I received this recently from a friend, and thought I'd pass this great information along to you....enjoy!!!
Relationships are truly the spice of life. When we get to the end of our life who wants to be the richest man in the cemetery? Not me, but I do want to be rich in loving relationships.Read the following commandments for getting along with people. 1. Speak to people. There is nothing as nice as a cheerful word of greeting. 2. Smile at people. It takes seventy-two muscles to frown and only fourteen to smile. 3. Call people by name. The sweetest music to anyone's ears … (4 comments)

FHA MIP vs. Conventional PMI – Which is better?
In recent years we have seen a large shift in the market toward FHA lending as most borrowers with small down payments had little to no options on the conventional side.  However, the tide has been turning recently as many Private Mortgage Insurance companies have gotten back in the game and now offer qualified buyers many options that are better and less complicated than FHA.
FHA Benefits
FHA has always and continues to be the best option for borrowers with less than perfect credit and low credit scores.  These borrowers will … (2 comments)

Paper Trail:
Rules for Verifying Gift Funds on FHA Loans

This is a continued issue please counsel your buyers:
One of the issues that always come up is how much money your clients plan to use for their down payment. However, what is rarely discussed is, "where is the money coming from for the down payment and closing costs?"

When working with FHA buyers and getting them pre-approved, if they say they are getting all (or part) of the money from a gift, FHA requires a "paper trail." I want to share … (2 comments)

It is so imperative for each and every person living in the United States to understand what is happening in the current housing industry.  No matter who it is, we are all affected by the housing market;, if you are not employed in a field associated with the industry, then you are a current home owner or at least aspire to own a home someday.  The health of the economy has been directly related to housing for generations.  We need to do whatever we can to support keeping loan limits where they are, help to bring back reasonable lending practices … (0 comments)

team: Act proactively and Advise your NEW CLIENTS : Things to avoid before buying a home - 09/19/11 04:12 PM
Many new homebuyers make the mistake of rushing out to buy things to fill their home with as soon as the seller accepts their purchase offer and the lender pre-approves their loan. But there are still a few major hurdles to overcome before the keys are handed out. Here are some things to avoid during the home buying process to assure your transaction goes as smoothly as possible:

Don't make an expensive purchase. It may be tempting to order that new sofa for your soon-to-be living room, but its important that you avoid making major purchases like furniture, … (2 comments)

team: HOMEOWNERS, Are your taxes and insurance up to date? - 09/19/11 04:04 PM

Even though your mortgage servicer is responsible for paying your taxes and insurance out of your escrow account, it just makes sense to periodically check to see that these payments are being made properly. Remember this is an ESCROW account established to pay your taxes and insurance and assure that the mortgage company will not lose their collateral for the loan because the taxes or insurance were not paid.  You chose the insurance company and can change companies if you provide proof to the mortgage company that you have insurance and that it meets the lenders requirements for sufficient coverage.

Success Is Easy, But So Is Neglect by Jim Rohn

People often ask me how I became successful in that six-year period of time while many of the people I knew did not. The answer is simple: The things I found to be easy to do, they found to be easy not to do. I found it easy to set the goals that could change my life. They found … (3 comments)

It’s the Eleventh hour of the day and you feel that your title ought to be Fire Chief.  That’s how I felt for the entire month of July.  Tuesday, I decided to step back and debrief the month with my people.  In doing so, we came up with a number of ways that we could “One Time” our business practices to insure that we don’t run out of day before we finish our work during the month of August.

Here we go again, new requirements for appraisals

How does this affect you???  It may take the appraisers a little longer to complete the report as this is a change and there may be questions about how it is to be applied.  It may change the complexion of the loan by creating a higher risk (The borrower has applied for a 95% loan and is preapproved; the property code comes back with a C-5 rating, What is the underwriter going to do??)

My advice:  Look at these codes, look at your listings and see … (9 comments)

Warren Buffett has the best attitude and belief in a forward idealism.  He has been buying amid all the sharp declines in the market and still does not see anything that suggests another downturn is emerging, and he is a legendary investor.  Perhaps he has the theory that promoting negativity is a self predicting prophecy.

Buffet told a magazine that he understood why Standard & Poor’s lowered its outlook on the credit rating of his conglomerate Berkshire Hathaway, but said he disagreed with the premise-“the downgrade of the United States credit rating.....”  If we have never … (3 comments)

Be careful when listing a home, going thru the foreclosure process and is currently in a "redemption period". A redemption period is the time given to the property owners to come up with ALL of the money to pay off the balance of their mortgage, the attorney fees and any unpaid interest.

Yes, you can sell the home during the redemption period, but the following conditions must apply:

1. Property must be in a state where it is common & customary to sell a home in redemption.

2. Title insurance must contain a specific … (0 comments)

team: Try not to forget the purpose of the 4th of July - 07/20/11 10:41 AM
The Fourth of July, was originally intended to commemorate America's declaration of separation from Great Britain on July 4, 1776.
However, 235 years later, the meaning is different -- and much more significant. Independence Day is a time when we celebrate the freedoms that they enjoy in this country.
People often celebrate the holiday with gatherings of family and friends, barbecues, parties, games, food, parades, baseball games and fireworks.
Those are all fine.
But some take the freedom and liberty we are granted for granted. It is important to never forget the true meaning of the Fourth of July.

Always be sure your customers are comfortable with their monthly payment. Have them contact a Loan Originator for a more accurate payment (taxes & insurance).
Another thing you can help them with is look up the taxes on the property- sometimes that may kill the deal if out of the comfort range.
