Beaverton Oregon First Time Buyer Specialist Todd Clark says “DON’T WAIT”

By
Real Estate Agent with Keller Williams Realty

Buying your first home in Beaverton, Oregon, is a tough decision. I get asked, all the time, by first time home buyers, “Should we buy now or wait?” I say, “DON’T WAIT!” The reason I say this to these people is because right now you have interest rates that are at an all time low. You have many homes that are priced 25% less than they were just a year ago, and last but not least, the government wants to pay you $8,000 to buy your first home.

Let’s breakdown these three reasons:

1. Right now we have interest rates hovering around 5.5%. If you look at homes from 1970-1990 you had an average interest rate of around 10%. At some points, in the late seventies and early eighties, those interest rates hit the 20% mark!

With all the talk of inflation happening in the news that interest rate could rise at anytime and may, one day, go back into the teens and we may never get back to the rates that we are seeing today. Combine this with down payment requirements, on most loans, that are as low as 3.5%, and you can find quite the deal. There are also still 100% loans out there if you, or the home, qualify for them.

2. A year ago homes were, on average, 25% more expensive than they are today. That is like me selling you a one hundred dollar bill for $75! You wouldn’t hesitate on buying that, would you?

3. Now, the government is offering you an $8,000 tax credit for buying that first home. You just can’t go wrong with the government telling you to stop paying rent and actually paying you to do it!

So, if you are in the market for your first home, call me. I would love to sit down with you and go over the process of buying a home, from Earnest Money to Inspection to Closing.

Todd - This is the message we need to deliver. Keep beating the drum. I have similar posts and you are so right. Housing is ripe for the picking, especially for first time buyers.

TC,

I've witnessed many cycles in the real estate business over the years...but NOW has always seemed like the time was right to buy...!!! Even when Interest rates were at 18% NOW was always the time to buy...!!! Am I making myself clear...??? :) Thanks,   Fran

Todd,

As long as it is a good time to buy for the particular buyer (employment history, downpayment, credit , etc), NOW (whenever that might be) is a good time to buy  :)

Todd, very solid reasons for a buyer to move forward. I hope they are out there listening and reading what you are saying. Should get your phone to start ringing.

I would never have believed buyers could get this low interest rate and prices. With activity increasing this interest rate and pricing will not last.

Claude - I have both drum sticks out and I am telling as many people as possible.

Marzena - I think historically this is the perfect storm if you have the ability to buy!

I hate that I feel like I'm parroting some NAR sales pitch when I tell people this, but it's actually true this time.  OK, I still feel weird about it.

Todd,

You've given buyers 3 important reasons for to realize that now is a good time for them to take the opportunities available to them.

Jeff - Come on you know you are going to be a talking head once elected. (LOL)

Christine - I'm just afraid if they don't ask fast they could lose out on a couple of these.
