market, they have pre-qualified themselves simply by showing up.  You have a matter of minutes to sell this buyer.
Model home merchandising and home staging is simply a way of packaging your product to your targeted market. … (0 comments)

canton: Full Service Realtor® - What does it really mean? - 03/18/09 03:02 PM
Full Service Realtor® - What does it really mean?
"Full Service" means different things to different people.  To some it may refer to the number of services offered, while to others it refers to the level of service provided.  I believe that most consumers perceive full service as a promise of quality rather than a statement of quantity.
A full service realtor will require a higher commission than flat-rate providers.  However, more often than not, the expertise and extra work that a full service agent provides is worth it.
What differentiates a full service realtor from other real estate agents?
