Real estate taxes in Fairfax and Loudoun are pretty high, but we get some great stuff in return - benefits I don't mind paying for.  That's probably what our Vets here thought, too... until they became disabled.  With less income, it becomes much more of a burden to pay for all of that infrastructure.  And now they can get a pass!  Virginia voters authorized a new real estate tax exemption last November. We need sellers!  It's true.  Inventory levels are very low right now in our area.  Check out this article in the Washington Examiner talking about what a hot market the DC Metro area is!  It's true that sellers are now seeing multiple offers on competitive priced homes in good condition.  The charts below show the inventory levels (in grey) for Fairfax and Loudoun Counties.  The green line indicates the absorbtion level (note it is higher than the inventory level).  Basically, it means good listings are selling like hot cakes! MRIS reports an increase of 53.92% in the number of home sales in Northern Virginia (Fairfax & Arlington Counties and the cities within them) when compared to the same month last year! It seems that much of the market has finally corrected, with home prices in September down about 22% from the prior year. In general, it seems that the sellers that sold dropped their prices about 10% in September, and buyers managed to bid them down ANOTHER 8%, from their listing prices. In reviewing the latest statistics published by the local MLS system, I continue to feel cautiously optimistic about the stabilization in our market place. Northern Virginia includes Fairfax & Arlington Counties and all of the cities within those areas.
