Existing home sales in October, 2012 increased 17.3% over September, 2012 according to dada released by the South Central Kansas MLS.  They also increased 37.1 % over October, 2011.  Total sales of existing homes thru October, 2012 were 8% above the same time period in 2011.  The median sales price of existing homes was $124,186.  This was .9% over September and 9.5% over the same month in 2011.

Existing sales for September, 2012 fell by 20% from the prior month and were 8.1% lower than September 2011.  Total YTD sales were up 325 units from a year ago. Existing home inventories continue to fall and are now 7.2% lower than they were in 2011 at 3,732 units.

The south Central Kansas MLS just released their August, 2012 Wichita, metro area homes sales Figures.
 
Existing home sales increased 5.1% between July and August and were 9.4% above a year over year basis.  The Average sales price of existing homes sold in august was $128,071 and the YTD average sales price was $123,251.

Mortgage Interest rates continued at Record lows for May, and June 2012.  Quotes for 6-15-12 were 30 year FHA fixed rate loans at 3.25%, Conventional loans were at 3.625%.
 
15 year fixed rate loans were 2.875% for both FHA/VA and Conventional loans
 
A $200,000 loan on a 30 year fixed rate conventional loan would only be $1,113 per month.

Nationally, home sales in February were 8.7% higher than sales in February 2011.  This was the 8th straight month year-to-year sales have risen.  Of the 53 metro areas included in the survey, 45 saw increases over February last year and an impressive 26 metro areas saw double-digit jumps.  February inventory levels were 22.4% lower than the housing inventory in February 2011.  Reduced foreclosure activity and increased consumer sentiment appears to be the risen for the significant inventory drop. Data from the South Central Kansas MLS shows that Home sales have stabilized in the last year and will increase in 2012. In 2011 there were 4.1% less existing home sales than 2010.  The 1st month of 2012 shows a 18% increase in sales compared to January, 2011.

The South Central Kansas MLS reported just data for the 1st quarter of 2011.  Existing sales increased 46% from February of 2011 but were 7% behind last year's #'s.  The average sales price Year to date for existing sales was $112,243.  Existing homes closings for the 1st quarter of 2011 were down 12% from a year ago and 38% below 2008 levels.

Foreclosures increased to a 10 year high in the Wichita area in September but were still only 1.5 per 1,000 mortgages, more than ½ below the national average. Homeowners at least 90 days late were 3 in every 1,000 compared to almost 7 per 1,000 on a national level. In the last year at least 10% of all mortgage holders nationally were late at least one time during the year.

August sales were down about a third from 2009 but up slightly from July, 2010. August 2009 sales were 851 units and this August sales were 572 units.  YTD sales were 5,447 units.  This was 97% of 2009 sales, 76% of 2008 sales and 66% of 2007 sales.

The South Central Kansas MLS has released their June, 2010 figures for Wichita-area homes sales.
Existing home sales decreased by almost 10% between May and June, 2010. However, YTD sales increased by 10% due primarily to the Federal Tax Credit offered until 4-30-2010.  Many of the sales that closed in May and June were contributed to that Credit.

Home sales in May increased 5.7% over April 2010 closings, nationally they decreased 2.2%. Real estate closings were up 42% in the April-may time period, primarily due to the federal tax Credit that expired April 30, 2010.  Closings for May and June should be much higher than a year ago since June 30, 2010 is the cut off for closings if you want to qualify for the program.

The South central Kansas MLS released sales figures for March, 2010.  Existing home sales increased 180 units over February.  The median sales price of existing homes increased 9.7% over the same period.  These numbers were a huge increase over fairly dismal January and February sales and were only 98% of 2009 sales, 68% of 2008 sales and 61% of 2007 sales.

Real estate activity has certainly picked up in the Wichita, KS metro area this Spring (or maybe it was just really bad this winter). Contracts written at my office were up 29% in february, 231% in march and 300% the 1st 10 days of April over January's numbers.  Will it continue after 4-30-2010?  Only time will tell.

The economy is growing but fallout from the recession continues to impact commercial real estate.  No commercial real estate recovery is expected before 2011.  The job market is expected to rebound in the 2nd half of 2010 and that will cause a rising demand for office and warehouse space says NAR Chief Economist Lawrence Yun.  Consumer confidence later this year will sustain the retail sector and encourage more people to enter the rental retail market.  February's increase in retail activity on top of the 4th quarter increase in 2009 seems … (2 comments)
