Are Your Clients Ready to Move?

By
Real Estate Broker/Owner with WHISPERING PINES REALTY 20398180

You are sitting down to a nice dinner, the closing went fine and a mild celebration is going on.  THEN...your phone rings.  It's the buyers agent...

Mr....I just a got a call from my clients and it seams your clients have not started packing yet.  My clients are sitting in the drive way with the moving Van waiting to unpack!!

WHAT?!

You have led them throught the steps one day at a time.  But did you make sure they understood the posession time.  That when you sell you are expected to move out!?

Some times we assume that they understand this part.  In my early years, this happened to me and I vowed it will never happen again.   I now supply boxes for moving for all my clients...sellers and buyers.  I get them free from the grocery store where I have made a deal with the manager.

So now I have an easy way to make sure that they are packing and that everyone is staying on time.   I am also known as the lifesavor to many because they couldn't find enough boxes..

Don't wait for Dinner to find out your client is slow at packing!

I've heard of that happening but haven't had it happen yet.  Great idea about the boxes!

Biz boxes are also a great way to keep your name and number for your clients forever!Order them customized with your name & information. They will be packing and unpacking and storing and still reading your name and thinking about you!

Whoa, now that would be more than awkward, it sounds expensive.  I hadn't heard that one before and hope I never do in person.

Bill,

This is another good reason for doing the walk thru the evening before the day of close.

We always schedule a walk through!  Even if the buyers have to do it a few days in advance, I'll go back just before closing to make sure this doesn't happen!  What a nightmare!

Sounds like a big mess!   Moving boxes sounds like a good idea.

Bill...

I had it happen last year ... seller said they couldn't get out because it was raining. I was the buyer's agent. Apparently their agent didn't make it clear to them that they had to be out at closing.

Don...that was the one thing that did happen.  They walked through the evening before and then never said a thing about no packing activicty.

Laura...When I am the buyers agent...I make comments about the lack of packing ect.

Richard...I have also seen the slow packing seller...I brought it up to the agent and told her we would be looking at a penalty if they were not out on time.  I call it a moving incentive.

I haven't had anything like that happen, but I have always been sure that I explain carefully when clients have to be gone.

Bill, I almost had that happen, when 3 days before closing my seller asked "how long do we have to get out...and I replied that unless they planned on sleeping with the buyers, they had 1 hour after closing just like I had told them when they signed the PA
