mold: We did clean up the mess before returning the mirror back. - 07/16/14 06:45 PM

I have no idea what that is behind your mirror,
but let’s get rid of it.

I had to pull off some mirrors in a few apartments lately, you’d be surprised what I’ve seen. Several of the mirrors had large holes cut into the wall, perhaps for plumbing repairs. This one was a real mystery to me. There was some mold growth on the wall, no moisture was detected in the wall.
We did clean up the mess before returning the mirror back though.

mold: And there are MOLD issues. Desert Sun Inspections Carlsbad, New Mexico - 12/05/13 05:58 AM

Mold can be a concern when moisture is being introduced into an area like an attic, or leaking through a poorly constructed area. A good inspector can found these spots for correction.
In Carlsbad, New Mexico, Clint from Desert Sun Inspections may be able to provide some help in finding these areas.

mold: “I took care of the mold problem myself” - 09/07/13 01:28 AM

“I took care of the mold problem myself”

As a General Contractor in Sacramento who sees a bunch of water damage and moisture related issues, I’ve learned a lot about how mold should be removed. Mold is a dirty word that no one wants to hear, especially when it comes to the sale of a home. Red flags go up, transactions come to an end, and lenders want answers.
There are those that will try to fix things themselves, or worse; they will try to cover it up. I had to fix a water heater problem today and … (8 comments)

Mold Between The Sheets, You Gotta Take A Look

When we get called to come to look at a water leak in an apartment community, there are some common problems that are apparent. Usually there are a lot of wet building materials that has to be removed. The materials that are not removed and replaced needs to be thoroughly dried before the surfaces are closed.
If we get in and do our job right away, we can often prevent to growth of mold. There are many factors in the growth of mold in an apartment. One of the factors … (12 comments)

mold: The Secret to Getting Rid of Mold in Less Than 60 Seconds - 12/28/12 04:54 AM

The Secret to Getting Rid of Mold
in Less Than 60 Seconds

This time of year, we get plenty of calls that are water related, many persistent leaks can start to show signs of mold and mildew; and needs to be cleaned up quickly.
I was called to look at a small mold problem in an apartment in Sacramento today. The mold was limited to a small area in the ceiling and wall and the tenant was concerned. There didn’t appear to be a real serious issue with moisture. This is what the area looked like before … (29 comments)

mold: It’s not my fault; I didn’t know I had a leak. - 10/20/12 12:38 AM

It’s not my fault; I didn’t know I had a leak.

It’s a good idea to check regularly for plumbing leaks in your house or apartment. Plumbing leaks can cause property damage, waste water, and cause mold and mildew. If detected early many of these problems can be avoided.

Outside, a leak can occur at the hose bib, irrigation pipes, or water supply lines. Generally, leaks outside the house cause less property damage but can be wasteful and can lead to expensive utility bills. Over time, these leaks can get worse; so check water lines by looking at … (20 comments)

mold: So You Think You Have a Fungus Problem? – Photo - 10/13/12 01:11 AM

So You Think You Have a Fungus Problem?

As we head into the rainy season in Placer County, there is a growing concern about fungus, mold, and mildew. Each of these organic growths can be found in nature at any time, it is a normal part of the environment. Mold, mildew , and fungus can be a problem when it is discovered in areas that are meant to remain dry.
Finding mildew in your shower may be a simple remedy; clean your shower regularly and make sure you have proper ventilation in the room. Finding mold on … (14 comments)

mold: Management cannot trust the tenant to find water related damages. - 10/09/12 05:21 AM

Management cannot trust the tenant
to find water related damages.
I work in many different apartment communities in Sacramento and Placer County. While I am a general contractor, my primary focus is on water related damages; dry rot, plumbing leaks, cracked drains and similar moisture problems. These sorts of moisture issues sometimes are not the reason for me being in the unit in the first place.

I was asked to check out a door that was locking up inside a unit. When I walked into the bathroom, I noticed a “musty” smell and saw dark growth on the … (32 comments)

mold: Moisture trapped behind wallpaper can lead to mold and mildew! - 06/11/12 12:08 AM
Steven Smith has an excellent photo showing how wallpaper can trap moisture  inside the wall. this trapped moisture can lead to mold and mildew.
Would your inspector have caught this in his report?

Leave a comment at Steve's original post.

Home inspectors are often in a position where we have to not only report on the past but, also, we have to predict the future. Whether all parties involved in a real estate transaction like that role of the home inspector is not the point. In this state, the law makes it clear that an inspector must forewarn clients of certain problems that … (2 comments)

mold: Mold Is Not The Problem - You Must Treat The Source - 03/17/12 07:17 PM
Nothing is more important than finding and correcting the source of the moisture problem. Jay has done an excellent job of illustrating the problem in his post. Just patching the visible problem is not enough, the problem will not fix itself.
This is a great mold, dry rot post!

mold: Yes, I see the water stain but I don’t believe you have a mold issue. - 02/09/12 08:00 AM

Yes, I see the water stain but I don’t believe you have a mold issue.

If you have a tenant who thinks that they have mold due to a leak, check into it. The fear of living in a moldy environment will drive tenants to be vocal about any water issues that they may have inside their unit. Bringing in a third party contractor may quickly resolve any concerns.
Most mold issues can be seen and can be obvious at first sight. But what about the water stain from a roof leak? You can see the discolored drywall, does … (16 comments)
