You are right on!!! The RIGHT combination must happen. At the same time, the RIGHT BUYER must come through also.

 

Many times, buyers are NOT ready to put in an offer on the first weekend because they feel they have not seen enough. Then 3 weeks and 30 houses later, the first house may very well be gone. It does happen.

It is happening. I did a consult on a split level home on a fenced corner lot. They chose to follow my advice by decluttering and changing the covered deck from a dog house to a beautiful spa with hot tub. The colours were still outdated with  hunter green and peach with wallpaper borders---- but it sold in 5 days at $5100 above the asking price with multiple offers! Realtor,  Alistair Young had it priced competitively  for the market. Four homes were for sale on the same street--- 3 are still for sale two months later.

Even minimum staging works!
