Be The Woody Woodpecker Of Real Estate

By

Pecking BirdIt is amazing what you can learn from just observing nature. Especially now that Spring has sprung. You need to

Be The Woody Woodpecker Of Real Estate.

The woodpeckers that are coming out to eat know which trees to go to, and which insects and worms taste good to them.

In Real Estate you can't be all things to all people. Target and niche marketing leads to focused sales. Who do you work with? What are you good at?

Category: Residential, Commercial, Land, Farm and Ranch, Luxury, Lakefront, Retirement?

Area: What cities, towns, developments, miles radius out from where you live will you work?

Specialities: Foreclosure, short sales, REOs, Investor, Rentals, Seniors, First Time Homebuyers, Condos, New Construction?

By being a sharp headed if not colorful at times Woody Woodpecker you won't find yourself pecking into Redwood trees where there is no reward at the end of your drilling. And probably suffering a broken beak. Be smart. Do what you are good at and let everyone know what that is.

I agree with Pat. I have a niche I have not found it yet either. I do know my personality and I am truly a woodpecker. I keep bangin my head never giving up.

Gary: I like the analogy. To me, being the Woody Woodpecker of real estate means we persist. A woodpecker just keeps kncoking it's head against the tree. It may be annoying to those of us they wake early in the morning, but you have to admire the woodpecker's persistence and focus! Take care.

Great title, fantastic analogy.  When the going gets tough, I know many agents who just chase everything.  The ones to stay the course and focus on their niche always seem to find the perfect mate (customer).

Gary,  Great analogy.  I have always had my "farm" and tended my garden and received some great rewards along the way.  But then I'm a country girl.

....and....I will never,never,never give up.

So true Gary, if we don't focus on our target market we spread ourselves too thin. Great post. md

I majored and in finance but listings are my forte. It is about 87% of my business. I love to market them and challenge myself to see how quick I can sell them.

Gary,

Really great analogy. You do have to assess your skills and decide what you are good at and what you like! Then specialize..finding a niche is the key to success!

Hi Gary... right on! My favorite woodpecker saying:

Woodpeckers are noisy, persistent and hard to ignore...

Kind of like good marketing!

I'm amazed at how many people I talk to that say I can't afford to take on a niche, then I ask them... How much business do you do? A general doctor or a general lawyer never make as much as someone who only does one kind of medicine or law. HMMMM, think it might translate to real estate also? YOU BET!

Good advice as always Gary!  The woodpeckers are indeed coming around again, we had one visit our house about a month ago, it sure was loud!

Gary - I know of a few agents who work hard and peck away to no avail ...and bless their hearts.  You are so right, agents needs to know where to find the good wood - it's the secret to success.
