Zillow's July 2009 traffic stats are out, and as usual I'm pleased to share them with you. To my knowledge, we're the only online real estate company that actually publishes our exact traffic statistics each and every month. But that's just how we roll here at Zillow.

So without further ado, Zillow recorded 8.7 million unique visitors in July, 64% more visitors than July 2008. We had 14.6 million visits in July. (We prefer to look at Uniques, but I mention the total number of visits because some other companies sometimes cite Visits. All of our traffic data comes from our internal traffic measurement from Omniture which is the most reliable way to measure traffic -- much more reliable than third party resources that use a representative panel to extrapolate traffic statistics.)

 

Much more important than our overall traffic and its growth is how big Zillow is in your particular area. So again, I'm pleased to show you here exactly what our traffic is in every city in the country, and its accompanying growth rate.

Here's how to use the data... Our #1 city is Los Angeles where we had 1.6 million visits in July, up 37% year-over-year. In the upper right hand corner of the embedded file below, use the "search" box to look for your city. Sometimes you have to scroll up or down after you search in order to find the yellow highlighted city you were looking for. Enjoy!

1.)  I take that information and pop it into a program like www.quantcast.com to find ONLINE demographic information...

2.)  I then call up my local title company to match the online demographics with my local OFFLINE demographics (by getting names, addresses, income, age, etc.)

3) ...  call up a local print shop to mail out postcards, letters, flyers, etc. as a method to DRIVE TRAFFIC BACK TO MY ZILLOW ACCOUNT... [because you know they're already using it!]

... bada bing, bada bomb... instant *highly-targeted* online lead list!  :)

now, just optimize the funnel to capture the prospects name and email address for inexpensive communication.

I'm with Jim...what are consumers doing on the site.  And, how deep do their page views drill down?  How long do they stay on the site?  What information are they requesting?

Zestimate accuracy is a frequent concern that I hear from agents. As you can imagine, it's pretty hard to have a computer model value 80 million homes throughout the country 3-times per week. We take massive amounts of data, have spent tens of millions of dollars, have assembled several dozen of the best statisticians and computer scientists from around the world, and have nearly a swimming pool full of computer servers all targeted at this challenge. And considering that we've never been inside the homes, the accuracy of Zestimates is actually pretty good nationwide. HOWEVER, there are big exceptions. In particular, we have a hard time valuing uncommon homes, especially high end homes. Frequently when our Zestimates are off it's because the underlying property data we have about a home is incorrect. We allow owners or their agents to claim a home and edit the home facts and then we re-Zestimate that home based on the new data. Whenever a home is listed for sale we automatically re-Zestimate it with the property attributes from the listing. Unfortunately the file that I embedded here is all the detail that we have on traffic by geography. One proxy though would be to look at the number ot times a specific home has been viewed. In the upper right hand corner of any home details page we show the # of times the home has been viewed overall. If you click on that number it takes you to a page where you can scroll down and see the # of views for that home for that month, and for the zip code, city, county and state. For example, look at this home. Scroll down and you can see that homes in Maryland have been viewed 74,321,600 times since we launched the website 4 years ago, and 359,135 times so far in August.

That is an excellent question which in retrospect I should have addressed in the original post.Here are some statistics about our website's visitors:

- about 75% of our visitors are consumers, and 25% say they're real estate professionals. Within the category of professionals, agents and brokers make up about 12% of our total traffic so in each month about 1 million of your colleagues visit Zillow. Considering that NAR estimates there are about 1 million people practicing with real estate licenses in the country, that means that almost all agents check Zillow at least once a month.

- 87% of our visitors already own a home.

- About 2/3 of our visitors are either in the market to buy a home now, or say they will be in the near future.  I think this is the most important and perhaps surprising statistic because there's a misperception that Zillow just attracts lookie-loos who are interested in real estate porn but not in buying homes. Untrue.

- 25% of our visitors say they use Zillow as "my primary real estate shopping website"

- our average household income is about $90,000 which makes our audience the most affluent of any real estate website. More information about our audience can be found here on the website.

I truly haven't explored Zillow as a way to further my business....YET. There are so many online avenues to reach internet consumers that I think you have stick with a few that you know well, and capitalize on those. That doesn't mean that I won't explore Zillow further, but for now it's another avenue to market listings. I'll be interested to see more ways agents can use it to further their business.

This is wonderful news but I responded to several homes on Zillow 3-4 days ago and received nothing back.

I think Zillow has a bunch of Agents & Listings that are fake just like on Craigslist to drum up leads!
