For Buyers it means that they should:

From CNNMoney.com, we have just learned that the way the IRS is "handling" the tax credit is turning into yet another stumbling block to helping the real estate market recover. This seems to me to be so unfair! Anyone who qualified for the credit probably could really use that money, whether to repay mom and dad for the down payment loan or as cash to repair that fixer-upper they bought. I'm going to email the article and link this out to my clients IRS Form 5405.

Clients of mine recently returned to their home here in Sun City Grand after spending the summer at their home base in Missouri. They purchased their winter home from me in the spring of 2009.
During the inspection period they had a termite inspection. At that time no termites were detected. The previous owner had a transferrable termite warranty on the home that was good for 1 year from the time it was purchased.
Since their return to Sun City Grand, they have gutted the home for a total remodel. Base boards have been pulled and the whole nine yards.

Terms are often overlooked because people are so preoccupied with price in this economy. However, they are, in many cases, just as important as price. I often have buyers question what difference the size of their down payment makes to the seller, since the money is just as green if it comes from the lender is it did their bank account. In a zero sum world, this is true. But context is important, and there is an immutable law that cannot be avoided:
