Seller Skeptical About Lockboxes?

By

Many sellers do not want a lock box or combination boxes that house keys to their home for agents to show their property.

Though lock boxes are monitored, safe, very difficult to "crack", can be hidden and are only "in use" during certain time frames determined (at least here in Arizona!) - many still prefer to have more control over their home showings!

Though a little pricey of an option (the starter kit is $299.00), for those interested, Schlage (a manufacturer of deadbolts and key locks) offers a new LiNK door lock that can be remotely controlled through the Internet with a cell phone or computer.

KEY points of the LiNK Lock

  • Allows individuals, using a cell phone, to open doors using a 4 digit code that you provide.

  • Locks can be programmed to unlock at specific times and days.

  • Doors can still be opened using a keypad or traditional key.

  • You can monitor the "comings and goings" of showings for yourself.

  • After you've sold your home, reuse the lock for a rental property, your new home or a second home.

I use the AMRLS lockboxes only for Real Estate agents. My investors do not want the combo locks to be used simply because they do not want everyone into the house. Great post

That's an interesting option, but a small price to pay for peace of mind I think, Gabrielle.

Gabrielle,

I was actually intrigued until I read the FAQ and there is a $12.99/month subscription fee. I've already got more monthly subscription fees than I need. I could actually use some additional monthly revenue.

HELLO RICH!  There always seems to be a price for some kinda peace of mind for some folks -- one of my clients has used this - and paid for it - and felt like it was the best thing donut holes!  Ha ha!  -- Gab

HELLO HEATHER!  It's an option - and for some people - they would rather pay for it over the other options.  To each his own! Thanks for stopping by -- Gabrielle

HELLO HARRY!  I only use TARMLS lock boxes as well.  This is a pricey option - but it's an option for those that just need it! Nice to see you here - Gab

We use electronic, SUPRA lockboxes here.  If the seller doesn't want them we honor their requests, but showings may suffer as they will have to conform to our schedule.

I understand the sellers point of view. However, the SUPRA lockboxes that Gabe mentioned above are very popular here and the safest option. The problem is that you need a special ikey to open them and a lot of agents won't pay the fee to have one. Then we either have to meet them there or put a lockbox on the home for that showing, or risk that they won't show it.

Hi Gabrielle ~ I'm in the land of the accompanied showing but a big proponent of lockboxes.  This is an interesting option.  We tend to use a lot of combo lockboxes since so many agents haven't spent the money to have a Supra keypad.  A self defeating way to save money in my opinion.  Years ago when I saw my first Supra keypad I knew it was something I needed to have.
