Are you Tracking your Website Stats?

By

I've heard from many people that their business is picking up and more people are getting off the fence.  But, do you know by how much it's picked up over last month?

To seem busy doesn't mean you're busier than you were.  Maybe you were busy, but it could have been a different type of busy.  Some clients need their hands help more than others.

website statsWhen you track your stats, you have concrete evidence that you're busy and that things are picking up in your market.  And just because you get more leads doesn't mean your "busier" if your stats stay the same.

For example, in March, I had 112 visitors to my website from Google and 154 visitors from Yahoo.  Out of those visitors, I had an 8% conversion ratio from Google and a 9% conversion from Yahoo.

In April, I had 148 visitors from Google and 170 visitors from Yahoo.

I could look at the numbers from March to April and "assume" that I'm busier... however, what if my conversion ratios are the same?  Am I actually busier or am I just splitting my time differently?  Some would argue that I would automatically be busier even with the same ratio because the initial numbers increased.

Yes, that is very true.

However, the number that I feel makes me busier is that the conversion from my website on Google was 12.1% and on Yahoo it was 11.1% in April.

Not only did my visitor count increase, but my conversion ratios increased as well!!

What do your stats say?  You don't know?  You need a website that works FOR you and not AGAINST you!  I like being able to track every penny I spend.

The market is definitely picking up...

I know what you mean.  I look at my numbers everyday and according to my results my phone should be ringing off the hook.  seems more and more people want to be totally anonymous.  I can't even get them to answer an email.  Hopefully, when they are ready to do something they will email or call.

Maybe you should try a not branded site.  they get about 400 times the traffic.

I watch the stats and find there is cycles.  The last one was drive by a State credit for buying new construction not previously occupied.

So many do not know the impact of their advertising and where thier leads are coming from.  It always amazes me that numbers do not seem to count for so many.  You are on top of your stats and I admire you for it.

I do watch my stats and the hits and registrations are going up as well. Most of my great leads come from Trulia and Zillow.

Ed, Most internet leads are reading everything you send them, and they're just not ready to talk with you yet.

Marcus, I'm talking about my non-branded site, thank you for your comments.  I don't "market" my branded site.

Mark, The state was giving a credit for people buying a brand new home? That doesn't seem fair to the others... but I also don't think the $8k credit is fair to move-up buyers or buyers who have bought 10 houses in the past.  A credit that is deemed a "tax" credit should be offered to everyone.

Kathleen, Thank you!

Karen, I don't get anything from Trulia. Maybe I need to put some more focus there.

Hi Donna... I think that tracking website stats is a great way to determine the ROI for your online related marketing efforts.  If you don't know what return you are getting, how would you know what the effect of "adjusting" your efforts is or whether something needs attending to?

Steve, Exactly!!  How else do you know where to spend more money if you can't prove a certain effort worked in the first place!

Stats are great.  You have to be involved to know what works and what does not.  Thank goodness they include them in my website.

Additional Information

This blog is to help educate Buyers, Sellers and even other Realtors across the country.  Each market is different and the way Real Estate is done is different.  Austin Real Estate is completely different than Dallas, California and Florida and everywhere else in between.  Some times there will be other things besides real estate as I like to rant and rave as much as the next!!  Come back often!
