Yes, I agree that a 12 month absorption rate is more indicative of the true market than just 6 months.  It has helped me land my last 3 big listings, just showing my knowledge and expertise of our current market.

Don't know about the 12 month thing. Our mortage affiliate is asking for a one month look back..Try that in this rural market of Texas. Lots of adjustments...Stewart
