Attended My First Twilight Open House...with Clients

This evening I attended my first twilight open house. I've heard about this catching on in the New Orleans market, but had been previously engaged every time one came up. It was a beautiful house on Marengo Street in Uptown, Linda Babineaux of Prudential Gardner the host.

On the positive side I could see that folks were coming after work to be there, which I'm sure was more convenient than taking time off during business hours. It's also been blazing hot here in New Orleans and the sun was waning by time we got there. The evening light showed off the house beautifully, and Linda had it well lit. I'd seen the property before in the middle of the day, and definately thought it had a more roantic and homey feel than my previous visit.

On the other hand, it was the end of a long day for me and for the clients I brought over. These folks normally take quite awhile to get the feel of a home, but this time they moved through quicker than usual, and had tonight's dinner plans on their mind. The traffic was quite light and I saw as many brokers as clients there.

I'd love to hear from those who have held or attended twilight open houses. Has it been more, less, or equally successful than tradtional times for open houses?

I've never heard of a twilight open house, but locally some brokers have hosted evening "cocktail party" open houses.  Generally, they serve appetizers, small glasses of wine and it's usually done between 4 and 7 pm.  The last one I attended was mostly all brokers . . .

I've had only one with no clients only agents.  It's a good idea for a "special" home that  has a view or other amenities to feature.  For the most part, I believe agents and clients haven't thought that far "out of the box" and think mostly of Sunday open house.

Margaret, I thought since I was in New Orleans the cocktails went without saying :)

Lora, you're right...not many clients would think of sich a thing. However, it seems that when out agent community has an idea that many latch onto, we have a fantastic way of pooling our resources and getting the world out. If this catches on with the agents, they'll MAKE it catch on with the public here. It appeared that the signage pointing the way to the house was heavier than normal, catching the rush hour traffc.

Diego and Konniw: this is pretty new around here too but it's picking up steam. I think we're all trting to think outside the box. In New Orleans it's hard to get folks to give up even a part of their Sunday or to come out when the heat index is over 100!

Why not have an open house in the evening. Many homes have a totally different feel at night. Depending on the location it may be just different enough to work.
