Windermere Summerlin Merges with Prudential Americana Group

By
Real Estate Broker/Owner with Shelter Realty, Inc

It appears, Windermere Summerlin has merged with Purdential Americana Group recently.  I believe this is going to be a trend over the next year as many struggling Las Vegas real estate companies try to keep their heads above water.  Larger companies like Prudential Americana Group will continue to grow their market share by merging wit...

Hi Tony,

Better to merge than close down completely?

Have a great remainder of your weekend!

Michael,

I agree, but that's not what the article was about.  With more and more real estate brokerages in Las Vegas going out of business or being acquired by larger franchises causes a concern for agents.  Anytime there is a decrease in competition, the chance for the cost of doing business increases.

Tony,

I highly recommend checking out "the competition" and the facts about Prudential Americana Group.  I would be happy to meet with you to discuss the agent-centric model - including a competitive split structure up to 90, 95% and a 100% plan, all the lead generation tools and systems (including website leads with NO referral fees), the fact that every individual agent receives a FREE, IDX, CRM website for their business, and many other value-driven benefits.  I have been with the company since 1992, most recently, as the General Manager and Branch Manager of the Green Valley office.  I have found that many experienced Las Vegas real estate agents have a pre-conceived, and ofter wrong opinion and misguided view of the company.  Wishing you continued success and excellent Internet presence Tony!

Respectfully,

Hello Jan,

In my article, I didn't state any facts about Prudential Americana Group, I stated that with the merger and potential future mergers, I hope they don't increase the cost of doing business for Las Vegas Real Estate Agents.  I have never sat down and interviewed with Prudential, so I don't know what their official costs to hang your license are but I have spoken with many former Prudential Agents that are friends or agents I have interviewed and they have indicated what the cost of doing business at Prudential Americana was. Granted this is one sided and the main reason why I didn't indicate what the cost of doing business at Prudential Americana was in my article.

But with that said, my article was about with less competition, costs of doing business could increase for real estate agents.  Just like in any industry, when competition decreases, products and services usually increase.  That was the point I was trying to make and after re-reading my article, I don't feel I made any misguided views about any real estate brokerages.

Thanks for responding!

Tony I completely get what you are saying here.  Obviously my team is another victim of the changing markets which causes change within the business structures.  I seriously looked my broker in the eye in March and asked how they were paying their bills.  There you have it.

Anyhoo, thanks for the 411 yesterday.  We need to sit down and talk about our own future brokerages over lunch someday.  We are seeing lots of newb brokerages emerge and lots of oldies fold/go bankrupt or merge.
